This beautiful condo is located three miles north of the hotel zone and away from the maddening crowd. It is only twenty five minutes from the airport and near the fisherman's village of Puerto Juarez. This condo has a beautiful beach with views of the hotel zone and the island of Isla Mujeres. The ferry to the island is four blocks away. Tours can be booked at the resort next door. Convenience stores are within walking distance. Easy walking to the Mayans ruins named El Meco. Minibuses pass in front of the complex every ten minutes and go downtown where the mercados and large grocery stores are located.
My wife and I have been in the real estate business in Denver, CO for close to forty years. We took a leap of faith and decided to try international real estate. We love this area of Cancun and go down with our son three times a year for detailed upkeep on the place. The water in this area is calm enough for children.

We looked everywhere from Cozumel to Playa del Carmen to Cancun for a place to buy. This condo was a good buy for our family and was still the real Mexico. It is not overly Americanized with Pizza Hut, Outback Steakhouse, McDonald's, etc. The area is a small fishing village just three miles north of downtown Cancun. The palapa style restaurants in the area serve the catch of the day.
The property was great for our quiet retreat from our busy lives. We enjoyed listening to the ocean from the living area window. Although traveling about was an adventure, we loved our stay. Mayan ruins are close by, great local restaurants and the local people were all quite helpful. Nearby island was great fun by day and night. The owners were helpful the entire process.
My fiancée and I stayed hear this summer and found it to be located one of the last bastions local flavor left in Cancun. It was nowhere near the hotel zone with its American chain restaurants, full of American tourists. We ate local fresh delicious local food the whole time; yes, we had to order in Spanish and we had to be flexible of what we expected, particularly from eager young wait staff, but I can safely say it was a week of delectable top rate dinning at minimal cost.
When we did not feel like going out we were able to cook for our selfs in a beautiful kitchen and enjoy a private pristine beach all day. When we wanted to make reservations to do the “tourist” thing we went next door to the hotel and found everything we could want; and any time we wanted to explore we just took these cute little, (I am 6'5), buses that cost .30$ USD to ride. We took them downtown to go shopping and walked back without incident; any time we were lost people were more than happy to help with directions.
If you are looking for a safe Mexico vacation that is not in an all inclusive resort this may be for you. It is right across from Isla Mujardes, located in a locals neighborhood surrounded by beach, mangroves and restraints. Don't by scared by what you see on TV, tourist dollars drive everybody's interest in the Cancun area, trying to speak Spanish and being polite will take you vary far.
We were delighted with our recent two-week stay at this lovely ocean-front condo. We found it to be very clean, comfortable, quiet and secure. We liked the closeness to the ocean, the soothing sound of the water, and immediate access to the beach area for relaxing and swimming. We much preferred this location to the commercialized Cancun hotel zone.
We would also like to compliment Carlos for being extremely helpful and accommodating. We had a great holiday at this condo and would love to return.

After being there 2 weeks out of 2 months, our decision to move was definit and this is the email I sent to the owner.
It took me a little while to write you because I had to let go my sorrow. The condo is according to what we saw on Internet, the things we are really desapointed in are the beach, the pool and the location of the condo, and please let me explain and keep in mind that it is not the first time we are renting condos.
The beach is dangerous, my husband got cut even if he had swiming shoes, it is full of corails, rocks, pieces of wood it is also dirty, lots of weeds, I understand we can't stop weeds to come but there should be someone cleaning it more than once over a blue moon. With our daughter and 2 grand daughters coming, the desapointment is even worst, we will have to warn them about the danger and they where so excited by the idea of jumping in upon arrival.
The pool is Ok, but not a chair to sit around.
The location of the condo, out in the bush, we are not the style to enjoy bars and disco's but a least a place with a certain community life. No groceries, no place to go, you need a car. Yes there are taxis, collectivos and let me tell you we use them a lot, but not even a walking distance restaurant, not even able to take a walk after dinner. We enjoy walking to do our day to day shopping, here forget it.
We went to Puerto Aventuras this week-end to friends and had the opportunity to visit condos. For the same price and some a little bit less than what we are paying you, we could get a bigger one, 10 minutes walking from a long, clean sandy beach, a huge pool with a lots of long chairs, palapas, a gym. A big balcony where you can enjoy meals, and a community life where you can walk at night after diner without fear. There is also some small little groceries and a huge one walking distance, restaurants, Internet cafe and more.
I am very sorry to have to come back to you with all those negative comments but for futur advertising and to avoid desapointment like ours, you should mention that there is nothing around here and no facilities at the pool. Also that you need swimming shoes at the beach.
Now after this being said, I am begging you to cancel our agrement and reimburse us at least one month it would make our life much better and happier.
Unfortunatly we didn't get a penny back and moved away on February 21st to Puerto Aventuras were our family could have a great time..
This property is a fabulous retreat. We visited the end of February and were thinking about going back 20 minutes after we arrived. It is far enough out that you feel like you are away from it all yet we had no issue picking up a collectivo or taxi right out front. There were 6 of us that stayed: me and my husband, our daughter, 2 nieces and grammie. Because it is a residential area people are working all day - it was like having our own private beach. The view was spectacular, shelling was wonderful and the neighbors very nice. The kids made friends with other kids in the complex and we had them knocking on our door asking if they could "come out and play".
Carlos, the property manager, is just fabulous. I cannot say enough about him. He is courteous, helpful, personable, and knowledgeable. He took us to get groceries right after we arrived which was such a help - I can’t even imagine how long it would have taken us to do it on our own. He acted as our taxi on several occasions – would much prefer to pay him that the taxi’s, gave us information about the area, restaurants, things to do etc.
All in all I would recommend this place to anyone that is looking for some R& R.
We learned about Hopelchen from our friends who had stayed there last year.
From the moment we were picked up at the Cancun airport by Carlos, the manager, we knew we were in good hands. He suggested we go by the local Wal-Mart to pick up a few food provisions as Hopelchen has a full kitchen.
We found Hopelchen to be exactly as we had pictured it. We were able to step right into the private beach.
It was nice to have two bedrooms each with their private bath as there was another couple with us. In the mornings we would enjoy our coffee and watch ships and sailboats go right in front of our big living room window.
Hopelchen is excellent if you are not into the party scene. We were quite a distance from the crowded "zona hotelera" but yet had all the amenities such as taxi's, commuter vans going by constantly and also were able to use the facilities of the only big resort in the area. It's the Blue Bay just a short distance away. One day we bought a one day pass and had access to everything, just like the "all inclusive" guests there.
It was great to have all the comforts of Hopelchen after our long days of excursions to Tulum and Chichen. You can also walk down from here to Puerto Juarez to catch ferrries and tours over to Isla Mujeres, which we did.
We were lucky to have the personal services of Carlos. He is the condo manager and also does private tours. He is a true "wealth of information" and has all the inside scoop to help make your get-away truly wonderful.
We are already planning our vacation for next year and it will be Hopelchen. This time we were there the first week of April and the weather was perfect.
The condo is located on the mainland directly across from the island Isla Mujeres. The ferry to the island is four blocks away. The street to the hotel zone is three miles south from the condo. Downtown Cancun is three miles from the condo.
