Aloha Guests, please note the rate of this lovely home is dependent on the number of people staying. Ulu Niu is a rare find: a beachfront three bedroom vacation property at an affordable rate. Lovingly hand constructed by the owner 20 years ago, this hideaway is set in a lush coconut grove that provides privacy and shade from the tropical sun. Yet just beyond the verdant plantings lies a white-sand beach on Waialea Bay: “perfect sand, gorgeous water, interesting shapes to photograph, a treasure trove of interesting shells and coral,” wrote one guest. This is one of the few natural sand beaches on the Big Island. Swim, dive, snorkel and sunbathe on the beach right in front of the house—the perfect spot for children and adults alike.
Mature plantings, carefully situated, plus two-level design create a haven of comfort for enjoying beach living while capturing the best of the coastal breezes. Beautifully crafted with oak floors, redwood paneling and koa shelving, Ulu Niu is lovingly decorated with artwork by renowned local artists, all related to the owners. Casement windows with venetian blinds between the glass layers attest to the thoughtful design of this tropical home, carefully maintained by the original owner/builders.
The second floor contains the main living area with high beam ceiling, spacious open dining room and kitchen plus comfortable seating for reading or watching television. Just outside is the covered lanai, which offers open-air dining with cooling breezes, ocean views and Hawaii’s famed sunsets. The two bedrooms on this level include an oceanview bedroom and a full bath.
A large dorm-style bedroom on the ground floor, with a separate entrance, contains multiple beds for teens or younger children with a nanny. Also provided are a bathroom and shower plus a laundry room. The carport keeps your vehicles out of the sun for comfortable driving. GE and TA tax # W 20581220-01

and the house was very clean upon our arrival. No maintenance issues or suggestions needed. The best thing we liked about the house was the location.
We spent five nights at Ulu Niu and absolutely loved it. The semi-private beach, which feels more like your own private beach, is just steps away from the house and was perfect for morning and late afternoon swims. There were even beach towels, chairs and floats provided.
The house was extremely clean, well stocked and exactly as the photos show it to be. We ate breakfast and dinner every day out on the lanai and it felt like we were at a resort. A beautiful house in a beautiful setting. Would definitely stay here again.
You have to try the local food at Kaaloa’s Super Js in Captain Cook, south of Kona. Excellent pork lau lau with lomi lomi salmon, and a place you will not forget!
We just finished our 12th stay (one at Kolea and the rest at Ulu Niu). We feel like we are coming home each time...to a wonderfully livable home, a fabulous beach, and amazing snorkeling. We have seen scads of fish, eels, turtles, manta rays...all in "our own bay"! We bring family and friends with us as newbies to the islands each time and find the location is convienient to all the wonderful sites like Volcanoes, Waipio Valley, Popolu Valley, and shopping/dining at the nearby resorts. We only wish we could stay longer and return more frequently! Best of all, our youngest daughter became engaged on the beach thus trip!
This was our first trip to Hawaii and we really needed a secluded spot with easy beach access with our 5 children. Ulu Niu was a perfect spot with lots of privacy and a quick walk to the beach. The beach was a small semi-private beach which was great for snorkeling and looking at fish. You share the beach with nearby houses and there are some people who walk by along a path that has public access down the road.
The house is gorgeous with a beautiful upstairs lanai and a great kitchen. The third bedroom downstairs has three beds but no internal stairs to the upper level. The beach at the house gets pretty rocky as you get out into the waves, but nearby Hapuna beach has no rocks and a very shallow slope going out into the ocean.
this is our 8th trip to the big island and our 4th season renting a house through two papayas. we keep coming back to waialea bay because of the many possible activities and beauty. we've made it a family tradition and will return again next year. this is the best beach on the island!
The house is perfectly situated, steps from Puako beach, with a lovely, small sandy cove and top notch snorkeling in the midway reef. The house is delightfully breezy, with a deck and two of the bedrooms on the 2nd floor. If the trees were trimmed just a bit, your sunset view would be totally unimpeded. There's a well-stocked kitchen, beachgear and everything you need to relax. You really can't see your neighbors, but the sound of the ocean rocks you to sleep. The property manager was very helpful. We enjoyed several hiking and snorkeling trips up north to the Kohalo coast and south to Captain Cook cove.
This is a lovely, well-maintained and well-equipped house with sleeping accomodations for 8 people. We had stayed in it before, so knew its fine qualities. Since we were also occupying another house on the beach, we used it mostly for sleeping and an occasional meal. It is a very private space with a view of the beach and enclosed yard. Four of us stayed there at night and it was peaceful and quiet. High marks for maintenance and equipment; the managers were courteous and obliging. The microwave failed but was replaced promptely. Many thanks for a great vacation.

We're small, local company so sorry, but due to high fees, we do not accept credit cards. 1/4th rent due by check within 14 days of booking. Balance due 60 days prior to arrival. Each payment, once received, is non-refundable in the event of cancellation unless we can rebook dates. Cmas/NYs differ
