The upstairs bedroom features a queen-size bed and glass doors that open onto a private deck. The ground level bedroom is sufficiently secluded from the upper level, creating an ideal environment for two couples/families. Both bedrooms have their own television and volume control for the house stereo system.

The Great Room offers the essentials of relaxation: comfortable leather furniture and a large flat-screen TV. The fully loaded kitchen offers stainless appliances and gourmet. In the dining room, a long bench-style dining table makes for spacious, enjoyable meals.

The Carriage House offers two decks on the upper level, which provide ideal spaces for viewing wildlife, relaxing with a good book, or taking in the sunrise to the east or the sunset to the west.

Sunken into its own separate deck, the seven person hot tub provides the ultimate in relaxation. A stone patio with wood-burning firepit and picnic table makes for the best of outdoor living.

When you stay at The Carriage House, you’ll have access to several local features. Enjoy a swim in the heated, in-ground swimming pool open from May through October. And be sure to take advantage of the world-class trout fishing on the renowned Toccoa River (we own over a thousand feet of river frontage).

About Greg Spencer

As a family owned and operated business, we at Toccoa House Properties take pride in offering some of the best vacation rentals in Blue Ridge, Georgia. We own the land, designed and built each of the cabins, and personally manage the day-to-day operations.

Because of our hands-on involvement, we believe we offer a professional and friendly rental service far better than that of the typical rental management agency. Our goal is to exceed the expectations of each and every guest.

Proprietor Greg Spencer initially discovered the Blue Ridge area on a backpacking trip to the Cohutta Wilderness in the 1980’s. A short time later, enamored of the area, Greg embarked on a land purchasing mission that led him to 12 acres of undeveloped acreage.

Why Greg Spencer chose Blue Ridge

Amazed by the beauty of the Toccoa River and the inspiring views of the surrounding mountains, Greg wasted no time in securing what is now known as the Toccoa House Properties.

During the 1990’s Greg built a small cabin, The Riverside Cabin, on the Toccoa River, and envisioned a larger house that he later built on the ridge above: The Toccoa House, completed in 2000. Next came The Carriage House in 2002, and the in-ground, seasonally heated swimming pool in 2007. Our newest addition, The Grey Heron House, was completed in late 2007.

Our pets and property mascots, Budrow and Bobby Jo (BJ is named for the Blue Ridge couple, Bobby and Jo, who gave him to us, thank you so much!!), may greet you if they happen to be on the property when you visit. While they often bark, what they really want is for you to pet them!

We lived on the the Toccoa House property for about five years (2003-2008) while building the later cabins and pool, but have recently built a new house on a 'very challenging lot' in Chamblee, Georgia, which we absolutely love (inside I-285 with a five acre wilderness behind our property...thank you Georgia Power and Dekalb County!!). Because of our intense commitment to achieve a superior level of guest satisfaction, we are often on the property, regularly inspecting, organizing, repairing, and maintaining the interior and exterior property ourselves. If you see us on the property strolling the grounds, or giving Budrow and Bobby Jo a walk about, feel free to say 'Hello' and let us know if there is anything we can do to accentuate your guest experience.

What makes this house unique

It is rare to have awesome views AND direct access to over 1000 feet of Toccoa River shoreline. Greg has also combined his 30+ years of experience as a builder and home inspector to create a custom home, with excruciating attention to detail. Every aspect is well above and beyond the typical north Georgia cabin rental.

The leaves were just starting to turn and we loved being able to view them from all sides of this gorgeous cabin. The many trails on the property allowed us to walk and walk and walk. We also spent much time just hanging out by the river. We hated to leave but we'll be back next summer to enjoy the swimming pool!

Beyond What You Can Imagine

My family and I visited for a weekend getaway. It was beyond what we imagined and expectations were exceed. The property had every thing needed, the view was gorgeous and the cabin was very warm and homey. I really wished we stayed longer and I can not wait to visit the property again.

Carriage House

The Carriage House was more than what we expected. The cabin had everything for all ages (11-71). We loved that we were so close to town yet far away from the hustle and bustle of the town. The property was beautiful and we were able to walk to the river and see the other properties as well. We would highly recommend staying at any of the Toccoa House Properties and we will be back in the future!

Perfect Carriage House

Everything was perfect and we really enjoyed this home. There was a ton of space and our tweens had a great time playing pool, roasting marshmallows and hanging out. I especially loved the chefs kitchen. Also, we were no more than 10 minutes from town.

This was our first stay at the Toccoa Property- Carriage House. The cabin was extremely well kept and cozy. The kitchen was one of the best I have seen in or cabin stays. The wood burning stove was a great feature- and boy does it work! We too had to open the door a few times to cool off the house, but that was very welcomed with the cold and rainy weather. The owners left a lot of wood, which was extremely nice- especially to not have to run out and buy any. We look forward to staying here again!

Owner's Response: We are so glad you found the cabin toasty warm! I am writing this from The Carriage House on a day when it is 5 degrees outside and we too are loving the wood stove. We have also always loved the kitchen with the super stainless appliances and are about to whip up some chili and homemade bread.

Cold, Dirty, in Poor Repair. Look elsewhere.

Disappointment for the money. The downstairs was freezing and the furnace will not go above 72 (a lock set by the mgmt company). The people on the main floor roast, the people on the bottom floor freeze. The bottom floor has a stove in the main bedroom that is completely disassembled and non-functioning. The "rec room" is a garage that is about 10 degrees and not heated either. The house was full of dead spiders and webs. Main floor shower had mold in it.

At an attempt of reconciliation, we reached out to the ownership. They argued or dismissed each point we mentioned. We took a chance on a mom & pop operation, and it did not pay off.

Owner's Response: All other 48 reviews disagree with this guest!! It is unfortunate that anyone can post FALSE and UNSUBSTANTIATED comments that significantly skew our overall rating....First of all, we dropped off some additional Pyrex dishes after the guest checked in and asked how they found the property, to which they replied "Great." We left by saying to let us know if they needed anything. We are on the property so it's easy for us to take care of any issue. They never contacted us during their stay. Secondly, the comments regarding temperatures are at odds with the review submitted on 12/4 (the guest who checked in on the same day as this reviewer checked out) referring to the cabin as "warm and homey." We did add a wood stove on the lower level for ambiance (purchased and delivered on the day this reviewer checked in but since another guest checked out on that day, we did not have time to install it, and it was not advertised or needed for comfort). In addition to the central heat and air, there is a supplemental electric heater on the lower level....We also have to question the honesty of this reviewer as he booked the cabin for two adults, yet there were three cars parked the entire time, and we saw at least six adults playing "corn hole toss" on the basketball court multiple times (we hoped at some point the guest would advise us of the additions). We found no dead spiders and no mold in the bathroom, nor has any other guest mentioned this as an issue (in fact, other reviews refer to our impeccable cleanliness). The pool table area is indeed a converted garage, but it is centrally heated and cooled and completely finished with drywall and trim. On the day of check out we reach out to all of our guests for feedback and this guest wrote that they had some issues to discuss. We immediately called them and left a voice mail asking for specificity. They did not respond, until we sent them another email five days later again asking for feedback. We did not "argue" but pointed out that their comments were contrary to all others, and that we were unable to verify the issues....We believe this guest intentionally defrauded us by under-reporting the number of guests, and was looking for an even further discount by threatening to post negative comments, to which we did not succumb. We've read about this tactic from other property owners, but this is the first time in our fifteen years that we have been a victim of it. Property owners beware of renting to AW.
