This is a modern condo in a building with 20 units. This unit is on the ground floor and is directly on the beach. No stairs, no elevators, no going around a pool, no going through a gate, but DIRECTLY on the ocean. You can stand up from the sofa and take 15 steps and be in the sand. Take another 25 steps and you are in the ocean. This is a very rare opportunity to stay in a beach condo that is really on the beach. Lounging in a beach chair with music playing not from your headset, but actually from the Bose speakers in the unit. Order beach service from the waiters at the neighboring Coco Maya Restaurant/Club. Perhaps the kids are napping? You are still lounging in the sun because you are still within hearing distance of the bedrooms. Want a cold drink? You don't have to pack a cooler to take with you, just step to your refrigerator for a cold one. Whether it is for private bathroom facilities or the convenience of not having to pack a beach bag, staying this close to the ocean is a luxury not afforded by any other units in Playa.

But what about the other great things Playa del Carmen offers? The location of this condo is ideal. You are just 2 blocks off the famous Avenida Quinta and you are at the center of the action. The hottest beach nightlife in town is 2 doors away at the Blue Parrot. Starbucks coffee is just a few minutes walk (We prefer breakfast at '100% Natural' on Avenida Quinta... fresh fruit milkshakes, yogurt and granola, or a full hot breakfast is always available).

This unit is owned by a seasoned professional in the vacation rental business, so you can rest assured (literally) that your comforts and conveniences are provided for. The beds have pillow top mattresses with thick mattress pads, 600 thread count Egyptian cotton sheets, and light down comforters. Bath amenities are of top spa-quality, and the kitchen is equipped for even a top chef.

About The Owner

Vacation Rentals are my business, literally. I manage over 65 luxury log homes in the Smoky Mountains of North Carolina (see Watershed Cabins in Bryson City NC). The condo in Playa is my personal vacation home, but I rent it out when I'm not there. So, I did things here that most would not expect for 'just a rental': The linens and bedding are really comfortable, the decor is a touch above rental calibre, and some features (like Bose speakers and an well equipped kitchen, for instance) go way above and beyond basic rental comfort.

Why The Owner chose Playa del Carmen

I had visited Playa several times before buying a condo there and fell in love with the ease of the destination and the way that this destination is a 'best all around' place. I have been fortunate enough to travel many places in the world, and Playa is the one place that has all the things I look for in a vacation destination: ease of travel there, great food, great shopping, white-sand beaches, nightlife, & diversity of people. So when on one of my trips, I happened to stumble on a condo model that was directly on the beach, I immediately knew it was something I wanted.

What makes this condo unique

You really can't speak enough of the fact that this condo is directly on the beach. You feel so integrated with the beach and ocean while there. Even staying in a beachfront resort, you sometimes feel like you have to 'pack' or 'get ready' to head out to the beach; but with this condo, I go in and out my door, listen to my music, make my own drinks, etc and I do it all from the beach (even surf the internet, as the WIFI goes a good bit outside the unit). I love to set my laptop up with my iTunes and connect to the stereo. Then I turn on the outside speakers and can play DJ right from the hammock using an app call 'Remote' -- it's awesome.

My own private Mexico (Playa del Carmen that is)

I have been back two weeks now and I am already dreaming of a return visit.

This oceanfront condo was even better then I imagined.

From the moment I pulled into the parking lot and was greeted by the friendly security / maintenence staff, I knew I was in good hands. They quickly introduced themselves and carried my bags to the condo and were on hand through out my stay to carry packges, groceries, etc...

The condo was everything I hoped it would be and then some. The Living / Dining room which are quite spacious were great for entertaining with the large flat panel TV, stereo / Ipod hookup, high speed internet and an added bonus was the Vonage phone service which was great for free long distance calls back home to family and unfortunately work.

The Kitchen was well equiped for most any occasion though for the most part the only appliance I can vouch for is the blender which was still running after 12 days and nights of non-stop use.

The 3 bedrooms were all very nice. The Master and second King both have Flat panel TV's which allowed the kids to hook up their video games they brought from home and stay clear of the "boring adults".

You are just steps away from the beautiful blue Caribbean and the wait staff from the beach club next door is their to serve you breakfast and lunch on your own private ocean front terrace.

As far as location goes, everything you could want or need is within walking distance form the condo and taxi's are cheap if you need to venture further away.

Along the beach you can find boats and crews to take you fishing, parasailing, jet sking, what ever.

If your lucky the owner might be there to personally check you in, he is a treat and a true Playa expert.

