Casa Miramar is "IN TOWN" on the south side of San Juan Bay. It takes just three minutes to touch the sand (Really) and maybe 3 more to reach the center of town, allowing for easy access to all town has to offer without any of the town noise. The house is ideally situated for the convenience of coming and going at your leisure without the requirement of a vehicle. Most groups book with us primarily due to our location and then are always pleasantly surprised by all that Casa Miramar has to offer. Casa Miramar is a spacious and private compound that contains two Villa's situated around an amazing courtyard full of lush landscaping. Both of the Villa's are situated to fully maximize the view which abounds from nearly every room. The front doors of each Villa open up to your private pool oasis and BBQ veranda. Upon your arrival you will be stopped in your tracks by the breathtaking views of the entire bay and beach. The exterior of the property is surrounded by tropical plants, flowers, and fresh herbs like mint in the garden...mojitos anyone? The home is newly constructed and no detail has been overlooked for your comfort.
Casa Miramar commands breathtaking views of the entire bay and beach. Each bedroom has whisper-quiet A/C units and ceiling fans to keep you cool while you sleep. Two large upstairs balconies off all bedrooms are the perfect location for morning coffee which is prepared by the full time maid from the best Nicaraguan coffee.
The outdoor area consists of a beautiful infinity pool with two small waterfalls and a spacious patio with a built-in BBQ, Pizza oven, and outdoor kitchenette. Out back and in the courtyard, there are plenty of areas to lounge and relax amidst the tropical landscaping.
With such a location, surfers can check the wind and conditions by glancing at the direction of the boats moored in the bay, and the size of the San Juan Beach Break. Boat trips for surfing or fishing can be booked by request on a modern and fast boat with a knowledgeable Captain for an excellent price.
And, for those interested in polishing up the Spanish, with advance notice we can have experienced teachers come to the house to conduct private classes.
Casa Miramar is laid out as two separate Villas surrounding an open courtyard, each with it's own kitchen so it is possible to rent a single unit for groups of six or less or the entire compound for groups of up to ten.

Vanessa & Will moved to San Juan in 2005 from Ventura, California. We bought this land and built a house here because we love it here. We had our son, Max in 2006 in Managua, Nicaragua. Will builds custom homes and Vanessa teaches yoga. We enjoy the simple and easy pace of life in San Juan. It is a great place to live and the temperature is always nice so we are outside a lot. At the beach surfing, swimming, or just lounging by the pool. We have all the connections here for any excursions, spa services, etc to make the perfect vacation.

The reason we bought the land where we did and built a house was LOCATION, LOCATION, LOCATION! The house is in San Juan but just up the hill enough to command an awesome view and avoid town noise. Within a 2 minute walk you can touch the sand and in a couple minutes more you are in the center of town. The police station is right on the corner on the way to the house so safety is not an issue. The neighborhood is friendly and you can purchase fish, shrimp or lobster on the way home.
Since Casa Miramar is so close to town a vehicle is not needed. And, any beach for surfing or visiting is only a boat ride away. Additionally, Cristell the house keeper can shop and cook as well as her usual duties of cleaning. She makes amazing ceviche, salsa, guacamole and fresh chips as well as natural juices.
Beautiful property ,view, andcountry. Vanessa and Wills home is in a perfect location for access to the town and beach. The view is incredible, their home is well maintained, you can understand why they are so proud of it. Would highly recommend to anyone wanting to visit SJDS
Our group traveled to San Juan Del Sur for a week-long vacation. Upon arriving at Casa Miramar, we were given a tour of the home by the owner. On our first night, Vanessa and Will left a delicious snack of homemade Ceviche and fresh guacamole- not to mention a case of cold beer in the fridge! The house was generously appointed with amenities that you would expect to find in at high end boutique hotel, not a vacation rental home. All of the comforts of home were available, such as high speed wifi, cable TV, air conditioning and heated water. There are breathtaking views of the entire town and the beach from the rooms and the pool deck. The staff of housekeepers went above and beyond by thoroughly cleaning the house each morning, offering to cook meals and even doing our laundry. Needless to say, we felt spoiled. I highly recommend this property to anyone looking to experience the best that Nicaragua has to offer.
Casa Miramar is truly a retreat full of beautiful views and amazing staff. The entire staff have amazing servant's hearts. The closeness to the city is a huge plus if you do not have a vehicle. The neighbors are friendly and respectful of your privacy. The house is well equipped with great appliances and of course the WiFi worked well especially for my teenage daughter. At last, we felt blessed by God staying at the Pattison's home. If you want to be blessed, you MUST stay at this home!
