Family Vacation at South Lake Mountain Estate

We are from the UK and were traveling to the US for a family wedding. After the wedding ourselves and some family from Napa were travelling up to Tahoe for a week.
I booked and paid for the above and clearly read all details in the contract.
When we arrived the owner met us and gave us a very very indepth and detailed tour of his home. We were told the do's and dont's and it was made very clear the house had to be left in perfect condition.
We left after a week and would point out the below.
1. The bedroom 'outside' next to the garage where a couple were sleeping has no toilet facilty, is infested with spiders and bugs and at noght it is pitch black from the house to this 'room'. Eventually the couple moved into the house and slept in the lounge.
2. There are no curtains or blinds in any of the rooms. Being woken up every day before 6am is not ideal on a 'relaxing' holiday.
3. Fly screens are missing or broken so you cannot let air in of an evening due to mosquitos.
4. Basic kitchen esentials, for example a kettle!, are not included. We bought one.
5. There is only off road parking for '2' vehicles.
But, hey we made the best of it........ Until we came home.
You see you have to leave a substantial deposit.
So a few days AFTER i return to the UK i receive an email with detials on why i am losing part of my deposit.
Reason 1: Payment for cleaning and refilling the hot-tub. Uhm, ehy i asked. Well you used it and didnt shower prior to entering. It doesnt state this in the contract, there are no signs, and on his extremely long winded tour he didn't mention it.
Reason 2: A coffee stain in the master bedroom. Contractor had to be called to clean it. We informed the owner of this stain, that was already there, but ended up paying for it anyway.
Reason 3: All transfer charges between the banks for deposit and final payment, yes we had to pay for those, without being told.
So, yes we are coming back to Tahoe, but never to this place.
All i say is beware, but not of the bears.................................

My web site and contract are very clear as to the property description and requirements needed to stay at this Mountain Estate, including automatic exterior lighting at 4 corners of the home, and parking for 5 cars in the driveway.
