Casivieri sits at the end of a valley, promising absolute privacy, in an idyllic setting of 40 acres with truly incredible views. Absolute peace and privacy is guaranteed as the villa is set well away from any road within grounds that include a truffle wood, olive groves, wild meadows, streams and a rich variety of fruit trees. Following many years of neglect the villa has been beautifully restored preserving the classic qualities of the structure, while making a superbly finished and luxurious home. If you can tear yourself away from the pool and recently completed professional tennis court, the local towns of Citta di Castello, San Sepulcro, Monterchi and Anghuiri are flush with adventures promising an unforgettable Italian experience. If that's not enough Florence, Perugia, Sienna, Assisi and the enormous Lake Trasimano are all within easy reach.

Understanding Umbria: Umbria is famous for its contrasts, stunning food, a rich tapestry of medieval towns, wonderful lake side beaches, brilliant walking and moutain climbing, couled with all the traditional images of Italy such as fields full of sun flowers and meadows awash with wold flowers. The people, not suffering too much from the influences of the cities are very welcoming and don't take an eternity to deliver your first beer after a long hot walk!

Local Help: The house is managed by 'Patrizia' and her three daughters who live just round the hill. Patrizia is a qualified walking guide and can take you on some wonderful routes through the best of Tuscany and Umbria. Her daughters are all excellent cooks who are happy to cater for lunches or dinners on request. They all speak English and are very willing to help.

The Climate: On the whole the region enjoys very comfortable weather. When is does get too hot Casivieri is situated up in the hills benefitting from the cool evening breeze.

The walls of the house are roughly four feet thick and all the windows are shuttered. On hot days the interior stays very cool allowing for pleasant uninterrupted sleep.

Thanks for the email. Casavieri was perfect! We all loved it - you have struck the perfect balance of a welcoming home with great decor which is not fussy but very easy to relax in - thankyou! The DVDs and books etc were also great and added to the homely feel.We are already talking about when we can return. We have stayed in a number of v nice properties over the years and we have all said casavieri ranks amongst the best - if not the best! We are in a property in le marche this week and it's not a patch on casavieri as it feels so much more like a rental than a home if you know what I mean.

Also you have been brilliant to deal with - efficient and easy ( and with reminders as it's always hard to remember when amounts need to be paid by)

Casivieri is off the beaten track at the head of a beautiful valley with a stunning view of the hilltop village of Santa Maria di Tiberina. The sympathetically converted house has everything you need including a very well equipped kitchen which is perfectly situated by the wisteria covered loggia where we ate all our meals. This in turn is just above the pool which has been nicely landscaped with olive trees circled by lavender along one side and many an hour was spent soaking up the rays on the other side with nothing to disturb us in such a peaceful spot. The garden overall is lovely and there are some lazy hammocks to on the hill above to really get down to some serious relaxation! Which meant that we never expended any energy on the very smart tennis court but we did go on some wonderful walks which are abundant and start straight from the door. The owners provide most comprehensive information on the workings of the house, directions to get there and what to do in the area - on their website they have pioneered a great interactive map. And they have very helpful people on- site to attend to any questions , plus connections with a good cook to take the ease off the catering. We had a very happy and enjoyable time at Casivieri and cannot recommend it too highly.

excellent with get away from it all charm

charming property ,well equipped very well maintained spacious and advantages of beautiful secluded rural location with nice valley breeze and extensive gardens,excellent pool and tennis court.
it is rural so amenities such as shops restaurants etc at least 10-15 mins away by car but for us this was an advantage.

Casivieri is a beautiful, cosy and comfortable house located in breath-taking surroundings. We spent two weeks there and we are already planning returning next year. Exellent holiday for families with younger and older children. A nice way of combining visiting Italy (close to Florence, Sienna, Assis, Perugia) with a relaxing time at the pool. The alndlords and the local hosts very helpful.

If you are looking for off the beaten track, this is for you. Casivieri was a wonderful quiet relaxing place for us to drop out of the world for a couple of days. Everything you need is there, including charm and grace. The chateau is beautifully secluded from its neighbors and the neighbors, if you meet them, are friendly. Food is good at the restaurants in both of the hill towns that are within walking distance. If you want a real treat, Citta di Castello just a couple of minutes drive is a wonderful town. The countryside for miles around is crisscrossed with great winding roads. Rent a Ferrari if you can.