Casa Miramar is beautifully perched on top of a mountain overlooking the bay, it is truly spectacular. Vanessa and Will took every precaution to make sure our stay was as comfortable and wonderful as we imagined. They are both open, warm and full of tons information about Nicaragua. I really cannot say enough to how nice they are. The home well stocked with appliances, furniture, utensils, and towels. The men and woman come in everyday to clean and do laundry, they are extremely respectful and thorough. You will not be in need of anything. We were a large family so we took up both houses. The houses are situated right next to one another with a breeze way between. he town of San Juan Del Sur is clean and easy to get around. There is a wonderful bakery (sorry I can't remember the name) with fresh bread, we loved that place. Vanessa owns a Yoga studio so we took advantage of the meditation and yoga. I highly recommend seeing and using her Yoga studio. We loved the atmosphere the neighbors. San Juan is an easy jaunt to other bays in the area that are beautiful secluded beaches. I loved maderas alot although the road down is a bit tricky. The hike to the Jesus statue is really beautiful, with great views. The meals we had were so delicious, highly recommend. Hope you enjoy your stay as much as we did.
We heard that a lot before we left. What we can now reply is that it is a beautiful and friendly country with gorgeous beaches. San Juan del Sur is very clean with no street hustlers. Playas Maderas and Hermosa were fantastic with some surfing even in the winter month. Best of all was our stay at Casa Miramar. We were a group of 8 adult family and friends. The villas are high class, spacious and well-equipped. The staff kept it clean and us fed. I absolutely recommend getting the meal plan. No meal that we ate at a restaurant was as good as the food we were served right at home. On our last night, Marta made a plantain pie that was unlike anything we had tasted anywhere else, and it was totally delicious! It was such a treat to get breakfast every day, often with pancakes. My family has rented through vrbo for many years all over the world and we all agreed that this was our favorite. We used local taxi drivers to get to the beaches and to Granada and Masaya. It saved a lot of money over the tours. Many in the group went to the yoga studio every day and nearly everyone got a massage , right in the villa, on the last day. Vanessa and Will dropped by and they and Ingrid were always helpful and accomodating.
Here are my only warnings: the villas have many stairs and are not suited to people who are not mobile; the hill to the villas is steep-no problem for most but I was winded; December is festival time and we often had trouble sleeping because of loud music and firecrackers; one bedroom is not shown in the photos--it is small with twin beds, high windows and no view; the pool area is not fenced so young children would have to be closely supervised.
All in all, we would give it ten out of ten stars!!!
There's a reason why the reviews are so high! Our group of 7 were amazed at how beautiful the villas were! The pool area and courtyard are are breathtaking! The air conditioned bedrooms were heaven after walking back from the town. THE FOOD WAS AMAZING! The special staff was very attentive. Having Vanessa right next door was perfect and we used her expertise often! People in the community know Vanessa and her family. The villas are surrounded by a gate with a lock. We felt safe and well looked after the entire time! Beautiful property! I have NO complaints! It was a wonderful adventure!
For the past 6 years our group of college buddies has gone on a trip together. This was our first trip outside of Mexico and all inclusive hotel stays. While in Playa del Carmen last year we met a young couple from Nicaragua and they suggested we try going there this year. We all enjoy fishing and they told us how good the fishing was there. So, off we went. We rented a van at the airport as we wanted to spend some time seeing the country and quickly learned that wasn't the easiest thing to do in Nicaragua as there are "VERY FEW" and I mean "VERY FEW" road signs and no street addresses in the country. After a few backtracks from wrong turns and about 3 hours on a 2 hour trip we finally got to San Juan del Sur and our designated meeting place with the owners.
Their Villa is just a few blocks from the main street of town where the resturants and bars are located so I'll give Casa Miramar a 5+ stars on convenient location.
The villa itself is wonderful............beautifully appointed, graciously equipped, very comfortable, and meticulously cleaned. Everything described in the owners description of the property is spot on.
Their friendly housekeepers were exceptional and more than willing to accomodate us in any way they could. After a day of catching 18 nice fish that included yellow fin tuna I wanted to cook the fish but not the rest of the meal. "No Problema" their cook and I each tried to out do the other and we had a feast that would make any restaurant back home in Louisiana proud.
Will and Vanessa checked on our needs daily but left us with our privacy. We enjoyed getting to know them. As an aside, one can not help but notice the poverty in Nicaragua and be moved by it. Some of the houses on the way up the hill to Casa Miramar are examples. I was impressed to learn that when Will built his house he also provided access to water, sewerage, and electricity to the homes beneath his. Well done young man.............
Our trip to Nicaragua was a great adventure and at the same time a humbling experience. The people were simple, very open and friendly. The scenery was beautiful. Some roads were a bit primitive. I left the country wondering if all the "things" and "conveniences" we have back home are truly for a better life or if in gaining those luxuries we haven't lost the joy to be found in the simple things of life.
