Cyprus For A Perfect Holiday:

Beaches and picturesque harbour are a short walk away. Close to all local amenities with plenty of bars and restaurants to cater for all tastes. An ideal convenient holiday location. A car is not essential, but is recommended.

Cyprus, the third largest Island in the Mediterranean. An island of beauty and a country of contrasts. Cool, pine-clad mountains of Troodos are a complete scene-change after golden sun-kissed beaches. Tranquil, timeless villages are in striking contrast to modern cosmopolitan towns. Yet in Cyprus all distances are easily manageable, mostly on modern roads and highways - with a secondary route, or two, for the more adventurous. The summers are long and hot, fruit trees buckle under the weight of their bounty as do the vines, the grapes of which go into producing some fine local wines.

A holiday here is idyllic, there is lots to see and plenty to do, the Cypriot welcome is warm and the weather likewise.

Local Shopping :

Local fresh fruit and vegetable are wonderful and 'organic' is the normal way of life, but without the surcharge as in the UK. If you want to self cater then eating in is much cheaper than the UK. Vegetables and fruit are really cheap and of far superior quality to anything found in the UK. Red meat is of good quality and very cheap when compared to UK prices.

If you prefer to eat out, there is an abundance of local restaurants, but if you want the flavour of real Cyprus try eating in the restaurants where the locals eat and it's cheaper too! Part and parcel of any holiday is the question of what to take home. Leather goods are very good value. The shoe shops stock up-to-date styles at very reasonable prices. Handbags, suitcases and jackets are a good bargain. Handicrafts abound on every shopping street. Check, many local specialist shops selling alcoholic drink are cheaper than the airport 'duty free', or the UK. Cyprus brandy is very reasonable and makes a great gift.

Weddings and Places of interest:

If you want a stylish wedding, or know someone who does, but do not want to start married life with a mortgage for the cost of the wedding, why not get married in Cyprus? Many couples have found that they can afford a lavish reception, which will not make anyone bankrupt and the sun will always be close at hand, unlike the UK! Cypriots are friendly and are well used to organising small friendly gatherings right up to the most lavish receptions. There is a growing market in Cyprus for couples who want value for money, without spoiling their special day.

Paphos has much to offer being a World Heritage Site. The Tombs of the Kings, with underground tombs date back to 300 BC, Roman mosaics, the harbour fort, or explore Aphrodites Rock. For the slightly energetic 3 golf courses are nearby, and the water park, sports facilities and extensive water sports are all within the town. Car excursions can be made to the National Park of the Akamas peninsula and the Troodos mountains.


Thanks to its Mediterranean climate, Cyprus’ weather is easy to predict. If you want it hot, go between June and September – the thermometer can climb up to 40°C. For a comfier blast of warmth, try April, May or October, when the temperature hovers between 17°C and 25°C. There’s not much variation in the temperature across the island, although the western side is sometimes a degree or 2 cooler than the east. Winters are pretty mild, too, with temperatures nudging up to 20°C even in December. December to March sees a bit of rain, but it’s usually only a few inches each month.

About Clive Williams

A family man we purchased this villa on my retirement from South Wales Police after 30 years service. Cypriots are warm and friendly without the language barrier sometimes encountered in Spain. The weather is more reliable in Cyprus too, so after looking at Spain went to Cyprus and fell in love with the country and its extremely friendly people..

Situated in Paphos which has the benefit of cool westerly winds in summer and warmer temperatures in the winter compared with the rest of the island. The property is located on a small friendly complex of just 22 properties with a large communal pool, which does not get too crowded even in peak season and is close to all amenities. Guests tell me they have had a relaxing pleasant holiday and the property has all the things to make it a 'home from home'. As of 2013 all major credit cards accepted. What makes this villa unique

Not too far from the action in Bar street yet far enough away that you suffer no residential disturbance. It meant that my daughters could go out and walk back at the end of the night without the need for taxis. It is also in comfortable walking distance of the beach and many shops and restaurants.

