House, 3 Bedrooms + Office, 3 Baths, (Sleeps 7-8)

Mediterranean hacienda style house with 2700 square feet of space and strong emphasis on light and space throughout, panoramic windows and views facing west and onto mountains. Large rear covered patio and sun patio with 55 long salt water pool plus a waterfall and also a separate hot tub. Landscaped back yard with lots of shrubs and modern patio furniture. Open-plan large living room, also family/living room with modern furniture, modern kitchen. Sitting room is a Great Room with classic high ceiling and 'glass wall' facing south west furnished with large sectional leather suite. Master Bedroom with king bed has sliding patio doors onto pool and large en-suite which has been refurbished with new carpet. Two other good-sized double bedrooms (one with king bed, other with queeen) each with separate bathroom available. These face onto private inner courtyard equipped with a fountain and a bistro set. A fourth bedroom has been converted into a functional office (with copier, phone, computer and fax/printer/scanner) and can if required serve as a temporary additional bedroom (it is equipped with a new full-size sofa bed and night stand furniture).

Quality tiled floors throughout house excepting sitting room and bedrooms which are carpeted. Well -equipped with modern TVs (including internet streaming) and several items of modern audio equipment including Polk home theater and Bose.

Located within a secure private gated community comprised of homes all of individual character/design, and of well above-average manicured quality, just 0.8 miles from the centre of El Paseo (desert's Rodeo Drive)and a short drive from Palm Springs. 2 hours drive to beaches via Highway 74.

A few minutes walk from the house are public tennis courts in the municipal Cahuilla Hills Park. These are publicly floodlit after dusk on demand

UK resident who has a great love for America's southwest, wilderness and for desert and mountains in particular, I purchased a vacation home in Palm Desert because it offers the proximity to the mountains I love (I am an alpinista and use Santa Rosa and San Jacinto for training), and provides reliable dry sunshine all year long in one of the world's best desert climates. I chose Palm Desert because although it is close to the natural wonders I love, it is also urbane and sophisticated. I love a great hike in the wilderness during the day and a fine meal and entertainment in the evening. The central location of the house means I can walk to these from home if I choose and get a short taxi ride home if desired. Because I work in the UK, I can only be in my desert house on occasions, but because it's my (second) home, I only want renters who will look after it and treat it - and enjoy it - as they would their own.

You can't find a better gated location than this. It is just minutes to everything, including shopping and dining on El Paseo as well as 100's of restaurants along 111. The house is bright and cheery with lots of windows overlooking the pool, and seems much larger due to all the usable outdoor seating area. We used utilities as needed for our entire 5 week stay and found them to be very reasonable even with our continued use of the hot tub and outdoor heaters. We have been coming to the desert since 1985 and this is honestly the best value and location we have found. The owner and his agent are very accomodating and everything you need is included in the home. The pictures are accurate as to the design and furnishings.

Would never stay at this place again!!! The high cost of utilities does not warrant a stay. The house is ok, dated, did not like the white carpet or not having the pool work for 2 days, appliances are old. Had to have them fumigate for some bugs as well. If you don't want a high utility bill do not cook, turn on the air conditioner, which we rarely did, or heat the pool and hot tub. We have stayed in the desert for over 30 years and have never had to pay utilities.

Would not recommend this home to anyone!
Owner's Response: My home is equipped with digital meters and these recorded hourly that this guest's kwh energy usage was 10 TIMES that of the same month in each the previous 2 years. The month was hotter than usual (115), but the temperature in the month for the following guest was similar yet his kwh usage was just ONE SIXTH of this guest whom the digital record shows operated on an average of 160 kwh per day. The reason was that all the air conditioning units were apparently operated flat out most of the time because his set point was at or near the minimum of 70 degrees. (The air conditioners are modern heat pumps and rated to cope with the hottest conditions). It is unknown how the doors/windows were managed. Also it appears all 7 of the ceiling fans were left running all of the time. Another reason the kwh cost was so high is that 85% of this guest's usage was at the penalty Tier 5 rate which costs 3 times the standard rate that applies when normal levels of kwh are used.
The background/fixed energy use of the house is designed to be low. All lamps are low-energy and a low-energy pool pump has been installed. Alongwith refrigerator/TV/internet etc, the total house background/fixed kwh usage is just 15 kwh per day in that season, so 90% of the kwh usage and 96% of the kwh cost resulted from the extraordinary and entirely optional operation of the equipment by the guest.
It is to be stressed that there is a complete and permanent record of the guest's kwh actual usage record available. I as owner only charge what the guest uses and add nothing to his usage which is independently monitored by the power company. The guest's total utility cost was 90% for the electricity/kwh, so the large bulk was electricity entirely caused by him. I also alerted him during his stay to the fact that his usage was extraordinarily high. His response was that we must have misread the meters. However, the meters digitally record by the hour and the power company's detailed historical digital usage record for the precise dates of this guest's stay are irrefutable proof which cannot be manipulated or mistaken.
Finally, the house has a routinely scheduled 'bug' spraying every month whether it needs it or not

I arrived at Vista Paseo to be warmly greeted by Lesley and taken to the house which was exactly as it looks on line. A very light, bright beautiful home.
The views from the house over the mountains and the beautiful birds and wildlife were absolutely magnificent, so lovely it made me cry. The pool was wonderful and very inviting. Peter the owner was extremely helpful and made sure that everything I needed was there.
The house has everything you need and was extremely comfortable, clean and very well maintained.
The computer access, phone and cable TV etc is great, you want for nothing.
This is a lovely home and I would highly recommend it to anyone.
The house is situated close to great restaurants and shops. If you fancy doing something a little more energetic, it is also close by the trails on the mountain. A brilliantly situated desert home. I would certainly want to visit there again in the near future.

Absolute Gem

My husband and I had a fabulous stay at Vista paseo in July. From our initial enquiry right through to our departure account reconcilliation, Peter and his manager Lesley were an absolute pleasure to deal with. We have stayed in 7 different villas in Palm Springs on previous vacations, and this villa is by far the best! This will be the one we will return to as it has everything for us, great location, extremely clean and comfortable, fantastic pool, but most of all, pleasant people to deal with. The photos really don't do it justice. Thank you Peter for sharing your holiday home with us, we will be back!

FANTASTIC IN EVERY WAY

I cannot say enough about the owner of this property. He was so attentive to all of our needs, and made sure that we had everything that we needed. The house was in perfect condition.....every possible amenity. The kitchen, family room and living room flowed beautifully for our 2 adult children and their spouses, and the pool/lanai were exceptional. This home has everything and more. We have rented from VRBO before, and this is by far the best home that we have stayed at. In addition, it was close to shops, restaurants, and attractions, yet in a gated community which provied privacy. I would rent it again in a second! Thank you for making our time there so memorable.
