Public mountain bike trails nearby. Out of respect Land owners and wildlife in our neighborhood, access is limited to our lot and public roads. Land around the home is posted. No Trespassing on Posted Property. ATV use is restricted. Most land is posted and use restricted by owners.You may have free run of our lot but must respect land use restrictions.

Lakes and Parks!: We are located 25 miles from Allegany National Forest in Salamanca, NY and Northern PA. The Allegany River is dammed and creates the Kinsua Dam which is very large and used for boating , sailing, beach activities of all kinds, Picnic facilities available. Fishing and Pontoon Party boats available for rent.

Ski: Ski 2 great resorts in Holiday Valley and Hollimont(Midweek only unless a member!)

Golf: We have several nice golf courses close by. Holiday Valley is an 18 hole hilly course located on the ski property 5 miles from the house. Carts available. There is also a nice course which is flatter and located in Salamanca NY about 15 miles away.

Wonderful House for Ski trip

In late January, 2009. we had our seventh annual ski trip with 6 couples. Everyone was very pleased with the house. The kitchen is well equipped. The family room is gorgeous with a big fireplace and great view. All six couples had their own room and it is rare to find a place that has 4 bathrooms. It was very clean and well decorated. The snow was fabulous at Holiday Valley Ski Resort. We plan to stay at the house again.

Perfect Spring Skiing

It is always risky planning a ski trip for late March. Everything was perfect! We had a quite large group (15 people) from John Carroll University in Cleveland, OH, but the house was perfect. There was plenty of room for everyone and Fran (the owner) was incredibly accommodating and accessible to ask questions.

The house was in immaculate condition, unlike many of the rental properties we have stayed in, and perfectly decorated. The open living space combined with a large kitchen was perfect for group meals, yet the bedrooms and bathrooms were secluded enough to offer quite a great deal of privacy. The deck was a hit for sunsets and late night star gazing.

The property is only about 10 minutes from Holiday Valley, but in a perfect location far from the hustle and bustle of the resort. I would highly recommend this property for all groups, especially those seeking a quite weekend away. The house sits on a side of a hill and is far from other homes - this is a good thing.

The conditions were awesome, lift lines nonexistent, and slope-side atmosphere superb. We cannot wait to come back in 2010!

Family Christmas

We were 10 adults, and 6 children under the age of six.
There was plenty of room to accommodate all of us comfortably,
both in terms of sleeping space and common space. All the
space is very high-quality (with the exception of the lower-level
common space -- water came in due to heavy rain and melting
snow, but the bedroom was unaffected, and we had more than
enough common space upstairs.) Everything worked, everything was clean, everything was well-cared for. The kitchen is well-
stocked in terms of plates, cutlery, containers, pots, etc (you have
to bring all your own food). The fireplace and the views across
the valley are wonderful. It was an absolutely beautiful place
to spend three days.

Family Reunion 2008

We had our family reunion at this spacious mountain top home. The accommodations were perfect for our group of eleven. The view was beautiful from the deck. Ellicottville was close enough to enjoy golf and shopping. What a wonderful time we all had in this peaceful setting. The owner made booking this home simple and responded in a timely manner to any questions. We all would definitely recommend this home for a nice get away of any sorts.

Summer in Ellicottville

We enjoyed our stay at this house. It was very nice and was located several miles from the Village of Ellicottville. The only drawback was that we had children and teens in our group and were disappointed that the swimming pool was no longer available and the ping pong table was gone. Other than that, the setting is ideal for a quiet getaway in a mountain setting. The beautiful deck overlooking the great scenery and the campfire circle were favorites for our group.
Owner's Response: Good News! The PING PONG table has received a new net, balls and is ready to accept your family tounament for booking. We still don't have access to the pool which is under construction. Lots of other things to do!