I must say that myself and my party of five thoroughly enjoyed our stay here. I was very dubious about booking a private villa through a site that I hadn't heard of before, however, the owner was extremely professional and provided excellent customer service which I cannot fault.

The villa suited us perfectly. It was so spacious and we loved the roof terrace! It was great to cram in a few hours sunbathing once we were finished sitting by the pool.

It was like home from home as the plug points were the same as the UK and it was well equipped with a cooker/washing machine/dishwasher/towels etc. It was such an advantage having three bathrooms as our party consisted of three girls (myself included) and we all know how long it takes women to get ready!

The villa was in a good location to the bars/shops. It was a 15min walk to bar street and harbour and it was nice leaving it all behind after a night out and having a stroll back. We even found a little cafe within 5mins of the villa which helped with our hangovers we had in the mornings!

We wasn't expecting Paphos to be as busy considering we went in the first week of June, however, it was a lovely atmosphere. Everyone we met were really lovely and almost everyone spoke English.

I would recommend this accomodation/resort to everyone. It caters for all types and there is so much to see and do. We did a boat trip/jeep safari and go-karting, plus we took the local bus to Coral Bay which was stunning. We found the price of most things quite expensive, however, we were at a time when the pound to the euro wasnt very strong.

I would definately recommend the villa/resort and I would most definately stay here again. Personally, I wouldn't rent the villa to anyone if it was my own. It was so lovely, we could not fault it in any way.

Amazing, Beautiful, Tranquil, Relaxing & Fun

We came here because my little brother was getting married at a nearby hotel.

On arrival I was absolutely blown away when I saw this villa. It was clean, tidy, welcoming and it had a family feel to it. My family and I all agree that it was one of the best places we've ever stayed in. The locals here are warm and friendly and very helpful, they made us feel very welcome. There were lot's of wonderful places where you could eat and relax. The food here was amazing, the meze's are just unbelievable. My son would not keep away from the pool, he absolutely loved it. Everybody had a good time! I will definitely be returning next year and we are already making plans. The weather was magnificent. There is nothing I can fault with this place, it's simply superb! Customer service was on top form. Clive is a very lovely person who puts the holiday makers first. He answered all my queries quickly which was really good.

Cannot wait to return next year. We were only here for a week but next time it will be for 2 weeks.

Lovely villa, good size, well located. 10/10

My family and I stayed in Clive's lovely villa for a week in August. It was an extremely hot week, even by Cyprus standards so the pool was well used. As per the other reviews, we found it to be spacious, clean, very well stocked and a real home from home.

It was nice that some food items left by the previous guests had not been removed during the villa cleaning process, something that we found very helpful. Obviously, non perishable items like salt, sugar, ketchup, cooking oil and a few other bits which we would have had to buy and waste most of had it not been there.

As a point to note, the TV has been replaced since the photos on this website were taken and there is a nice flat screen LCD tv there now.

It was lovely to dine on the roof terrace at night with a clear sky & a good view, & also to have a BBQ out on the rear patio.

Clive was an absolute gentlemen to deal with and afforded us flexibility where we really needed it. Lovely chap to talk on the phone to as well.

We were so pleased with the villa that I wouldn't really want to criticise anything. about it. But in the interests of fully informing other potential guests, there are a few very minor points to note. The biggest issue for us was that the main bedroom air conditioning was ineffective. During our super hot week, my wife & I really struggled to sleep in the main bedroom. On 2 nights, I moved myself into one of the other bedrooms where my daughter was sleeping so I could get a good nights' sleep. The air-con in the 2 other bedrooms was very good, as was the air con in the living room so no problems there at all. I don't know if the main bedroom unit needs servicing or if it was defective but it certainly didn't cool the room at all.

The only other noteworthy item is that the villa does not back onto the communal pool area. You have to walk around the block a little to get to the pool area. This is not a problem, but rather something to take on board. We have been in villas in the past where my wife and I sit in the back garden and can oversee the children playing in the pool without physically being poolside, so that is not possible with this villa. But I do stress that this is in no way a criticism but rather for information purposes.

