This is our DREAM come true! We want to share with you our brand new beautiful, luxurious and wonderful Hali'i Kai OCEANFRONT villa in Building 13 at Waikoloa Beach Resort on Kona (Big Island) Hawaii. Sleeps 4-6 people.

Relax and enjoy panoramic views from most rooms of lovely sunsets, whales frolicking, sea and sailboats gliding by; except guest bedroom where you can see the mountain. Our decor is Hawaiian, Asian bamboo and rich dark mahogany. We are ground level, no stairs to climb and no suitcases to haul up, just wheel them in the door.

LOCATION: Building 13 is right next door to the private HALI'I KAI OCEAN CLUB, a multi-level pool complex, including a children's pool with spraying turtle, exercise facility with ocean front views, heated lava rock spa with sandy bottom, covered lounge area, BBQ area, restaurant and bar poolside with concierge services for guests.

VILLA INTERIOR: Bedrooms are furnished with Beauty Rest mattresses, large flat screen TV's with built in DVD and colorful Hawaiian paintings. Wake up in the master bedroom to see the serene sea from your pillow in your King bed. The master bath features two sinks set in slab granite and a large stone shower with bench seating. The guest bedroom has twin beds that can be converted to a King if you advise us before your arrival. The guest bath has a tub/shower combination with lovely stone and the sink is set in a granite mahogany cabinet. We have set the PACIFIC OCEAN as the focal point from most rooms in our villa. Our colors are paprika red, avocado green, taupe and mahogany.

VIEWS: The spacious kitchen has slab granite counters, state of the art stainless steel appliances and is fully equipped. Cook and gaze forward at the Pacific Ocean. Dine at the mahogany table or relax in the living room in one of our swivel rocking chairs and enjoy the VIEW. Recline on the sofa while watching for whales or watch our 42' TV with CD/DVD. Better yet, unwind on the lanai and sip something cool while enjoying the ocean activity. Even our Queen sofa sleeper unfolds to view the mighty Pacific. Enjoy the cool green lawn in front of the lanai and on a clear day view MAUI or the point of the North Kohala Coast. Travel the lava trail out front or watch others as they make their way to Mauna Lani Hotel or The Hilton Hotel.

ENJOY: The private Hali'i Kai Ocean Club; the tennis courts, basketball hoops, BBQ's on the property, or walk the flat paths from unit to unit, or hike the lava trail. This is the second time we have stayed at Hali'i Kai and the first time in this unit. Let me first say that the pictures on VRBO do not do this property justice.....it is much better than the pictures portray. The unit is tastefully decorated with modern appliances. We stayed here with another couple and we were very comfortable. In addition, it was very clean when we arrived. There are two unbeatable factors about this property that we thoroughly enjoyed. First, the location is unbeatable. Oceanfront (the whales were in season and mesmerizing to watch) and directly next door to the pool and fitness center. Second, they have a golf membership at Waikoloa which provided significantly reduced green fees. We will be back!

Great Place

This was the third time to stay at this condo. As in the past, it was a perfect location at a great rate.
Some of the many reasons we keep coming back, is the location next to the pool and hot tub, plus most important, the GOLF RATES. The grounds and condo are well maintained. The TV in the bedroom stoppped working late into our stay. Called to report and received a call back same day. We stated the problem and that we were in no hurry to have it fixed..
The owners have always been easy to work with getting us on the list at the golf course and changing the bed to a king. Each trip, we have brought friends, who want to return.
We hope to return next year and stay more than a week.

As the on island representative I was never contacted by thses guest once during their stay at the condo. They never gave myself or the owners an oppertunity to address any issues that they were having. There is no eevidence of any items that they claim to have had to purchace. I called in a expert to look at the shower and he confirmed that it was not mold but mineral deposits also when thses guest checked out they left the lanai door unsecured, AC on, only returned the key to the lock box and did not secure that either (the condo was left unsecured) and over loaded the dishwasher causing a pricey repair. Again never once was I contacted by them and my number is clearly posted in the condo, they only ran off a check list of problems the day before they checked out. I was briefly off island and had someone on call to address any issues as well.