One last thing, try to plan your trip around the time the Moon / Luna is entering its full stage. As you and yours sit on the beach or terrace you will be gifted with a memory that will last a lifetime as it rises up out of the sea to the east and that wonderfully hypnotic glow that seems to dance across the waves takes over.

You will find yourself thinking like I did, how soon can I book a return visit.

Wonderful Beach Front condo in a phenomenal location!

I stayed at the condo for 4 nights with some good friends and had a wonderful time! The location of the condo can't be beat...1st floor right on the beach with that gorgeous ocean view, and just around the block from excellent restaurants and shops. Nightclubs are also right around the corner, and the owner had shared information about this (along with a ton of other great info about what to expect in Playa, cultural differences, local restaurant recommendations, suggestions for tipping, etc...having never been to the area, I found this EXTREMELY helpful and my friends and I referred back to the info often during our stay), so we knew what to expect. While you could hear the base from the nightclubs, and I am a fairly light sleeper, it did not keep me from sleeping well...the blackout curtains were wonderful and the bed was super comfortable! The condo was well-supplied, cleaning service did a fantastic job, and the property management folks gave us contact info to reach them if there was anything we needed. Playa Del Carmen is a lovely town, with so many great restaurants (I hope to go back again to sample more of them) and shops. Be sure to check out a shop called Yulunga for great high-quality handmade jewelry at reasonable prices. The massage "booth" set up on the beach near the condo was a part of the daily routine: $20 for excellent one-hour massages! The waiter from one of the restaurants next door also came over so that we could order drinks and food, which we could take advantage of if we didn't feel like cooking or making our own drinks...very convenient. There are also rentals for paddle boards next door, and fishing boats you can have guide you. Great condo...spacious kitchen, dining area, living space. Great location...couple of minutes walk to restaurants/shops...we found no need for a car (if you did need transportation, the taxis were plentiful and very reasonable). Great home base to visit the ruins and cenotes that are not too far away. We had a guide pick us up one day for the trip to Tulum & Cobá and it couldn't have been easier. The information provided by the owner really was invaluable to helping us make the most of our stay, thank you! Can't wait to go back and stay here again!!

Perfect place to stay!

Could not have asked for a nicer place. Beautifully decorated, lots of room, directly on the beach (with a massage tent steps away :-) ). The beds are comfortable, everything in working order. Great location too! We walked everywhere except to tour the Ruins in Coba and Tulum. You are right next to a nightclub so if you are a light sleeper, I will be honest, this is not the place for you. But bring some white noise and you are good to go.

Wonderful Visit

We spent 8 days in this condo with our 15 and 12 year old daughters. First, I have to say, that for those not familiar with Playa del Carmen, this is not a destination for quiet, out of the way relaxation. You are definitely "in the middle of it all" the second you walk out of your sliding doors onto the beach. The first day we arrived, the club next door (Coco Maya) was pounding it's music & the bass exceptionally loud mid-afternoon. I was very concerned that this would be a problem but it seemed to be an unusual occurrence and things were better after that (a few pleading glances at the DJ would often fix that problem!). And honestly, after a day or so, we found we didn't really hear the music much anymore. It was just background noise. And, while the music got louder at night, the bedrooms were really very insulated and none of the bedrooms were disturbed. (Funny, we NEVER saw more than half a dozen people in the club. My husband even walked over there one night around midnight one night just to see & it was empty. I don't know who they were playing the music for!).

Anyway, we loved being right on the beach. A little disappointed that we couldn't swim immediately in front of us because of too many boats, but there was a swimming area just to the right and a couple of days we walked down the beach to Mamita's beach and rented a chair for the day. (Seems pricey at $35 but it includes food, bathrooms, a pool and an umbrella). The waiters from Coco Maya came by to ask if we wanted drinks etc. so that was nice too. Up and down the beach there are massage stations for $20 massages. One of those stations is directly in front of the condo on the beach which is a bit annoying but, like the music, we eventually came to ignore it and it was convenient when I wanted a massage!

The cleaning staff came every 2 days and did a great job and everyone was lovely. There was a slew of 20 somethings there when we were so there was quite a bit of partying going on but it wasn't too disruptive. We were always able to use the pool (very small but a nice break) without crowds, never a problem parking our rental car. The condo was well stocked, Water cooler, A/c & fans worked well (very much needed in August!) laundry was great, plenty of towels, high quality linens. Wifi excellent. Location is great, 2 blocks to restaurants and shops (& Starbucks in both directions).

Took lots of day trips (Tulum, Chichen Itza) & great mid-way point for this.

