We stayed on the "first floor" (just above the garage, unit "A") during the first full week of September 2009. The weather was lousy all week (unusual for that week) so we were in the unit quite a bit.
The place is new, extremely clean, and very kid-friendly with a very open floor plan that allowed four adults and four young kids to be together while not being on top of one another.
The big dinning room table seated us all comfortably for group meals and the outdoor table could have seated six comfortably.
The huge front deck/porch is terrific and the back porch was nice as well (though we did not use it much, since it rained heavily most of the time and the back deck is slightly less protected from the elements).
Garage and driveway parking would have accomodated up to four cars just for our unit (if at least one of the cars was a little on the small side), which is an enormous benefit during the busier weeks in O.C.
Proximity to the beach at Pennlyn (great beach) and restaurants like Oves (great for early-morning fresh doughnut runs) and Browns (a long-time favorite), and little sundry shops and eateries is all quite good, though this is the quieter end of the boardwalk so expect to hike a little (5-10 blocks on the boardwalk, which makes for a very pleasant "hike") for many of the O.C. mainstays mid-boardwalk. The unit is quite close to Wonderland (though far enough away that there is no noise at all from that place), which is good for the kids (though the better rides are around 10th and Boardwalk).
The agent, Sharon G. (who is, I believe, the owner and/or manager of the property), was very responsive. We had a few very minor issues and she responded to them right away.
We would eagerly stay here again if we had another big group like this. We may look to stay closer to 10th next time (to be closer to the rides and some attractions), but that area is not nearly as quiet as Pennlyn so it would be a quite different experience -- and I doubt we could find such a nice place for the money.
Overall, a great place to stay. We highly recommend it.
(The only downside is that you will really miss the open floor plan and beautiful new kitchen once you leave if you don't have those things at home!)
