Imagine spending your week in a stunningly decorated condo right on the ocean, and playing in the Caribbean Sea that is so blue and clear it takes your breath away. Welcome to MY COZUMEL CONDO. 'Wow! was our first reaction when we walked into your condo', wrote one of our guests. Our oceanside setting is know for having the clearest shoreline water on Cozumel Island.

MY COZUMEL CONDO is a luxuriously decorated condo that includes amenities that most condos do not. This jewel-like condo with a two level balcony, that gives you a 180 degree panoramic view stretching from the town of San Miguel to the historic Cozumel Marina. It has an exceptional and uniquely private, oceanfront location.

There are reasons why our condo has one of the highest returning guest rates on the island. First is the unique location. If you are considering a condo rental, first ask 'is it right on the ocean?' Many condos that advertise 'right on the ocean' are actually buried in high density complexes near the ocean or located in high rise condos that feel more like apartments than private condos. We are located on one of the most pristine shores in Cozumel in a smaller condo with has only 8 owners available to an exclusive beach front.

Then you must ask, 'What will our seaside activity area be like-that is if you choose to be active?' Many of the recently built condos are essentially huge concrete decks with gorgeous pools. Many condos that have sandy beaches do not have privacy and in Mexico, every citizen can join you at your beach if it is accessible.

Our condo's private shore area cascades down on three levels. There is a pool and sun deck level with a cold water shower, then you step down on either side of the pool to the sand beach where there are with two palapas and a pergola.

A unique nautical observation deck extends out into the ocean. From here you enter the ocean by ladder or from the pier. 'We snorkeled all over the island but discovered that some of the best snorkeling was right out in front of your condo.' wrote a guest.

Another consideration is the condo itself. Our two bedroom/two bath unit is decorated in the arts and designs of Mexico. Furnishings are hand carved in Guadalajara, Mexico. This is not a cold rental unit but our lovely decorated home, away from home.

I am an art lover and my wife has made our condo into a warm and inviting place that you will love to return to each day. The Master bedroom has a balcony overlooking the ocean, a King-sized bed, and an in-room double whirlpool with a view of the sea. There is a large walk-in shower.

The second bedroom is also spacious with two double beds and an adjacent full bath. The back bedroom also has a TV for DVD or VCR movies. 'Yes. The kids can watch there own movie or play there video games, while Mom and Dad enjoy the entertainment center in the living room.

Our Living Room is a step down and has two sectional couches that face the entertainment center. You dine either on the balcony off the Living Room or the Dining Area beside the kitchen. Our managers call our kitchen the coolest kitchen on the island. With its original art of the walls and local ceramic tile...it is a jewel.

We have packed these spaces with amenities we enjoy- the spotting scope to watch the cruise ships leave in the evening, an audiophile stereo with IPOD docking and an LCD TV/DVD combo for your movies or ours.

Calling to and from the States is free and we have wireless internet. Our zealous maid provides regular maid service, including your dirty dishes. Our agent is available to answer every question about the island or island excursions.

When Mexico decided to provide an ocean retreat for the President, it selected Cozumel as the location. They chose the North Drive (Costera Norte) for the location. So the President of Mexico is our neighbor to the south.

The Costera Norte is the exclusive quiet area on the island where luxury condos are being built. If you rent another unit south of San Miguel, your week in Cozumel will be faced with thousands of cruisers leaving the ships for town and the taxis that follow them.

From our condo you can walk to the central square. It is less than a mile. Or stroll north a couple of miles to our Jack Nicklaus golf course to hit a ball, or enjoy some of the best bird-watching in the Yucatan. This is our location.

Beside our condo is our small studio, decorated to the hilt. All tile bath with shower. It has a near queen-sized Murphy bed with his and hers wardrobes. A complete kitchenette. Cable TV, free calling to the US and wireless there too.

Best of all you have a balcony and that has the same ocean view and all the amenities of our other condominium unit. Some guests have rented both units. A perfect solution to a tribal gathering.

However if you are looking for a party condo for Spring Break, do not bother to call. Our condominium prides itself in being a quiet paradise in stark contrast to the noisy night of hotel culture around us. We offer serious discounts for off season and 'near to the date' bookings. About The Owner

Jill and I have spent most of our life in Minnesota or California, though Jill was born in Canada. We owned a 7 room historic Bed and Breakfast for 16 years. It was a terrific business and it taught us several things. One, if your are not constantly upgrading your property, it turns quickly into a 'rental'. Also, the sense of being at home, comes from the details...we work on the details. Finally, from the linens to the decor, we aim at providing the best.

Jill is a nurse although innkeeping has usurped her attention in her professional life of recent years. She works the Medical tent for Iron Man though. She also has an amazing touch for decorating and the condo is her canvas.

We have been retired for 3 years. I am on the Board of the American Swedish Institute. Collecting has always been a passion- art pottery, midwest regional painters, and vintage Lotus cars.

The condo came about because we have loved Mexico for years. We spend 3 months there a year. We walk to the golf course or to Starbucks every morning. We feel blessed and love nothing more than hearing from our guests that their stay in our condo was the best vacation ever.

COZUMEL IS COMPLETELY SAFE! A recent survey by a major newspaper declared Cozumel one of the three safest places in Mexico. It is an island, isolated from the violence seen is some parts of Mexico. It is a family community and protected by wealthy Mexican families, as a place to educate their children. We walk any street at any time of the day or night.

Cozumel is one of the most beautiful places on earth. It has not been exploited by hotel culture. It is proudly Mexican and from the weekend Fiestas to the local leaders and citizens, people here love being who they are and where they are.

