Pelicanos Condominiums is situated directly across from the new Vista Aerea Playa Athletic Complex, where you have free access to 2 outdoor basketball courts, 2 outdoor tennis courts, 2 outdoor Squash courts, Olympic running track, and official grass soccer field, home of the INTER PLAYA.
EVERYTHING IS WITHIN WALKING DISTANCE!
Clubs, restaurants, beach, 5th avenue, shopping, bus stop, ATM, and Banks. We are also 4 short blocks from Wal-Mart and the Mega Super Store, which are convenient for very affordable grocery shopping, and any other supplies you may need.
The Pelicanos Condos are very well maintained. We have a full time maintenance and gardening staff. The complex is very safe. There is a full time, friendly security guard who patrols the surrounding grounds throughout the entire day and night.
Pelicanos is gated and has a buzz-in intercom system inside the condo, and there is a clear view of the front door from the second floor terrace, so there is no access to non-residents.
This is a perfect rental for any size family, as the pool is in our private gated courtyard; the pool is very quiet and rarely used by other guests.

The Cozumel ferry is a relaxing, 10 minute scenic walk from the Pelicanos Condos. The ferry runs all day for those interested in the incredible reef diving in the Caribbean Sea. There are also many tours to the world famous Mayan ruins, Xel-Ha, Xcaret, and the Biosphere Preserve that are available for your enjoyment. Lastly, there are many secluded beaches with any water sport that you can imagine. You may also take a 30 minute bus ride to Cancun from Playa del Carmen.

Instructions when arriving at Cancun International Airport
When you arrive at the International Airport exit the front of the airport and walk to your right. There is usually a bus there but if not ask a porter or just walk over to the bus stand which is right at the end of the front of the terminal.
Arriving in Playa Del Carmen
Onnce you arrive to the bus terminal in Playa Del Carmen, there are plenty of taxis to take you to your final destinaion. Your Condo is in a 20 minute walking distance, but if you don't want to lug your bags in the hot sun we suggest a ($3 USD) air-conditioned cab ride. They can take you and your luggage to where you want to go.

