Pool, Spa, Deck & Parking Area: :
The private pool is open year around. The spa is heated, the pool is not. Pool depth is up to 12 feet, so children and pets must be supervised during use. In addition, city ordinance requires that the gate to the pool area be closed when it is not being used. There is no lifeguard on duty, so you are responsible for making sure everyone in your party, as well as any other guests you have at the house, is behaving in the pool area. We provide a separate set of towels for use at the pool. There is a large wood deck on one side of the pool with seating and lounge chairs. There is also a concrete deck with tables with large patio umbrellas and more chairs. There is also a gas grill on the deck that is available for all guests. In addition, there is a large parking area that can accommodate up to a dozen cars. There are several parking spaces under the house in a carport area. This area is lighted and can also serve as an entertainment space.
Occupancy & Party Policy: :
Overnight occupancy is limited to six (6) individuals. The house is really only designed to accommodate four people in regular beds. An extra charge of $25 per night is applied for parties of more than 4 people.
We are NOT a party facility. There are plenty of lovely places in Austin to rent if you are interested in having a party and we have provided a list of some of them on our website. Due to safety concerns, cleaning costs, and other issues, parties of more than 12 people are not allowed without written consent from management. An additional non-refundable fee is also required. Unapproved parties of more than 12 individuals will result in the immediate forfeiture of your deposit and possible eviction, depending on the severity of the infraction. Property Rules::
You must agree to the property rules in the rental agreement. Failure to follow the rules can result in loss of deposit or possible eviction, depending on the severity of the infraction. Here are the bullet points:
* You must be at least 25 years old to rent the property. | * NO SMOKING anywhere on the property! This is strictly enforced. | * PETS and KIDS are allowed as long as they are declared. You must pick up after both and you must make sure neither pets nor kids are left unattended in the pool area. We provide poop bags for the pets and some limited cleaning supplies for the kids. | * No unapproved parties on the property without consent from management. I know the pool is tempting, but we are NOT a party facility. | * We are a green property, therefore, we expect you to do your part by recycling whatever you can and putting the rest in the trash. We provide recycling buckets and we'll even make it easy for you by stopping by and putting them out to the curb for you.
