Very secluded and spectacular setting near Phoenicia in Woodland Valley with a killer view surrounded by state land with numerous hiking trails, abundant streams and a waterfall steps away. The house consists of two wings, each with its own entrance. Owners occupy one half and are invisible to guests. Guests have main house exclusively with two bedrooms, each with its own private bath, loads of sunlight, fully equipped kitchen(all-clad cookware), large living room with cathedral ceiling and fireplace (bring your own wood) and separate spacious dining room with fireplace. Take a dip in the private stream on a hot summer day or sit quietly in the forest of hemlocks and white pines. Relax on the spacious patio and watch the sunset, stars and moon at night. I stayed here with my boyfriend and our dog last weekend and can't wait to come back! This is the second house I've rented in this area and I have to say this is far superior then my last experience.
Firstly I have to say how happily surprised I was to see how clean the place was. It wasn't a "rustic" house but very well taken care of. The photos are exactly as they show, the view from the living room window was gorgeous and a very short walk to a nearby waterfall where you could have your coffee and relax by.
The towels were nice and fluffy and the comforters were down which made our sleep great.
It was a very short drive to Phoenica and Woodstock so you could easily check out the two places in an afternoon.
Anne and David are fantastic and extremely accommodating and we definitely plan on coming back in the future.

I have falling completely in love with this house!

We just returned a few hours ago and I'm already checking the calendar to see when we can return. The house is very cozy and was perfect for our family of five. The children we're able to run around and we loved hiking with them right in the backyard. The views are amazing, the mountains can be seen from just about every window in the house. We fell asleep to the crackling sound of the fireplace and woke up to the soothing sound of the stream just a few feet away. David and Anne are wonderful host, and we really can not wait to return.

Amazing Views!

Spent the weekend in Woodland Valley. Arrived after dark, but woke up in the morning to perfect mountain views out of the huge living room and dining room windows. The cottage itself has great rustic appeal with vintage built-ins and hardware. The home is very clean, great heat for cold nights, and a well appointed kitchen--we cooked every night there. A wood burning fireplace and wildflowers in the living room were appreciated. The home is definitely off the beaten path, but only 5-10 minutes from the village of Phoenicia. This is our second time to stay in one of Anne and David's properties and have always had great service.

nice view, but a few problems

The view was truly spectacular. The house was cute. There's a huge window in the dining area.

The owners were very nice and helpful.

The main issue was that the house is crawling with spiders! I've never seen so many spiders in my life. They were on the ceiling, in the windows, in every corner of the house.

I would recommend this house to people without small children.
Owner's Response: Although in the woods and mountains where we are located, we accept having bugs as part of country living but we were unaware of this problem and will be more aware in the future. We take pride in the cleanliness of our house and our guests often comment on that. We have had many guests with small children of all ages that have had a great time as well.

My husband and I stayed here for a week in August, 2009. We enjoyed ourselves so much that we went back in September!

We hadn't been to the Catskills before and this house made a great base for exploring the entire region. It's off the beaten path and gives you a real sense of privacy and solitude yet it's close enough to the towns of Phoenicia and Woodstock.

The house itself charmed us. Spacious and comfortable, it's decorated with pretty antiques and original artwork. There were bouquets of fresh wildflower in vases throughout. The view of the mountains from the large picture windows is spectacular. For you pragmatists out there: there's plenty of hot water for showers, a nicely applianced kitchen, everything is good working order.

David and Anne are two of the nicest people you'll meet. Helpful at all times but not intrusive and their enthusiasm and love for the area is infectious.
