'We have had a wonderful holiday. The Edwardian has been an excellent base for exploring the city and has been like a home from home-comfortable, relaxing and in such a good location with lots of shops, restaurants, cafes and with the 'Muni' [public bus] right on the doorstep'. Carol and Edin G.

San Fran is an amazing, active city and easy and convenient to get around, as well as fun! Each day was a rewarding adventure that suited our family wants. San Francisco Winters are Warmest Time of Year: September to November is the best time to visit San Francisco. Daily temperatures are usually in the mid to high 60s, often reaching into the 80s and 90s. During these months, nights are warm and lend to summer dresses and short-sleeved shirts, while the sky is clear and stars are bright.
What to Pack: Always bring a light jacket
Having just returned from a week's stay at the Edwardian I wanted to put in writing what a lovely apartment this is. So many old original features but with all modern conveniences also included.
The property was very clean when we arrived and extremely well equipped with 2 TVs (one being a huge HDTV), DVD player etc and the kitchen has every kind of utensil and appliance you could ever need. Everything was in full working order with a set of instructions available.
The beds and sofas were all extremely comfortable, it really was like being in a proper home rather than staying in some soul-less rental property.
In terms of location, it couldnt be better either. You are only a short, easy bus service into downtown San Francisco and all the major attractions but you are far enough away to escape from the noise and hustle as well. The Golden Gate Park is literally at the end of the street and provides a real sense of being in 'real' San Francisco with locals walking their dogs and playing with their kids in this beautiful park. We spent a day there just wandering around and recharging our batteries.
You can also easily get down to the ocean on the bus which is another nice way to spend a few hours relaxing watching guys surfing - should the weather behave!
There are plenty of places to eat/drink locally with Haight Ashbury being just a couple of blocks away. We also followed the recommendation of a leaflet left at the apartment and ate at the Abacus chinese just a minutes' walk away - the best Chinese food we've ever tasted - superb!
The service from the management company, particularly our represenative Alysa, was exemplary both in the lead-up to our stay and during our stay. Everything was handled quickly and professionally but with such friendliness also, with advice and guidance and details on the weather and local amenties given.
I really cant praise the service we received enough and would definitely recommend the apartment as the place to stay for a trip to San Francisco. We had a most memorable holiday in this beautiful city made all the more enjoyable by our accommodation, it was also so nice to feel that we had a friendly, reliable local person to call on should there be any kind of difficulties (which there werent), it took so much of the stress away that can be associated with long-haul holidays.

Our group of 2 couples stayed at The Edwardian for Outside Lands. This place has a ton of character, 2 living rooms, 2 bedrooms, a FULLY stocked kitchen, and a wonderful back deck that was perfect for snacking and having a few drinks. Great corner market and place to grab coffee not more than .1 mile away. We spent afternoons taking quick cab rides to The Mission and Chinatown, and of course walking up to Haight. It is steps to Golden Gate Park, as well as a Whole Foods, and The Haight Market (the produce - OMG!). Highly recommend for anyone that wants a centrally located charming space.
This property was very disappointing, it has been maintained very badly with old peeling paintwork and damp walls. It is a very large apartment with 2 bedrooms and 2 living rooms but the bathroom facilities are very poor. It has one freestanding bath with a shower above, but sandpaper has been glued to the bottom of the bath so it is unusable as such. The toilet door does not lock properly. Overall whilst it isn't dirty it is so old and decrepit and smells of damp that it was impossible to stay in. We had booked for four nights but it was so horrible we left the next morning. To be fair to the owners they refunded the money after we complained but I wouldn't want anyone else to go there without fair warning. The twin beds also still have plastic sheeting on them which is just gross
This apartment exceeded our expectations ,the pictures on the website are good but don't do the apartment justice ,it's huge.The two separate living rooms spacious kitchen diner and two large bedrooms were immaculately clean it was a pleasure to return to after a busy day sightseeing and so nice we ordered takeaways in several times ! Supermarket was a short walk away and Muni bus route right outside very convenient ,we have used holiday rentals for the last eight to ten years both in the US and Europe and this is the best we have stayed in .
We must not forget to mention how helpful Alysa was during our stay nothing seemed too much trouble ,it was nice to know she was a phone call away she is such a fantastic character !
All in all this is a perfect appartment in a fantastic city - a real home from home for our family of four (two adults two teenagers ! )

This was our second stay in this apartment. We are 2 adults with teenage kids. We couldn't match all the wonderful assets that this apartment afforded us anywhere else. It provided the luxury of staying in a prestigious apartment, but with the warmth and character of a much-loved home. Everything was provided to make our stay easy and comfortable. It was quiet, leafy, and incredibly peaceful sitting out on the deck, yet walking distance to the energetic Haight Street. Golden Gate Park is magnificent. We could walk through the park to the bike hire shop, walk to great pubs and restaurants, and the best thrift and vintage shops in San Francisco. We could also catch the bus from the front of the apartment to other neighborhoods. I would thoroughly recommend this apartment to anyone traveling to San Francisco. The service provided by the hostess and agent go well beyond the call of duty. They really are lovely and very generous people. We felt totally indulged.
We stayed here for 10 days in April 2011. There was three of us (all adults) and there was ample room for us.
The location is great being just down the road from Golden Gate Park and just around the corner from Haight-Ashbury. Despite being round the corner from all the action, this spot is Hayes Street is really quiet, If you need to get to downtown San Francisco then the number 21 Muni bus stops just down the road - and its really cheap.
Alysa was a great hostess. Very friendly and accommodating, and helped me sort out a solution for storing my luggage the day we checked out as I had a mid-evening flight and had almost 12 hours with my luggage after checking out. Alysa got it sorted straight away - good woman that she is!
The apartment is quaint with period decor and furniture. Rooms are a good size and the beds are comfortable although the plastic mattress covers are a little unusual. Handy hint - grab one of the spare duvets and pop it under the bottom sheet and its much better.
There is a lovely near-new kitchen and the balcony is a grand spot to sit on a sunny day. If you like your cable TV then there is a massive TV in the lounge. Free WiFi internet connection as well. The only down side is that this is the middle apartment in a block of three so there is a couple of flights of stairs to climb. This can be a problem if you've got heavy bags, or find it difficult to get up the stairs.
We recommend the Edwardian to other visitors to San Francisco.
One minute walk to Golden Gate Park. Within 5 minutes walking: Stow Lake, coffee shops, cafes, public library. Bus stop in front of condo makes travel to Pacific Ocean Beach, Opera House, Fisherman's Wharf, easy. . Day trips by car include Indian gaming casinos (@ 1-hour drive); wine country, Sausalito, Monterey Bay. Golden Gate Park includes: Academy of Sciences, Conservatory of Flowers, Botanical Garden, archery, biking and skating, golf, horseback riding, lawn bowling, tennis, Beach Chalet, fly-fishing, picnic grounds, M.H. de Young Museum, Japanese Tea Garden. The park is larger than New York's Central Park, and is covered with more than one million trees and houses a family of bisons.
