A 3 bedroom detached Villa in Ayia Thekla that enjoys lovely views of the coastline, set 150 metres back from sea front and only 3 minutes walk to the Ayia Thekla sandy beach (blue flag). 5 min from Ayia Napa and short walk to a fantastic Waterpark. The Villa has a private 9X4m swimming pool with a shallow end (70cm depth) for smaller children . The property will sleep 8 people it has 3 bedrooms, 1 double and 2 twins, two bedrooms lead to a balcony. All bedrooms have large built in wardrobes, and there is a full family bathroom upstairs. Downstairs there is a spacious dining area that seats 8 people leading onto a fully fitted kitchen. The living room opens on to the patio overlooking the pool, there is also a downstairs bathroom with shower. The Villa is equipped with full air-conditioning (inc in price) BBQ, 6 sun loungers, TV, Video, DVD and selection of titles (Kids & Adults). A welcome pack will help you to have a great time

The Villa is on a small complex of 12 properties in a thriving area known as Ayia Thekla about 35 minutes from Larnaca airport, 5 minutes from Ayia Napa and 8 minutes to Protaras on the south east coast of Cyprus. The Villa sits 150m back from the coastline between the church of Ayia Thekla and the bay of Potamos, the location benefits from the gentle sea breeze and has fantastic sea views. Only 3 minutes away there is the choice of the Ayia Thekla (blue flag) sandy beach or Cyprus's biggest Waterpark (Excellent day out). The local towns of Ayia Napa and Protaras are focused on families and couples with lots to do whatever your interests. There are many good Greek tavernas, or restaurants of choice, with bars, clubs, and modern shops. Ayia Napa has a vibrant town square and popular fun fair, with many other activities available in the area such as water sports and hiking. The villa is perfectly located for wedding parties attending weddings at the nearby hotel's.

Additional information about rental rates

  • Change over days can be flexible to try to suit people that may want a 10 day holiday etc so prices can be daily rates. All rates are at the owners discretion. Discounts can be available for early/late bookings.
  • We request a 30% deposit on the confirmation of your booking , (deposit is non refundable) and the full amount is payable 8 weeks before arrival date. Cancellation of booking 8-2 weeks before arrival at villa 50% of rate charged. A security deposit against any damages of £150 is required.
  • Airport collection can be arranged from Larnaca airport at an additional cost if required.

Notes: The Villa is furnished to a high standard with new furniture shipped from the UK. Linen and towels are provided (spare sets) and changed weekly, we do not provide beach towels so please bring your own. There will a complete weekly clean of the Villa and professional couple from the UK will be on hand for any small emergencies. On arrival a 'Welcome Pack' will be provided to help you have a fabulous holiday, we provide a complimentary starter pack of essentials to make your first cup of tea. There is a selection of books, DVDs and games in the Villa for kids and adults to save on your packing. We have designed a shallow end to the pool 70cm for smaller children and also the patio area has railings around to make mum feel happier that the children cannot take themselves for a swim. A Fantastic Villa!

My husband, 11 years son and I visited this villa in Aug 2009. Upon arrival, we were very pleased to find a clean, tidy and modern holiday home. Every room was spacious and with air con in every bedroom made for a good nights sleep!The kitchen was well equiped making self catering easy. Extra's within the villa, eg dvd's, books, refreshments, along with the fantastic service given by the owner, help with flights, car hire and local information all contributed to a wonderful holiday! We would thoroughly recommend this villa to anyone who is looking for a relaxing holiday, home from home facilities in a clean and modern enviroment. We visited the water park along from the complex and had so much fun! It wasnt very busy so we didnt have to queue long for the rides, food and drink inside are very reasonable too. We did venture into Aiya Napa a couple of times in the evening, quite busy but the harbour was very pretty with great fish restuarants!we are sure we will be visiting this villa again as we had such a relaxing time!
