1. Smoking is NOT allowed OR Smoking is allowed outside only..NO Crig.Butts in yard .
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
No early check-in or late check-out
Keep home clean ,no mud in home...no cleaning fish in home.
*No refunds if lake water is low and dock can't be used.No refunds due to short stays ,sickeness,storms.
All of the homes are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Cancelations Policy: Occupancy of RV campers and/or tents on the premises,is forbidden.If cancel reservation after has been confirmed less than 45 days money is forfeit .

If you cancel less than 60 days before check-in,you will forfeit you deposit.

The first day of the rental,there will be no refunds for any reason.
No credit will be given for shortened stays due to late arrival or early departure for any reason.
No cancellations due to bad weather.

Because of not wanting to take risks of losing money along the way (cancellations with all different kind of excuses) I do collect 50% down and the the 50% balance is collected 45 days before check in, all non-refundable.
