Our fully air-conditioned villa, approx 2600sqf large, was newly constructed in 2012 on a 10000sqf ground area according to our plan & furnished and decorated by us.
The well thought out floor plan & furnishing is specially designed by us for a sophisticated guest, we even want them to feel at home in the villa, as we spend few weeks here every year.

The entire house is constructed, furnished and decorated in a very high quality design - with granite surfaces in the kitchen and bathrooms, wooden kitchen cabinets, pavements at the pool area in exclusive custom-made design, energy efficient heating pumps for the pool and Jacuzzi, extra insulation for roofs and walls as per the latest standard (so that the refreshing coolness of the air-conditioner remains inside the house and the heat remains outside), double insulated glass on all the windows and much more...
A large pool area with heated Jacuzzi was essential to us personally. This is designed facing South, so that you can enjoy the warmth of sun at the pool year-round - that is a perfect holiday in Florida.
At the private dock in the house, you can dock your boat and drive directly from here to the Gulf of Mexico or even to Cape Harbour just for a dinner.
In Florida you don't need a boat license and many boat rentals with German speaking staff offer you affordable options to spend a holiday with a boat.

The two-door garage is there at your disposal, so that your vehicle is left cool and secure.
You will usually enter the house through the garage which is provided with an electric door opener, inside which one or two vehicles can be parked.
There is also a storage room in the garage for pool toys and beach gear.
The modern Frontloader washer and dryer are placed in the passage to the house, you can wash and dry your clothes or towels here as and when desired, an ironing board and iron are also available.
Living room/dining room/kitchen:
From here you will then directly enter the large living, cooking and dining area– the central place of the house and the 'meeting point' for all the guests.
The large open kitchen is fitted with extra high cabinets, electric stove, oven, dishwasher and an oversized American refrigerator/freezer with ice machine and filtered ice water.
You will find all the accessories in the cabinets that you can imagine for every day living in the house:
- Pans and ladles
- Crockery and cutlery
- Glasses and cups
- Coffee machine, kettle, toaster
- and much more.
You can enjoy your meals directly 'at the source', take them at the bar or at the breakfast corner depending on the time of the day with view over the pool and canal or use the separate dining room for it, where the favourite roofed pool area is found (lanai design).
With a ceiling of almost 12ft high in the large living room there is a 65' LCD-TV available to you including numerous television channels, blue-ray/DVD player, surround systems and a radio with ipod/iphone – docking station.
The office is another getaway, you can read a book here on the sofa in peace and quiet, listen to music or simply dwell on your thoughts looking outside the window.
If you are like us and also have to work at times during the holiday or simply just want to browse the internet, there is a desk available here for you, which you can obviously make use of.
Similarly with the telephone, local calls within USA and Canada are available free of charge as a flat rate- you can also receive incoming calls, the number is there in the house directory.
There is a direct LAN connection available in the office, the rest of the house and pool area are covered by wireless network, so that you can check your emails conveniently even sitting at the pool or gather information for your trips.
Terrace, pool and spa:
The approximately 1700 sqf large pool area, which is provided with the customary Cape Coral screen (air-permeable mosquito nets over the entire area), is definitely the highlight and the common meeting point and residential place for a holiday in Florida.
The almost 30ftx15ft large pool has a flight of stairs and slopes gently to the back. It is illuminated at nights and thereby allows happy moments in the pool after sunset.
In case it gets too cold once in a while, the pool can be heated up quickly using a highly modern and very energy efficient air heat pump, without causing enormous electricity costs.
The pool water is filtered and disinfected with the latest skin-friendly technology, where using chlorine is almost completely avoided. Apart from being skin friendly and crystal clear water it also has the advantage of not causing you to get red and irritated eyes any more and also after the weekly cleaning and inspection by the pool man you can immediately use the pool again unlimitedly.
We are thrilled by this technological innovation and would not want to miss it.
You can use the Jacuzzi built-in near the pool anytime; it heats up within a few minutes and definitely brings you hours of relaxation and entertainment.
The entire pool area is operated by an external management outside the house.
After bathing you can rinse off in the outdoor shower or refresh your self in the pool bathroom/ toilet accessible directly from the terrace, without having to walk around the house with wet feet.
An oversized table with 8 chairs is there in the roofed area of the terrace and invites you for all activities, whether sharing mealtimes, playing cards or enjoying a nice glass of wine or a cold drink in a cosy atmosphere. You will find refuge here from the sun or in the rare case that it should rain.
For sunbathing there are 6 comfortable sun beds, 4 side tables and 2 large parasols available, so that you can fully enjoy the Florida sun.
A gas grill with 4 burners is there for you to use (must be cleaned upon departure), gas cylinder is not included in the price.
When the day comes to an end, there are 3 bedrooms available to you.
The master bedroom has an oversized king size bed, a walk-in closet with racks and direct access to pool, a large flat screen TV, a large bathroom with separate shower, a bathtub and 2 wash basins and a separate toilet.
The other two bedrooms are on the other side of the house:
The bedroom onto the pool (bedroom 3) also has a large king size bed, walk-in closet, flat screen TV and direct access to the pool and to the common bathroom, which is provided with a very large shower, 2 wash basins and separate toilet and also serves as a connection to the other bedroom (bedroom 2).
This one has 2 large single beds (twin size), walk-in closet and a large flat screen TV.
In case you don't want to share the bathroom, the pool bathroom directly adjoining bedroom 3 can be used from here.
The beds are all provided with an allergy-friendly coating on top of the mattresses, which is hygienically cleaned after every change of tenants.
All rooms have an electric radio alarm clock, if at any time you want to wake up early for your outings.
Of course there are also enough towels available for the bathroom and pool, which are cleaning or changed after every change of tenants.
A separate baby bed (travel bed) and a kid's-high chair are there for the little guests, the pool can be secured by a special 'baby fence' for small children.
Please inform us before arrival, if you are coming with a small child – so that everything can be left ready.
The beautiful garden is planted with tropical plants, flowers and tall palm trees, the Florida lawn is watered automatically by a sprinkler system. A gardener takes care of the plants and lawn weekly, and you should not be doing this job during a well-deserved holiday period :-)

Our house management staff will welcome you upon your arrival and make you familiar to the interior of the house.
Upon departure they will check the place around together with you, calculate the power consumption and final cleaning charges and they will be available during your stay all the times for any questions or issues.
