Rancho Pedro Paila (Peter Pan Ranch) is located 90 miles south of Cancun, about 10 miles south of Tulum. It consists of one large house and two small houses, situated right on the Caribbean Sea, nestled amongst palm trees and set upon dunes of whitest sand, and an incomparable beach. A caretaker’s home is located in the rear of the houses. There is a shallow and pristine coral reef that extends all along the coast, approximately 300 meters off shore. But there is more….

The area is unique because it is within the 'Sian Ka'an Reserve', a protected area of over one million acres, so there are very few neighbors. While the front doors open onto the beach and the sea, the back of the property abuts a large lake, Lake Boca Paila, which is a haven for a multitude of varieties of birds and fish, with mangrove channels extending for miles, Mayan ruins, and lush tropical flora and fauna.

This property is recommended for people who want to get away from it all, relax and enjoy a holiday on the beach. This simple property is located six miles down a dirt road within the nature reserve, so if you are looking for a place where you can walk to dinner, hit the bars and enjoy a lot of night life, this is not the property for you.

Rancho Pedro Paila also is home to a full-time caretaker and additional staff who clean, guide, cook, and generally make your stay enjoyable. There are sea kayaks for touring the reef.

We bought this property because we love the remoteness and the beauty of the location. Pure white sand and one of the most beautiful beaches in the world.

This is where we go to get away from it all. You may be on the beach for multiple days and never see anyone. The property's location within the UNESCO bio-sphere of Sian Ka'an affords us the luxury of a remote location but still within a half hour to one hour drive of the city of Tulum.

How I wish I could be at Rancho Pedro Paila now...

Rancho Pedro Paila is the kind of exclusive place you see in a travel magazine and think, “Ooo! I. Must. Go there!” The owners are a very cool globe-trekking couple who know the best spots on earth to vacation. And this is one of them. They could keep this hidden paradise all to themselves, but thankfully, they share. Take my advice: go to Rancho Pedro Paila and indulge in the good life.

A day at Rancho Pedro Paila: each morning, the sun gently wakes you up in enough time to take a coffee to the rooftop and watch a stunning sunrise over the ocean. You can take a jog along white sand and tropical blue waters. Maybe you’ll see a local fisherman or two. Maybe you’ll only see sea turtles in the surf or Mexican dogs sunning on the beach. The Sian Ka’an is barely touched by humans and very well protected against tourists.

Come back and grab a cool outdoor shower and hydrate with coconut water you drink straight from a coconut grown in the yard. Your biggest problem is now choosing whether to kayak to the coral reef, snorkel, wind cart, or drive a short distance to explore the Mayan ruins, the freshwater cenotes, and local cuisine.

In the afternoon, take a Mexican brew and a lime and relax in a hammock shaded by palm trees. Soak in the scenery until you drift off into the most blissful nap you’ll ever take. Wake up to osprey chirping and waves crashing. Veg there and do nothing until it’s time to go in and crank some classic island tunes over the Bose and fire up the blender for afternoon bevvies.

Then freshen up for the evening in your breezy spacious bedroom and one of the massive open showers. Life on the biosphere is eco-chic. Occasionally there’s harmless wildlife sharing indoor space. The vibe at Rancho Pedro Paila is blend of luxury, comfort, green and rustic. Embrace it. Enjoy it.

The only time you need to think about time is when you’re preparing appetizers and drinks to take on the rooftop deck to watch the sun set over the bay. Watching the sun set from the Rancho Pedro Paila rooftop will be, without a doubt, one of the most delicious sights your eyes will ever see.

In the evening, play cards in the main room, build a straw hat, go for a midnight swim in the ocean, or have a cab come pick you up and take you to downtown Tulum for an outing.

Then at night, leave the doors and windows open and let the sound of the sea breeze and the crashing waves rock you to sleep.

It was our first time in Sian Ka'an and it was amazing. Actually it was our first time taking a beach vacation anywhere so of course you're a little iffy when making this kind of investment, however I have to say that our first impression was paradise. It is exactly how the pictures are reflected. My husband and kids loved the kayaks and going out to the reef. Also, sitting out late at night and seeing all those stars...when you live in the city, you don't see this! The crabs at night were fun to watch and my kids loved playing with Bosch the dog. It's about a 20 minute drive to get out of the bumpy road which you get used to and no complaining from me because the house made up for it. I really can't say enough and recommend this house if you're planning for a relaxing getaway even though we went out almost everyday to the cenotes, Chichen Itza, Coba, Akumal and Xel-Ha we couldn't wait to come back to relax on the beach with the soft white sand.

