Enjoyed...but would not rent again

We had an enjoyable vacation with our family at this lakefront house. My sister and I have rented houses in the Winnipesaukee area for many years. This was not our favorite for the price.
A few things that need be addressed:
*Per the owner's instructions we arrived right on time for "check-in". The owner told us that her son would be there to meet us as long as we were there on time. No one was there when we arrived and no one ever arrived.
*We were also told that there would be plenty of bath towels for all 8 of us, there were 7 bath towels...the 8th towel was a very small that my son had to use.
*We could not get Internet access for most of the week. When we called the contact number no one ever called us back so we ended up calling the owner. She told us that her son was asleep and would be contacting us to straighten it out. He never called.
*We told the owner we had a boat and 2 jet skis. She informed us of the dock number we were to use. We were not told that the boat lift was not operational and that we would have to pull the boat out every night or the boat would flood due to roughness in the area (another resident informed us of that fact, thank goodness).
*The chair in the famiy room area desperately needs repairing. We did not use it at all.
*The couch cushions on the lower level were torn.
*The screens in the jacuzzi were all ripped up at the bottom so bugs were able to penetrate the jacuzzi room.
*The jacuzzi had sand in it.
*The rug as you enter through the garage was filled with dog hair.
*The lower level is large but completely smelled of dog.
*The master bathroom on the lower level had nowhere to hang shower towels and did not have a wastebasket.
*The "path" down to the beach area (the beach was delightful) was treacherous. The owners need to add stairs of some sort to make it easier to reach the beach.
*We would not rent here again. Hopefully the owners will make some changes for future renters.
Owner's Response: It is unfortunate that they were unhappy. We take pride in making sure the house is clean, and in good condition. We always take a few weeks to prepare for the summer season, deep clean, replenish and fix whatever needs attention.
*Our son manages the property. He is there every Sat. to ensure the cleaning is done & make repairs as necessary. We have a detailed house manual that we leave for our guests on how to operate things and where to find the facilities, attractons, restaurants, etc.
*Internet-wired service is provided but they wanted wireless which was not offered this season. We spoke with them 4 times within 3 days, walked them thru the set for wired internet.
*Boat slip-the lift was not offered as part of the rental as it can be complicated. It is lowered to the ground. They brought a 19 ft bass boat which was probably not a good idea for docking on Paugus Bay. They were very upset that we did not let them use the lift. They also did not provide proof of insurance on their watercraft which is required in the signed contract.
*Towels-they will be replenished for next year. She emailed me ahead of time so she knew there were 8 towels. Washer & dryer is in house.
*Beach path-there are 2 ways to go, shortcut is a dirt path or a paved path with a little more walking.
*Pet Odor-this is the first year we allowed pets for an extra fee. The house is thoroughly cleaned each week. Some people are more sensative to smells than others. We will pay extra attention to this to make sure it doesn't happen.
*Ripped screen on porch- it will be repaired for the next season. In order to get it fixed it has to be off for a week or two which would be worse than a tear.
*Sand in the hot tub- tub is maintained weekly and extra chemicals with instructions are left for guests. Sand is one of the things we check on and it can be vacumed out. Sand is a violation of the rental agreement. We could have missed it unless some of their guests went in the tub from the beach with sand on their feet or swim suit.
*Lower level wicker couch cushions were patched before this season started.
We have had all good feedback this year except this guest, everyone is entitled to make their comments good or bad.
We are looking forward to our next season to make it even better than the last.