Condo was ok, Beach was good.

We just got back from staying here for one week; our group was four adults, two kids and one baby. The pictures online must be quite old, because the condo is pretty run-down compared to what's posted on the listing. The condo itself was spacious enough for everyone, and there was a crib for our baby, so we all fit perfectly. The two bedrooms with the large beds look out over the pool area, so we felt that we had to have the curtains drawn all the time, which made the rooms very dark and kind of depressing. The main living area was nice, and the kitchen was good but seemed to have taken a lot of abuse since the pictures were taken. Being on the beach was quite nice, but the pictures don't show that local sport fishing boats are all tied up along the stretch of beach right outside the condo, and I'd guess there are over twenty boats tied up along the beach there at any given time. There is also a massage hut that is on the beach directly in front of the patio maybe thirty feet away, but otherwise the stretch of sand in front was only used by people staying in our building. The noise from the night clubs was annoying, and there are a least five of them in the same block as the condo. Yeah, if you're in your room with the fan and the AC on, you can only hear the bass thumping, but if you want to be in the living room or outside on the patio, it is really loud. Thankfully, during the weekdays it wasn't so bad, but Friday, Saturday and Sunday night were quite loud (Friday night was the WORST). The place is within walking distance to pretty much everything, and that was great, and we enjoyed sampling different restaurants every night we were there, without ever being disappointed. We had a good vacation and enjoyed our stay but, for the price of the condo, the negatives outweighed the positives and we probably wouldn't stay here again.

Owner's Response: I always welcome different perspectives. I think the words "run down" are common for Americans traveling to foreign destinations as the general look of things can be different than we are used to. I'll try to guess how it applies specifically to my condo: The kitchen cooktop has a crack in it that can't be replaced without totally cutting new granite, but it is not a safety hazard and the 4 burners work fine, so I haven't repaired it. Also some of the metal pulls may have traces of rust from the sea and plumbing and dishwashers take a beating from calcium water but operate fine. The kitchen walls were tiled and painted after the first photos were shot. I do have 1 updated photo that shows the new kitchen wall in the background. Perhaps the white walls in the old photo give a cleaner impression than the actual painted and tile walls that are there. The sofa was reupholstered in Oct '13 with fabric that is used on yachts, so tanning oils and vacation living is easier to clean off of it, but the fabric is still high quality. At that time, the living room was freshly painted, too. The poolside bedrooms both have 2 layers of drapes: one sheer and the other more blackout. My intent was to use sheers during the day to allow light in but still maintain privacy (I tested it, you cant see in from the pool when the sheers are closed). Boats on the beach can be gone for most of the day. I'll add photo of them, as I doubt it's 20 but see live webcams that show the area around PlayaPalms Hotel and CondoHotels (El Taj) as these are directly next door and show the area well. Watching the fishermen return is usually fun and some of the catches are impressive. You can even buy fresh filet to cook. The neighborhood is definitely in the middle of town and the condo is between 12-14th streets. I encourage reasonable expectations about the proximity to nightlife, which is true of many areas in Playa. This comes from reading all reviews carefully, but please distinguish between this unit and others in the building, as my condo has the best placement. Everyone's perception is different, but the best way I can describe it is that a Times Square hotel room will hear the noise of the city like my condo hears the clubs, but is worse during special parties and for sure during New Years, BPM (first 2 wks of January) and Easter week (Semana Santa). Prices haven't increased in 5 years, but I'll check for competitiveness with surrounding comparable building.

Dream Vacation Destination

This was my 4th visit to this wonderful oceanfront condo. The photos do not do this property justice. From the moment you walk in the door, you feel like you are on vacation. The condo is beautifully decorated, with noticeable improvements each time I visit. (fresh paint, updated furniture, new kitchen tools) The kitchen is well equipped and flat screen TV's are everywhere (but we never watch them). The bedding is top quality as are the towels (both inside and beach towels). The a/c units are quiet and efficient keeping the condo very comfortable 24/7. The full size washer dryer really come in handy so we can pack light.

As you walk down the beach, you will realize that this condo is probably the best location of any other condo in Playa Del Carmen, if not one of the best locations in the world. It is literally 12 feet from your sliding glass doors to the beach.

The owner was extremely helpful in answering questions and very knowledgeable of the area.

Everything that we could possibly need is within walking distance, with a massage tent being the closest. 2 one hour massages for $40 on the beach was a real treat. I would highly recommend this destination to anyone looking for an amazing beach getaway in an upscale beach resort with word class restaurants, shopping and nightlife.