Un long (trop court) weekend au paradis

J’ai eu récemment la chance de découvrir ce petit coin de paradis dans la biosphère de Tulum, après une petite dizaine de kilomètres dans la biosphère sur une route qui pourrait décourager certains et dont beaucoup de touristes séjournant à Cancun payent pour y être (un convoi de Jeeps y passe une fois par jour), nous arrivons au Rancho Pedro Paila : Une maison principale, et deux plus petites (deux chambres, cuisine, salon – tout de même !). Le sentiment de paradis est alors rarement aussi accessible. Je vivais à NY à l’époque et le dépaysement fut total. Cet endroit est tout simplement idéal pour se ressourcer en passant des vacances au calme, loin des touristes américains qui bondent les plages de Cancun, et se changer les idées avec des activités atypiques: faire du kayak jusqu’à la barrière de corail et plonger avec masques et tubas pour observer la vie sous-marine, faire du char à voile à toute allure sur la plage déserte, ou encore nager avec les tortues : elles étaient dans l’océan juste en face de la maison, totalement incroyable ! Sans oublier évidemment, des balades magiques sur la plage déserte, des footings avec le lever du soleil sur la mer ou encore des siestes dans les hamacs. J’ai eu la chance de vivre un an au Mexique lors de mes études et je garde cet endroit comme la plus belle chose que j’ai été offert de rencontrer. De nombreuses activités sont également possibles à moins d’une heure de route, comme les ruines de Tulum (à ne pas manquer), ou encore les cénotés (des caves d’eau douce ou il est possible de faire de la plongée ou du snorkeling et d’observer des poissons et des fonds caverneux d’une clarté éclatante tant l’eau est transparente). J’aimerais trouver une critique pour cet endroit, ou quelque chose à redire, mais j’ai passé un moment tellement magnifique et magique, le cœur gros en partant retrouver mes buildings new yorkais, que je laisse la parole à quelqu’un d’autre pour critiquer une eau de la douche trop fraiche ou un crabe curieux sur la plage lors d’une partie de volley !.. Ah, quoique, pour ceux qui voudraient des bars/clubs/restaurants a proximité, il faudra prendre le volant et rejoindre le strip de Tulum (on ne peut pas tout avoir !).

We just came back from an incredible week here. I cannot say enough about the beauty of the location and the accommodations. The house is spacious with large bedrooms and private baths and very tastefully decorated. There are also lots of options for spaces for guests to go (e.g. deck on roof, patios and balconies off all the bedrooms and a wonderful covered front porch with a spectacular view of the Caribbean. The grounds are beautifully landscaped with native foliage and the beach is pristine with fine white sand. The location is very private. We saw at most 5 people walk past in the course of a day. Laura and Reuben, the caretakers were extremely welcoming and helpful. I would highly recommend this accommodation to anyone!

Quiet house in paradise

This property has three guest houses - one large house and two smaller houses that share a tiled patio and walkway between them. We were two adults and a 13 year old, and stayed in one of the smaller houses. Positives include a gorgeous beach just a few steps from the house. The caretakers rake the beach every day and remove trash and sea grass left by the high tide. This area is not heavily populated so the beach was usually deserted, with maybe two or three people walking by occasionally. Snorkeling is very good from the shore, with stretches of sand, sea grass, and coral heads that are close to shore, and the outer reef has healthy coral and is a 30 minute swim or a 15 minute kayak paddle from the shore. We saw lots of great reef critters, including a manatee, spotted eagle rays, moray eels, butterfly fish, parrotfish, tarpon, permit, barracuda, blue tang, and angelfish. Fewer sea turtles than I expected, but a turtle crawled ashore and laid eggs on the beach the first night we were there. There are plenty of kayaks and boogie boards and other water toys available. The house was clean and spacious, nicely appointed, with a well-equipped kitchen and a large bathroom. Electricity was fairly reliable, as was WiFi, and there was always fresh water for showering and drinking. The caretakers were wonderful and frequently asked if there was anything they could do for us, including going shopping for us and making dinner for us. Negatives include several kilometers of punishing rough dirt road to reach the property, making excursions less desirable than just staying on the beautiful property. There is no air conditioning, but there was usually a breeze on the back patio so sitting outside was really great, especially with the view of the palms and the beach, and there are electric fans that made sleeping more comfortable. Most of the time the mosquitos and biting gnats were kept away by the breeze, but on some days without enough wind they were voracious. The water pressure wasn't great inside the house, but one of the outdoor showers had decent pressure. Overall this was a GREAT place for a quiet, relaxing beach getaway, I would highly recommend it to others who want to avoid the bustle of Cancun and even the now-crowded beach-hotel strip of Tulum, especially if you don't want to do many excursions and prefer to just remain on the property.

Rancho Pedro Paila is a very special place in a very special setting. The 3 houses provide so much space, comfort and privacy. The beach and ocean are immaculate - and it's a unique privilege to have such a beautiful beach all to yourself! We spent a week with 4 families, all with children under 7 years old and under - it was a wonderful place for a family vacation, especially given the amazing cooking, cleaning and caretaking skills of Laura and Fernando! We all had a fantastic, relaxing, special time. We would absolutely return to Rancho Pedro Paila and recommend it highly!

The houses are located in the Sian Ka'an Unesco Biosphere. They are quite islolated and it is a 15 - 30 minute drive depending on the condition of the road to any restaurants or bars.

In the town of Tulum a 30-45 minute drive there are large grocery shores and most anything you would need for your stay.

The Mayan Archeological ruins of Tulum and Coba are interesting sites to visit for a day trip.

It is also fun to visit Hidden Worlds or Dos Ojos to dive or snorkel in a cenote (sink hole or underground cave)
