Policies:
All rates are subject to 7% Sales and 5% Tourist tax. House keeping charges are $120 per reservation and is due 30 days prior to occupancy. For rentals less than a week the cost will be for minimum three nights plus tax. The pool heat will be free (up to 82 degrees), and will work as long as the outside temperature is over 55 degrees. Rates for increased temperature to 85-86 degrees is available at $100/week.
Refunds Cancellation:
Full refund when canceled 60 days prior to arrival. Partial refund is made depending on re-lease of the property if cancellation is made less than 60 days prior to arrival. The $300 Security deposit is refunded back within 30 days after departure. Long distance calls (except US and Canada calls included in our phone plan), extra kitchen-cleaning charges, or damages to this property caused by tenants will be deducted from the deposit. Free US and Canada long distance calls. -
Deposit Policy:
$300 refundable security deposit is required to secure this home. First-Come-First-Serve Policy for reservation. When a reservation is made, the property will not be available for reservation. Inquiry about the property does not guarantee the property will be available for reservation. $300 Refundable Security deposit is needed to reserve this home. Deposit is partially refundable for cancellation received fewer than 60 days before confirmed arrival. Full payment is due 30 days prior to arrival. Payment can be made on-line via PayPal (e-mail for detail).

- Large size Master suite downstairs with its own TV and DVD player, bedroom upstairs: one with its own TV and two twin beds and a crib, one with a full size bed and accessories, and one with two twin beds, a queen-size sleeper-sofa in second living room, comfortable living area with fireplace, entertainment center including TV, VCR, DVD and stereo system that also links to the Lanai speakers. Wireless Internet is available throughout the home; additional wired cables are available for none-wireless computers. Three telephones available, in the Kitchen, master bedroom (cordless) and a third in the upstairs BR. Kitchen is fully equipped with modern equipment including, double coven, flat 5-burners range, dishwasher, side-by-side refrigerator, all stainless steal, coffee maker, roaster, mixer, food chopper (small), slow cooker, deep fryer, plates, utensils, cups, etc. Our rule, if you miss need to add a kitchen item, buy with reasonable price and send me the receipt for full refund.