I want to go back!

We just loved Casivieri! The only bad part was leaving.

The villa is amazing. We must have taken a thousand photos of the villa, gardens and surrounds - it was just so picture perfect. We loved the fact that ot has a certain 'remoteness' about it, while actually being a great location for exploring Umbria and Tuscany. We even were able to have Easter Sunday in Florence as a day trip from the villa - an incredible experience.

The photos and description of the property on this website accurately depict the villa. What they fail to adequately encapsulate is the lovely and spectacular area in which the villa is located. The road in was not as challenging as I was expecting, and the property easily accessible in our small rental car. We didn't have much trouble finding the property either, using David's directions, but our GPS helped, and I would definitely recommend any new guest arriving in daylight on their first visit. We really appreciated the fact that a welcoming light had been left on for us when we first arrived at the villa (right on dusk) - we felt immediately at home.

The property was clean and well maintained and the rooms well furnished and extremely comfortable. We spent most of our evenings in the charming second level living area, which just had such a great rustic but comfortable feel to it. Loved the bedrooms too on that level - I never got sick of the thrill of waking up each morning in my beautiful bedroom and looking out the windows / listening in the hope of seeing deaer or other wild animals (which we did in fact see). In fact it was a struggle to leave the room at all! But then again there was so much to exploring to be done....

We really appreciated getting a call on our second night from David, making sure we were settled in and that all was well. That was a lovely touch, and yet again made us feel truly welcomed.

We had arranged in advance for Elisa, Patrizia's daughter, to cook dinner for us one night, and this turned out to be one of our most memorable food experiences of our three week stay in Italy. The food was so fresh and simply delicious!

I would definitely recommend this lovely villa to others, and hope to be able to return again myself.

Casavieri for Peace and Tranquility

This was our first and long awaited trip to Italy and Umbria and we were not disappointed.

You have to experience Casaviera to understand just how perfect and idyllic it is and we will certainly be going back based on our time there.

The property was just as amazing in reality as it is in the pictures, well maintained, clean and with a home from home feeling you don't always get.

Picture waking up in the morning and looking out from the master bedroom across the gardens, pool and olive groves to the hills and countryside beyond!

The track to the farmhouse can seem a little daunting but again it is well maintained and even after two days of solid rain it presented us with no problems getting to the nearest town, but be aware, it is well off the main road, a fact that was a plus for us as we wanted a location that was in the heart of the country with a degree of isolation for peace and quite, but was close enough to amenities should you need them and Casaviera certainly ticked all those boxes.

We went to unwind so did not travel out and about that much, preferring to enjoy what Casavieri had to offer but did take a couple of trips into Tuscany, and you are well located to visit other regions, depending on what you want to do.

Citta De Castello will provide you with all you need, with a good supermarket and other amenities you would expect.

The whole experience, from the initial enquiry to arrival and departure was hassle free, so if you are looking for a family holiday, or just a romantic getaway we would certainly recommend you try out Casavieri, you won't be disappointed.

Casivieri is situated on the Tuscany/Umbria border in the hills above Citta di Castello and San Sepulcro. Sitting in 40 acres of truffle wood, olive groves and meadows it offers a completely remote and tranquil setting. Set 2kms back from the nearest road their is no traffic noise and can only be accessed down a private drive.

While there is an abundant choice of restuarants nearby, most of our guests choose to spend the majority of their tie enjoying the peace and quiet of the villa. Swimming, tennis and gentle walks through the olive groves interspersed with al fresco dining and something chilled - the Tuscan dream come true.

Notes:
The house is laid out over three floors. On the ground floor the well equipped kitchen looks out over the patio onto the swimming pool, so children are never out of view. A utility/washing room leads off the kitchen as does the dining room. Just inside the back door on your way into the house from the pool there is a large shower room/wc. A cool ground floor sitting room (with fireplace) provides a wonderful area to doze during the heat of the day. The two master bedrooms (one with an en-suite) lead off the main galleried hall on the first floor, as does a separarate bathroom. The original 17th Century fireplace makes the hallway an ideal place to find some peace. There and two bedrooms with three single beds and one bedroom with two single beds that lead off the gallery on the third floor. These rooms can easily be made up as 'double' bedrooms. All windows have shutters and fans. The garden borrows from the original ‘working’ site of terrace and features all manner of fruit trees
