Rancho Pedro Paila (Peter Pan Ranch) is located 90 miles south of Cancun, about 10 miles south of Tulum. It consists of one large house and two small houses, situated right on the Caribbean Sea, nestled amongst palm trees and set upon dunes of whitest sand, and an incomparable beach. A caretaker’s home is located in the rear of the houses. There is a shallow and pristine coral reef that extends all along the coast, approximately 300 meters off shore. But there is more….
The area is unique because it is within the 'Sian Ka'an Reserve', a protected area of over one million acres, so there are very few neighbors. While the front doors open onto the beach and the sea, the back of the property abuts a large lake, Lake Boca Paila, which is a haven for a multitude of varieties of birds and fish, with mangrove channels extending for miles, Mayan ruins, and lush tropical flora and fauna.
This property is recommended for people who want to get away from it all, relax and enjoy a holiday on the beach. This simple property is located six miles down a dirt road within the nature reserve, so if you are looking for a place where you can walk to dinner, hit the bars and enjoy a lot of night life, this is not the property for you.
Rancho Pedro Paila also is home to a full-time caretaker and additional staff who clean, guide, cook, and generally make your stay enjoyable. There are sea kayaks for touring the reef.
This property is owned and operated by three partners who all live in the United States. We have always had on site caretakers who maintain the property in our absence.

We bought this property because we love the remoteness and the beauty of the location. Pure white sand and one of the most beautiful beaches in the world.
This is where we go to get away from it all. You may be on the beach for multiple days and never see anyone. The property's location within the UNESCO bio-sphere of Sian Ka'an affords us the luxury of a remote location but still within a half hour to one hour drive of the city of Tulum.
The houses are located in the Sian Ka'an Unesco Biosphere. They are quite islolated and it is a 15 - 30 minute drive depending on the condition of the road to any restaurants or bars.
In the town of Tulum a 30-45 minute drive there are large grocery shores and most anything you would need for your stay.
The Mayan Archeological ruins of Tulum and Coba are interesting sites to visit for a day trip.
It is also fun to visit Hidden Worlds or Dos Ojos to dive or snorkel in a cenote (sink hole or underground cave)
