4 bedr house + 1 bedr apt in 10C San Mamiliano, Oldest Village in Umbria

Full-time access to a large private pool at Villa Marianna (120 m²), 20 miles away, free of charge, 7 miles above historic Spoleto. Well worth a day out !

Centuries ago, the walled village of 10C San Mamiliano was a castle and resting place for the Pope. Within its walls, the spacious Il Castello, has sensational views of mountains and valleys from large terrace and all windows at back; and, L’Arco, with patio/garden, has the same views from its windows.

Il Castello, on the main street, occupies pride of place in the centre of the village.

L'Arco is very romantically situated in a tiny vicola, through an arch-way, round the corner.

Both house and apartment are self catering, very comfortably furnished and with lots of space.

Indeed, you could get lost in Il Castello, which makes it perfect for a larger group. With 2 large sitting/dining rooms, there is much communal space too.

This tiny village looks as if it has leapt from the pages of Nat Geog Mag.

History: San Mamiliano was a fortress/castle built by the Vatican around the 10C to protect its boundary with Perugia. In the middle ages, the Pope would stay in San Mamiliano on his way to Rome.

Over time, San Mamiliano developed into a bustling and fairly large community, housing some 300 people. Now, it houses only 5 of its original families, the rest of the San Mamilianese having died or moved into the towns and cities in search of work. Consequently, it is too small to sustain a shop, a bar or an eaterie, though there are plenty of the latter in the surrounding hills.

During its restoration, two 9C tiny, arched alley ways were discovered that lead from the middle piazza to the upper piazza and the church. They had been buried for many centuries and completely forgotten about ! Not so, the famous painting inside our church, which the Bishop of Spoleto is still trying to covet, to complete a set of paintings in the Spoleto Duomo. He will not succeed. Our painting will remain where it is is.

Traditions come and go: The arrival of supermarkets in the nearby towns and cities is a sign that things are developing in Umbria. 15 years ago, we were connected to mains water and gas. Before, we were dependent on a well for water and wood for heat. However, wood remains the local Italian’s major source of heat and since Italians still prefer to cook on the fire, wood is essential for this purpose too. And, until a few years ago, we lived cheek by jowl with the animals. Hay and dung littered the tiny alleys. There was no sanitation. Every day, we hosed down the village, drawing water from an underground stream.

Now, San Mamiliano is 'sanitised' and totally restored. The animals are in fields. And, order has replaced chaos. Is it better ? Come judge for yourselves. Step straight into the pages of National Geographic.

Cultural activities abound from the Spoleto Festival to the honouring of St Valentino, (birthplace in nearby Terni), to the myriad of local festas, celebrating olive oil, truffles, wine etc.

Location: Our location is the middle of Italy, in the Appenines, 25 min to Spoleto, 90 min to Rome, 45 min to Asissi, 70 min to Perugia, 2 h 30 min to Florence (depending on traffic), 3 h 30 min to Naples (also depending on traffic), the Amalfi coast and Pompei. Castellucio, the famous Gran Piano (with fantastic natural flower displays across this gigantic plain around about Easter) is just over 1 hour away.

On the way to Castellucio is Norcia, which is worth a visit and where most of our white truffle is to be found (our area is abundant with black truffle all the year round - consequently, it's cheap to dine out on truffle, one of my favourite dishes, at around 10 Euro for a bowl of ciriole al tartufo).

However, all around us, within a 30 min drive, are an abundance of small towns eg Todi and Spello which are all equally beautiful and fascinating. Indeed, it is our local countryside that Benigni (Oscar winning film-maker of Life is Beautiful and Piccochio) features in his films.

Il Castello is the most beautiful house in San Mamiliano but, L'Arco is very special too. Snuggled at the bottom of an extremely, pretty arched vicola, L'Arco is totally private, it being the only residence in this cul-di-sac. Its garden/patio is stocked with flowers and plants. Its interior is smartly and comfortably furnished and equipped with everything you could want on holiday. It has SKY/Sat TV with English speaking news and documentary channels. And, it has a DVD with plenty of DVDs to choose from. Its main room is large and divided into a sleeping and lounge area. There are wondrous views of the Apennines, woods, tree tops and the valley below from all 3 windows of the bed-sitting room, the bath/shower room and the kitchen. A stone arched corridor separates the bed-sitting room from the equally spacious kitchen that opens directly onto the garden/patio - seats 4. Indeed, if there are just 2 of you and, you prefer cosiness to grandness, then, L'Arco is preferable to Il Castello.

We were retired ! We 'fell' into our holiday rental business by accident. It started as a hobby after someone pleaded with us to rent them our house in San Mamiliano, while we were away.

We now have 2 major partners and between us, we offer about 40 very diverse villas, apartments and pool properties, both in central Spoleto and close by. Please see them all on my personal website, the address of which you will find at the bottom of the HomeAway page of this property.