Dirty, moldy and poorly maintained

We rented this condo for four weeks this summer contracting directly with the owners. On arrival, we noticed the condo appeared to be generally dirty and, as we discovered each day, poorly maintained. Specifically, several light bulbs were burned out, there were moldy coffee grounds left in the coffee pot, and the Sub Zero refrigerator had black mold, spilled food and many bottles and baggies of outdated and moldy food. We notified the owners of the light bulbs and refrigerator. They were generally non responsive so we felt we were on our own.

We spent a good part of our vacation cleaning the condo which detracted from our Island experience. As we peeled back the layers, we found the following:

The shower was moldy. We purchased cleaning products and worked on it with modest results. This is beyond ordinary housekeeping. Rather, it requires a company specializing in mold removal. This also poses a health risk.

We moved the furniture and vacuumed volumes of dust with dead cockroaches. We vacuumed and cleaned the laundry room which appeared to have never been cleaned. The kitchen tile floors were beyond dirty. The carpet in the bedroom needed to be professionally cleaned. It had not been vacuumed before our arrival as there was a wad of chewing gum in a wrapper on the bedroom carpet.

The cabinet under the kitchen sink was a disgusting mess (spilled dishwasher soap and overturned hand soap.) We cleaned and organized this.

The lanai had not been cleaned and swept.

We purchased out of pocket light bulbs and replaced burned out lights including the ceiling fixture in the bathroom which was difficult without a ladder.

The owners ignored us when we told them the dishwasher was broken and flooded the kitchen floor.

The barbecue was scary dirty and did not light despite having a full propane tank. This was inconvenient, as we were renting for several weeks.

The linens and towels were disgusting - frayed and stained. On our second day, we drove to Macey's in Kailua and purchased a new set of king sheets for the bed.

The owners never offered to reimburse us for our out of pockets expenses for cleaning products, light bulbs or linens. It has been over three weeks since we left and they have ignored our request for the refund (at a minimum) of our security deposit. They now say a check is in the mail. Not holding our breath.

Owner's Response: We are very sorry this tenant didn't find our unit enjoyable. We did everything we could to accommodate his needs and address his concerns. He reserved our property from July 15 to August 16, 2013, finalizing the reservation on June 20. July 1 he emailed that he would like to arrive early, July 7. Although this was a last minute request we chose to accommodate him. We alerted the cleaning people to the arrival change, as well as the check-in and golf club staff. As with all of our tenants he received our very detailed instruction sheet with codes and contact numbers for cleaning people and island representative. On July 8 he contacted us saying that the unit had burned out bulbs and outdated food in the refrigerator. I called him to let him know that I had just learned that our cleaning person was off the island on a family emergency and that there were spare light bulbs in the unit if he wanted to change them prior to her return. I heard nothing further so thought everything was fine. On July 31 our tenant said he needed to leave early for medical reasons, that he would be out on August 6 and that he wanted a refund for unused time. We advised him that despite the short notice and violation of the rental contract he had signed, we would try to re-rent the unit and consider refunding a portion of his money. On August 4, after 26 days in the unit, he began to complain. He sent emails saying the dishwasher was broken, the carpet was dirty, the shower and refrigerator were moldy, that he had had to personally purchase items for the unit. Never once during his stay did he contact our cleaning person or our island representative like we ask our tenants to do. Since his departure we've had an inspection of the unit and no mold was found. The repair person who came to fix the dishwasher said the damage ($300) was the result of misuse (overloading). Our cleaning person affirmed that she was never contacted by this tenant and that she found none of the items in the unit which he says he purchased (cleaning supplies, bedding, towels, all of which we have extras of if he had called and asked), and for which he's asking to be reimbursed, nor has he submitted any receipts. We have returned his security deposit despite the repairs we had to make. We have been renting for 4 years and have had many happy repeat renters. We hope that if you come our way you will contact the people we have in place to help you enjoy your stay in Hawaii, not sit and be miserable. Aloha!

Excellent and Promised- Private

We stayed here last December and the condo was wonderful. It is very private and ocean front. No one was walking in front of our unit. It is right next to the Pool and Fitness area, and very convenient. The owners have taken care to make sure all the ammenities are there for you. A great spot for a quiet relaxed vacation. Thank you!