Location wise, the villa is great as Kato Paphos, Bar Street and the harbour are all within easy reach. Would recommend a car in the hottest months as it is difficult to walk anywhere in extreme heat conditions.

Owner's Response: Thank you for your review Scott it is very complimentary and I am sure other prospective guests will find it useful. I do wish you had told the caretakers about the problem with the air con unit in the bedroom so that we could have had it sorted while you were there. They are quite happy to be contacted if there is a problem and to assist in resolving any glitches. As you will appreciate residing in the UK, I have to rely on my caretakers to let me know of any problems and have contacted them to get this unit sorted. With regard to the location of the pool in relation to the property, I personally prefer to be away from the pool so that you have quiet enjoyment of the property, with the option to use the pool with the family when needed. Quite understand that this is a personal choice.

A very welcome break in the sun

We've just returned from an 11 day break at Clive's villa. The villa is every bit as good as the website suggests, it was clean and well maintained and had everything we needed to make this a really relaxing and enjoyable holiday. The furnishings and décor were to a high standard and the kitchen was very well equipped. The villa is only about a 20 minute walk down to the bars and restaurant in Paphos harbour, so it made for a pleasant stroll. For the less energetic the bus stop is just at the top of the road (5 minute walk) and the buses run about once an hour. down to the harbour. But don't bank on them being at the same time each day! Well that's the Cypriot lifestyle for you and any way when you're on holiday does it really matter. There are also 2 mini markets ,again at the top of the road; both of which carry a good range of the basics and daily newspapers. It worth walking the extra 50 yards to the second one as it probably has one of the best wine & spirit selections outside the large supermarkets in Paphos town. It even has a temperature controlled room for its fine wines.

We had been let down this year by the owners of the villa we usually rent so it was in the lap of the gods as to finding somewhere that was as good. Not sure how we came across HomeAway but we are glad we did and the whole booking process was completely painless. When it came to booking the villa Clive could not have been more helpful and accommodating and always replied to our e-mails within 24 hours, which was very reassuring.

Having arrived off the back of what can only be described as one of the coldest, wettest and dismal of British summers Paphos didn't disappoint with temperatures in the shade of 28 degrees and 35 in the direct sun. But what was really nice about this villa was that it never got that hot inside that we had to use the air conditioning, even when you went to bed a night. Might be different though in july & August. With the wall to wall sunshine the pool played a big part in the cooling down process. Whilst it is a shared pool it was well maintained and clean and everyone was really friendly. It was also reassuring that the site was regularly patrolled and the security guys would always stop for a chat when they were going by, especially when the barbeque was on.

Thanks Clive, we had a really great time and would thoroughly recommend the property to anyone who is looking for a relaxing holiday in the sun.

It is always nice to hear that our guests have enjoyed the villa and the facilities together with the location. I appreciate when you see a property advertised on a rental site, you can never really be sure what you will be getting and there is a leap of faith involved. All our guests have given me positive feedback, either verbal or in emails, many writing nice comments in the visitor book, but not many take the trouble to let others know by writing a review on the website. You didn't mention the other route to the front (the main beach) to the left, which is shorter and takes between 12-15 minutes walk. You may well have taken it and I only mention it in case other prospective guests are not aware. There is also a nice little restaurant called Pambis in the opposite direction from the front less than 10 minutes walk which is English owned and run. They do very cheap good value English breakfasts and offer a range of reasonable Cypriot and English meals. They also have free WiFi for their customers, as do most restaurants and bars in Paphos. Thank you again and I am really glad you all had a good holiday.

We have stayed in Clive's villa for the past two years. Having enjoyed our holiday so much in 2009 we rebooked for 2010, something which we have never previously done.

The villa is a real home from home, spacious and clean, being very well equipped for a fantastic self catering holiday.

The pool was perfect for our family which included 3 children aged from 9 to 14.

We also hired a car and toured the Island, including the Troodos mountains which were spectacular!

We visited many restaurants in the town but also had BBQs at the villa, enjoying both very much indeed.

I would have no hesitation in recommending this villa and Cyprus - We certainly hope to visit again in the future.