The few remaining San Mamilianese have retained their traditional way of life as land-owning farmers producing wine, olive-oil, tomatoes and various fruits for local shops and providing the local eateries with fresh truffles. The land around San Mamiliano is “wooded” much of the year and the huge logs are brought down the mountains by packs of mules and delivered to all the neighbouring villages. Olive-pressing and grape picking are also to be evidenced and, all these activities make for extremely picturesque viewing + tasting ! 2 miles above Ferentillo, famous for its rock-climbing and mummy museum, where there are shops, bars and restaurants, San Mamiliano is on a hill, equidistant from the Valnerina and the Flaminia, the 2 main roads on either side of the hill that run the length of Umbria. Therefore, you can easily reach Orvieto, Perugia, Trevi, Montefalco, the Gran Piano, Norcia, Spello, Gubbio and Spoleto, which is 20 minutes away. Rome is 1 hour away by train or car.

  • The tub in the bathroom is a half-sized tub. The shower is mounted above the bath tub.

  • A large room contains a large double bed, a 3 seater sofa, a matching 3 seater sofa-bed and SKY/Sat TV with DVD and a large selection of DVDs to choose from, as well as a large selection of books to suit all tastes. There is not a separate bedroom. We recommend that the apartment is suitable for 1 couple. While there is a sofa-bed in the bed room, it is not ideal for the sofa bed to be opened up unless there are 2 people who wish to sleep apart in the room. However, under these circumstances, they would be obliged to sleep in the same room. Please note there is a separate and relatively spacious fully fitted kitchen/diner with a fridge/freezer and washing machine - it seats 3 but can seat 4. Please order a high chair and/or a cot in advance.

Notes: High speed WiFi. Full-time access to our large private pool at Villa Marianna (120 m²), 20 miles away, free of charge, 7 miles above historic Spoleto. The nearest public pool is 5 min down the hill by car in Ferentillo. It is superb, partly because it was built by the mayor, who lived next door and didn't have a pool of his own. The street leading from the piazza to both Il Castello and L'Arco is just a 1 minute walk. Then, there are wide steps leading down through a tiny alley to L'Arco. Once inside L'Arco, everything is on the flat. L'Arco is a very pretty apartment and perfect for 1 couple on their own or with a child - though the child would have to sleep in the same room as the parents - the kitchen, while big enough to erect a single bed, would not be a suitable environment to sleep in. San Mamiliano is a beautiful, child-friendly, 10C walled village. No traffic, peaceful and safe, the Apennines provides the backdrop - a wondrous haven.

I would just like to echo the previous comments in saying what a lovely time my partner and I had at L'Arco this summer. We stayed here for just under a week and had an amazing time exploring the local villages and countryside. The property was spotlessly clean and well laid out for two people.

In particular we appreciated the well stocked kitchen, we found cooking properly in L'Arco so much easier than a normal holiday rental e.g. providing sharp knives and cook books.

We also appreciated the helpful list of places we could visit and restaurants you could recommend. We took a number of your suggestions and had some amazing food and saw some jaw dropping sights.

A great place to relax

We really enjoyed our time staying in San Mamiliano. The flat was extremely well presented and the welcome food and wine were very well received after our journey from Bristol. The flat was a great base for our day trips around the region, and the village itself is quiet, very picturesque, and a great place to relax.

The best holiday rental hosts we have had

Instead of a review here is the email we wrote to the owners after enjoying their terrific service and hospitality.

Just a quick note to thank you for looking after us so well in Umbria - and to congratulate you on the standard of your hospitality. We very much like the way you run your holiday properties. We liked the fact that there were no additional things to pay - in our Tuscany accommodation the gas used was charged as an extra at the end - and I'm sure all your guests like the fact that everything is included in the price. We also very much liked the extensive welcome pack - far more than most (I feel sure) give - and certainly more than our Italian owned Tuscan accommodation provided. Not difficult that since they provided nothing at all - not even salt! Again I am sure that all your tenants appreciate the fact that you go the extra mile for them in this way. Finally, of course, we liked the apartments themselves - specially L'Arco which we thought was really great. Pity you couldn't have laid on wall to wall sun for us as well as a great apartment but even the best of landlords can't control the weather. And even in the rain we enjoyed it.

So, as I'm sure you have been told many times, we think you are both doing a great job and have very much got things right. My daughter has booked La Passionata for later this year and it was great to be able to tell her that she is going to a really good place with really good people in charge.

Wonderful San Mamiliano

I rented Il Castello and L’Arco for September, 2009, and invited friends to join me to celebrate my birthday. Eighteen of them showed up to spend varying amounts of time with me during the month of my stay. Without exception, all of them fell in love with our home away from home. Though out in the country, we were close to a road that led to many places in Umbria, was only about a half hour from Spoleto, a charming city, and provided us with comfortable and quiet evenings (on the occasion when we decided to stay in). The residents of the village were all very friendly, and Norma and Laurie were attentive hosts. San Mamiliano was the greatest! I would heartily recommend it.
