We were disappointed with the location since it is not on the lake, the lake photo was taken from the neighbor's house. Also, there is no TV. They do not have cable or satellite so there is only a very small TV from which DVD's can be seen which was a problem when we wanted to look at the local weather for plans. There really is only 1 bathroom since the second one is in the basement, yet the bedrooms are on the first and second floor. People who stay in the bedrooms on the second floor have no bathroom facilities on that floor. Overall, the place was quiet, but very plain. It worked okay for us since we made this a trip for our dogs. The home is for sale and in need of some updating. There isn't any beach area for children. The lake had decent fishing (bass only) near the island on the south side of the lake. No local supermarkets or good restaurants without traveling at least 20 minutes away. We were disappointed and decided to cut our trip a day short.
Owner's Response: The house is set back about 250 feet from the lake, but the property extends to the water. The claim that the lake photo was take from a neighbor's property is entirely false. Photos of the lake on HomeAway sites were taken from the house, either from the screened porch or the deck, two great locations for lounging and watching loons on the lake. The photo "Pappa Bear" refers to is probably the one on VRBO (labeled "loon on Kimball Pond"), which was taken from my kayak in the middle of the lake.
Everything else in the review is true. The place is QUIET! You can find plenty of shopping and restaurants about 20 minutes way in North Conway, but our cottage is in a serene spot away from all the traffic and hubbub.
Decent fishing? The author of this review caught a 4-pound bass in the lake. Best areas for fishing change according to the date, weather, and time of day. If the fish aren't biting in Lower Kimball Pond, you can try your luck in the Upper Pond. It's literally just steps away, and we provide a canoe on a wheeled trolley for your convenience. Almost always, your "small fry" will have lots of fun catching our small fry right at the water's edge. The little fish like our waterfront, even if "Pappa Bear" didn't.
Our water frontage is not a beach, though it is gradual entry, with enough shallow, sandy bottom for small children to play. In dryer years there's a strip of sand above the water line, but heavy rains this year have raised the water level considerably. I'm always happy to email more photos and details about the waterfront. Just ask!
As stated in the property description, the house has 2 full baths with tub-showers. One is on the main floor and one in the unfinished basement. The house was built in 1973 as a vacation home, so it's just a simple cottage, not a palace. You will find it spotlessly clean, and well stocked with bath towels, beach towels, and everything you might need in the kitchen.
No TV (since the switch to digital). There is a radio; you can get weather updates from the Mt. Washington observatory. Bring DVDs, or just go out on the deck, make a fire in the pit, and gaze at the stars ... we have fabulous night skies.
Funny, every time I talked to this guest during his stay, he told me everything was great & even came to say thanks before leaving. He only became dissatisfied when I charged his security deposit for damages incurred by his dog. I refunded it when he made a fuss, but I guess he just couldn't let it go.
