IMPORTANT NOTIFICATION TO TRAVELERS regarding HomeAway Internet Scam Fraud! HomeAway management has notified its members that some HomeAway travelers have been victims of Internet Fraud.
For the protection of our guests it is imperative that you follow the steps outlined below.
Step #1: You must send a fully completed inquiry form that describes this property. I will not respond to spam type inquires; for example (give me your best deal).
Step #2: When you receive the inquiry message back from me it will give you our email address. Google search on our email address. This will take you to a property specific website. You can verify our website by clicking on the HomeAway link on our listing page.
Step #3: Before placing a reservation contact us by calling the number shown on the listing. Contacting us in this manner will confirm validation.
Step #4: We do not use the HomeAway reservation tools or any manual type system for example emails with the rental agreement attached. We utilize a unique reservation system which provides a more robust layered security type reservation process . We are US based and will NEVER ask a traveler to go to your bank to send a wire transfer. For our guests protection we do not accept personal checks, money orders or cashier’s checks. We only accept payments by credit card or echeck which are processed through a secure payment processing site.

RENTAL POLICIES:
*Rate Information: Our rates are based on the total number of bedrooms required during the entire stay. Each bedroom is considered to be double occupancy. We only rent to one family/party at a time, this is not a shared house rate like a B&B. We have a flexible reservation system so If you are not sure of the number of bedrooms at time of booking you can add sleeping capacity up until 7 days prior to arrival.
*The base 1 bedroom rate is shown on the listing rate schedule. Each additional bedroom is $50.00 per night, plus tax and $25.00 extra per bedroom for cleaning. If you are not sure of the number of bedrooms required at time of booking we recommend starting with the minimum and adding additional bedrooms once the total number in your party has been confirmed
*Reservations Deposits: A 20% deposit is required at time of booking, the balance is due 60 days prior to arrival.
* Reservation Changes: No charge for up to two reservation changes. A $20.00 Reservation change fee will be applied on the third change or after final confirmation details have been sent
* Refundable Security Deposit: $250.00:
Accidental Damage Insurance (required not optional): $45.00 for up to $1,500 in coverage during your stay. The policy covers things like carpet spills, furniture tears, broken lamps and damage caused by pets. Guests may purchase a policy up until the day before check in time.

July and October 5 night minimum
Balance of the year 2-night minimum except Holidays

Holidays:
New Years - 3 night minimum
Memorial Day - 3 night minimum
4th of July - 5 night minimum
Labor Day - 3 night minimum
Thanksgiving - 5 night minimum
Christmas - 5 night minimum