We stayed there for the month of March, 2014. The price was right and the pictures do it justice and it was very clean. It is in a great location and the pool is lovely, with lots of loungers (rare). The wi-fi worked very well, and the hot water and water pressure were never an issue. However, the traffic noise off the living room and master bedroom is all day and all night, despite it being a small street, and the renovations of the sport field across the street started between 6-7am and lasted until it got dark - every day. Despite our specific inquiry before we flew, regarding a hair dryer, there was none in the unit. When we complained (we didn't take one down with us), we were told the last renters must have stolen it and the owners would take one down the next time they visited - no help to us - and they wouldn't commit to our buying one and getting the cost deducted from our deposit. There were no plastic glasses of any kind to use around the pool area, and no wine glasses at all. Only 4 tiny sherry glasses.
I am sure the owners want you to look after the place, but there was not one drinking glass coaster to be found in the place.
There were no scissors or even bare essentials such as salt and pepper. The seats of the dining room chair were covered in plastic, and the mould underneath was very evident. The BBQ listed in the ad was finally found in a box, (hibachi) in the storage room, and was simply a pile of rust, with no metal BBQ utensils to be found. I have photos. One of the chairs on the balcony had only 3 legs. Obviously the final inspection was not very thorough. It took us 5 months of continuous e-mails, to get our hydro deposit back, despite photos of the meter upon both our arrival and departure and a photo of the previous hydro bill (which came while we were in the unit).
Apparently there are now window & door bug screens which I think was a much needed addition.
No one in Playa that I know of drinks the tap water. The owners have filters under the sink in this unit but renters have no idea of how effective they are,...or when they were last changed. As a result everyone uses 5 gal. water bottles to be safe.
These bottles need to be turned upside down into a specific stand,....or have a pump mounted on the top. NEITHER was available. The option left was to wrestle with the 5 gallon jug and fill something more manageable,............several times a day. Unacceptable,.....to say the least.
We rented this nice and clean apartment at Pelicanos condomminium, we stayed for 17 days and everything's was great.
A/C in each room, 2 full bathrooms and 1 small, nice television with cable and wifi all functional during our trip. We also have a good experience with the owner and the property manager Lorenzo. We recommend this place.
My wife and I stayed in Pelicanos Condo after Christmas 2013. We booked the condo thourgh VRBO and was expecting an awesome experience according to the amenities/facilities described in the description of the condo in VRBO. Unfortunately the description did not match reality.
The owner promised a good internet and cable tv with many channels. I have to do distance working so good internet is vital for me. Also cable tv is very nice to have for evenings and rainy days. Before arrival I asked the owner the send me beforehand the instructions for WIFI but he didnt.
Once we arrived we noticed that tv is not working at all and we have no wifi. Lorenzo (who is owners local guy in Playa, and did great job helping us in all ways) started fixing it for us. On the fourth date of our stay Lorenzo was able to get us password for neighbors wifi. So after that we were able to use wifi with a very bad signal. The wifi worked "sometimes". The neighbors internet stopped working after 4 days of having it. The owner explained to us that they have ordered repair for cable and internet a long time ago but the operator has not come.
As things were getting busy at the office back at home, we had to shorten our stay with 3 nights and move elsewhere so that we would have internet connection. So we cancelled our last three nights. We did this so that it was 6 days before the first cancelled night and 7 days before the last two nights (they have 7 days cancel policy).
When we got home I emailed the owner and re-explained the situation how we were promised certain facilities but they were not working so we asked to get 20% discount of the price + refund of those 3 nights we cancelled. I think this would have been very reasonable as the facilities did not match the description.
I was shocked when the owner refused to give any discount or refund us anything. Even though we had cancelled the last two nights 7 days prior. To me this shows a total lack of respect towards your tenants, greediness and ignorance. I tried to have a conversation with them but they stopped answering my emails and sms completely. I call that great customer service.
I understand that sometimes things dont work but if your client expects something and you are not able to provide, then you give refund. These owners take your money no matter what happens so be careful with them.
The condo itself is big, quite nice and clean. Balconies are towards road and not facing the pool.
To sum up the condo:
3 gorgeous balcony's
2 full bathrooms (plus a large half bath) with excellent water pressure (always important for a woman)
Fully loaded kitchen with beautiful dining table
Modern, clean, safe, and friendly neighbors
Common pool area is gorgeous, with his and her bathrooms and outdoor shower
In my opinion, this condo is a no brainer! You will not be disappointed!
The owners are also very accommodating and easily accessible! I would rent again without thinking twice!
Family of five stayed at this condo over the Christmas/New Year's break. I was a little concerned about the previous review so I contacted the owner and was allowed to pay by credit card. No problems. Communication with the owner was great. Lorenzo met us at the condo and made sure we had everything we needed.
As far as the condo, the pictures are a good representation. The condo is new, modern and very clean. Some positives:
TV worked well
3 double beds plus the sofa converts to a bed. Plenty of room for our family. The beds were very comfortable.
2 full bathrooms with showers.
The condo had a washer in the unit but no dryer. The dryer has a centrifuge that spins the clothes but you still have to hang the clothes to dry them, or go to a laundrymat.
I liked the location of the condo. It is located right accross the street from a sports complex that has a running track and tennis courts. Walk a few blocks and you are right on fifth avenue. The Mega store and Walmart are also only a few blocks away. The only negative about the location is that there is quite a bit of traffic noise from vehicles on the street. It didn't bother me but my wife did not like the noise.
Overall, I thought the condo was very clean and modern, safe neighborhood, and conveniently located. For the busy season when we stayed, I thought the price was a great value. I would not hesitate recommending this condo to anyone.
My husband and I just returned from a stay at this Pelicanos Condominium. The building is new, the unit nicely decorated and in a very convenient location.
Unfortunately we had a very negative experience with the owners. We had agreed on a price for the rental, paid 50% 4 months in advance and the balance a week before we left for Mexico as per the agreement. At the time we paid the final balance, we were asked for a substantial security deposit. We were assured in writing by the son and verbally by his father that the cheque would not be cashed until after our return and only if there was damage to the Condominium. Two days before we were scheduled to leave, the owner asked for more money. We sorted it out with his son but it was unsettling. Unfortunately there was no written agreement and the terms changed depending on which family member we spoke to.
Because they had asked for more money after our rental fee had been fully paid and we had not been given a receipt for the security deposit, we felt a bit suspicious so we put a stop payment on the cheque. I am very glad that we did, because they did attempt to cash the cheque while we were gone despite agreeing not to.
The big problem arose when we woke up on day 2 to the sound of a jack-hammer in the unit above us and concrete dust in our Condominium. The marble floors were being replaced throughout the entire unit and they were using a jackhammer to remove the old tiles. It was so noisy that we couldn’t hear each other even if we shouted and could not spend any time in the condo from around 8:00 AM until 5:00 PM. If we had been staying at a hotel, we would have changed rooms or hotels. We contacted the owner’s local agent who was able to convince the contractors to start work at 10 a.m. and stop using the jackhammer at 3 p.m. for the last two days. When we got home, we wrote to the owners and requested some consideration to reflect the fact that the condominium was not habitable for such a significant portion of our stay. The owner’s son flatly refused and suggested that we had been dishonest by putting a stop payment on the security deposit cheque and we should feel lucky that he wasn’t charging us with fraud.
There are many condominiums to choose from in Playa del Carmen. We chose this one because the owners live in our community and we thought that it would be easier to rectify any potential issues. We were wrong. I highly recommend that you choose a different option for a Playa del Carmen ho
