Raffet, a classic 3 double/twin bed Maison de Maitre, with detached 3 dble/twin bed gite in the Old Barn, is very peacefully situated in the countryside. The spacious ground floor accommodation, stepped swimming pool [new liner 2007], and table tennis, sit in 3+ acres of private parkland in rural southwest France. Each house has 2 bath/shower facilities. An intercom aids communication. There is the option of tennis, golf, karting, canoeing in the vicinity. Lot-et-Garonne in SW France is famous for food, wine, its history, natural beauty and calm. A peaceful beautiful area it hosts medieval bastides, orchards, vineyards, sunflowers, restaurants, markets, gardens and many restaurants and vineyards! The properties can be let together or separately. If separately the pool is shared. Sole use of the pool can be arranged for renters of the Old Barn. The buildings are so arranged that each has complete privacy. For parties up to 12 there is are various choices of in- and out-door seating.

The private aspect Old Barn is converted within part of a huge detached barn & sits at right angles to the Maison. It is coir matted & beamed & has cow stalls retained as a feature. It has a good-sized living/kitchen/diner room. The kitchen has a dishwasher, gas cooker, microwave & fridge freezer. The dining area has a table and chairs for 6. The lounge area has comfortable seating for 8, a Godin wood-burning stove, French doors to the pool terrace, a music centre for tapes, CDs and radio, a DVD player and BBC/ITV TV. Each of the 3 bedrooms are of good size, and has 2 x 3' beds. These are placed together in the main bedroom, which has a walk in large ensuite shower/WHB/WC. There is a separate good-sized shower/WHB/WC. The pool terrace has a table, chairs, sun lounger’s & solar shower [summer], and BBQ. There is a private garden area with wooden gazebo. The unconverted part of the barn has a utility area, for shared use, with washing machine and spin drier.

Lot et Garonne in southwest France is famous for food, wine, its history, natural beauty and calm. The area is rural with various crops of sunflowers, wheat, orchards and vineyards. A calm beautiful area, it hosts medieval bastides, history, restaurants, markets, music, arts, tennis, golf, leisure-lakes, canoeing, riding. The local villages of Miramont de Guyenne and Eymet each offer excellent markets weekly, the former a very busy French occasion, the latter a little more touristy! An excellent Intermarche supermarket is a few kilometres away.

  • HIGHER SEASONS: From 22 June to 29 September inclusive, one set of bed linen and a bath towel is included pp. Linen for 2 persons is supplied for the periods 19 May -21 June, and from 15-28 September. Linen changes otherwise are £15.00 pp.
    Changeover day Friday or Saturday in high seasons, otherwise negotiable.
    There is a non-returnable deposit of 20% of the total rental payable at the time of booking. The balance is due 8 weeks before arrival, along with a returnable security deposit of 20%.
  • MEDIUM SEASONS: April, May, Oct half term, Christmas and Easter, rates do not include heating, lighting, water or linen. A fixed rate can be provided depending on the duration of the let. REDUCTION for monthly rates.
    Non peak rates depend on occupancy - please ask.
    There is a non-returnable deposit of 20% of the total rental payable at the time of booking. The balance is due 8 weeks before arrival, along with a returnable security deposit of 20%. Lets of more than one month have an appropriate long-term contract.

Notes: Anyone booking the Old Barn has complete privacy from the Maison. This is ideal for 2-6. However larger parties or two families can have a wonderful shared holiday with dining for 12 available on the Maison terrace and in the grounds. While children are welcome, and the pool is alarmed, it must be noted that a family with young children must be aware the pool is near the French doors from the living room to the pool terrace. The property is wheelchair accessible, but there is a small bank to push up from the parking area. Please feel welcome to discuss. There is table tennis. Changeover day is normally Saturday, can possibly be Friday, in peak season, and is flexible at most other times. Other than peak season, discounts may be considered for low occupancy.