What makes this condo unique

Our condo setting is special because of its fantastic setting. But we hear one thing often, 'we had all these plans to be out and about, doing things. But when we got to the condo, we just loved the place so much that one by one, our plans just kind of pushed aside. WE JUST LOVED LIVING TOGETHER IN THIS FANTASTIC PLACE!'

Would go back in a heartbeat!!

We just got back from a marvelous time in Cozumel. This is the second trip we have taken they're using Truitt and Jills condominiums. They are wonderful. This 2 bedroom condo was perfect for our growing family and we also rented out the studio for my son and his wife to have Their own space. We were able to gather in this large condo for dinners and hanging out. These apartments are well decorated, very comfortable, and just make you feel like you were out at a home away from home. The snorkeling right outside the condo is amazing,and the outdoor pool is incredibly refreshing Most people who do travel to Cozumel don't spend very much time in the condo, as you want to be out on the beaches, snorkeling, or just shopping in the village. However, we felt like we could have a "condo day" in this condo just to catch our breath from everything we were doing. We WILL be back again. We highly recommend it!

Amazing sunsets from your balcony!

How fun to come to such a pretty condo with exceptional views! Loved the location and the unit. Very nice staff,great attention to detail, beautiful views,awesome balcony to enjoy the ocean views and incredible sunsets! We enjoyed eating out at a different place every night. The location was perfect for us, within walking distance of downtown with wonderful snorkeling right out front oceanside.

Always great to return

We have stayed in Cantamar many times over the years. The Lawsons have a lovely home away from home! Nicely decorated, spacious, great kitchen and bathrooms, very comfortable. You can hop right in for great snorkeling, walk to town, and relax in a quiet space. With a couple of very windy days this time, we took advantage of the DVDs, games, and wifi (thanks!). This unit, and the entire building, are very well cared for and managed.

Best part: sitting inside or outside on the large balcony, or down by the pool/dock...just looking at that water. Never ever get tired of that. Sigh...back to the snow.

Plan to stay again-- Great snorkeling-- We cannot wait to come back!

This review is for the first week of JAN. 2015. Our group consisted of my spouse & myself, our 18 year old daughter, & her 22 year old friend from college.

I will try to be thorough- We chose Cantamar 303 because of the numerous 5 Star reviews & photographs; I was somewhat wary of the fact that not a single "negative" comment (even a minor one) appeared. Why? Because it just didn't seem realistic.

The photographs do not lie- the condo is exactly as it appears; it is quite roomy, has large closets, & would easily be big enough to live in full-time. There is plenty of parking. Its 3rd floor balcony looks directly over the pool area & the water is mere yards away. I would strongly recommend bringing/renting your own snorkeling equipment for your stay; there is some at the condo, but it was all too large for me-- the girls & I had a lot of trouble finding something we could make work. Bring or buy some underwater cameras upon arrival (disposables cost about $18 USD there)- you WILL want them; the snorkeling is absolutely amazing in the area directly in front of the condo & to both sides for several hundred feet along the breakwater. Stay close to shore, though; lots of boat traffic from the marina & a fairly strong current.

The master bed has a foam topper; the bed is quite firm, but very comfortable. The spa tub is nice; it takes a while to fill & get hot water (but there is plenty of it). Be careful lighting the stove; matches are a bit "close" (there needs to be a long lighter). There are ants that appear the instant food is brought out. I cleaned the counters many times per day to help prevent them. The 2nd bedroom has extremely hard beds-- our girls slept on a folding cot & all the extra bedding they could find (extra pillows were very musty). There were biting ants in the 2nd bedroom, also.

The neighbors & area are quiet; airplane noise is minimal & urban noise nonexistent. The Pirate Party boat comes by every afternoon-evening; they get a bit raucous, but it is brief.

Maids come 3 days per week; they are nice, but do not vacuum. Laundry (towels, sheets)from both condos was left in the dryers so we had to fold laundry every time we needed to use the machines.

There are enough stairs to climb that if you have mobility problems it might be an issue.

Bring your own maps; you will want them!

Overall, this was the nicest condo I have ever stayed in-- I highly recommend Cantamar 303. I look forward to hopefully staying there again in the future.

Home away from home

We've been to Cozumel half a dozen times and our most recent stay was at Cantamar 303 for almost the whole month of April. Cantamar 303 was easily the nicest place we've stayed given all the various perimeters such as location (easy walk to town), setting (waterfront with fabulous view) and all the amenities and everything you need for either short or long term stay. The unit is nicely furnished and the kitchen is fully equipped plus laundry, wireless internet and cable TV. All in all a terrific place to stay.

Cantamar is calling!

Our mornings began with breakfast on the spacious deck watching the cruise ships roll in to our south. By mid morning we were enjoying the best snorkeling we have ever experienced.

Although the owners supply some snorkeling equipment we spent so much time in the water we recommend bringing your own equipment. We enjoyed the private beach and pool and relaxed under the palapa when the suns rays were winning over the sun screen.

The owners had graciously supplied information about the island, where to eat, where to seek entertainment and even when to shop. We would enjoy a cocktail on the deck and watch the sun set before heading to dinner. We dined at several of the recommendations and were never disappointed!

We plan on returning with family and friends!

If you are looking for ease of travel this is the spot! The owners tell you how to get to and from with ease. A five minute trip from the airport, a twenty to thirty minute walk to town, or a five or six dollar cab ride.

The managers as well as the owners of the condo were helpful and a joy to work with.

If I could, I would keep this place a secret for us alone! It was a perfect, relaxing get away for us.
