We use the villa every year with our extended family comprising 6 to 10 adults plus kids totaling 10 - 16, and we have not felt cramped or crowded. With addition of the new pool the villa has become even more attractive and fun to use.The rooms are arranged as follows, with everything duplicated on each side of the villa:
On the top level are two private air-conditioned queen bedroom suites each with full bath and huge glorious covered veranda with magnificent views, as well as a small kitchenette that we rarely use. The bedrooms have a slanted ceiling that is too low to stand at the head end of the bed. However there is plenty of room at the foot of- and adjacent to the bed area. This upstairs area is by far my favorite part of the house and the one my wife and I have used for more than 20 years.
Ground floor : On the ground level there are 3 separate entrances on each side of the villa. The main entrances lead to an open living area. Off the entrance hall are two stairs to a master bedroom with queen bed and woodburning fireplace, a childrens bedroom with two single beds, and an en-suite master bathroom area shared by the two bedrooms. Off the living / dining area is a sunken den with woodburning fireplace and two couches, one of which has a queen pullout bed. The indoor dining area leads to the front yard and a lovely covered dining terrace. 95% of our meals are taken outside. Also from the living dining area is a short hall to a bathroom with shower, and the kitchen: the two halves of the villa are connected internally through a door in the kitchens, where the whole is repeated on the other side. Leading down from the kitchen is a stairway to the basement bedroom/bathroom/washroom suite. These bedrooms are cool and dry, but without views. Thus the villa has 8 bedrooms plus the den areas
The grounds: The grounds are divided into several areas. In front towards the water are two covered verandas each with a 12-person teak dining table and chairs with patios leading onto the manicured lawn that wraps around the house with direct water views. In the back on the right are a small Olive grove with views over the property to the water, and a shaded terraced reading area also with views. On the left behind the villa is a large pine grove with a shady outdoor eating area and a hammock. Behind the villa in the central area is the swimming pool and terraces with views of the water, the mountains, and the surrounding areas.
The property is located on a small private drive approximately 1 km from the nearest main road, and is completely insulated from any lights or noise from automobiles. Nestled unobtrusively into the wild natural surroundings the Villa is enveloped in a verdant cultivated landscaped with extensive lawns, gardens, even an Olive and a Pine Grove. The brand new swimming pool is a major addition to the quality of the villa!
Directly to the north, and bordering the grounds, is the Costa Smeralda Protected Wilderness Area, which provides unparalleled seclusion coupled with panoramic vistas.
