large (2700+ ft2) cape cod house (circa 1830 with large newer addition). House has a huge private lawn area. House is walking distance to the beach at Rock Harbor (1/2 mile), Rock Harbor (1/2 mile), and Orleans town center (3/4 mile). The beach at Rock Harbor is one of the most beautiful beaches, with pink sand and warm water. The beach at Rock Harbor has free parking unlike the public beaches that charge $15 per day. Walk to the harbor and watch the fishing boats come in. Walk to beach and Orleans town center. Very close to bike path too. Three bikes and four tennis rackets are included. The house has a large, private yard for sunning, picnics or sports games. Separate laundry room has new large capacity washer/dryer. Kitchen has new high end stainless appliances. House is furnished with antiques and new furniture. All new mattresses. Screened sun room. Parking for 4+ cars. Wireless Internet & cable TV.

About Lois

I've been renting this house in the summers since 2007. Every year we make significant improvements to the house. In 2013 we installed a new fence and have freshly painted three rooms. There's a new powder room too. Apart from one minor exception, our tenants always have been fabulous and been very responsible caring for the house while also enjoying their time in Orleans. We are lucky to be able to share such a nice house! I live with my family in Florida and Rhode Island.

The house sits on a 3/4 acre lot. It's a large lot with a great big lawn to enjoy. It's very private and natural. Orleans is a great town. You never need to drive far for beaches, shopping, groceries or restaurants. Orleans is the first town on the outer/lower cape with beaches on both the ocean and bay sides.

Large (24 x 12) kids bedroom with 6 twin beds (real beds; not bunks) is set apart from other bedrooms so kids can be free to have fun without bothering anyone!

Large, lovely Cape house, loaded with charm!

We go back to this same house, year after year! Lots of room to accommodate our family and friends. Super clean, nicely appointed and great space inside and out!!! Lovely kitchen and large open dining room makes it enjoyable at mealtimes for everyone. It's really such a special place!

Spacious reunion home, perfect for any season!

For my first trip to Cape Cod, or even the East Coast, this house was everything I hoped it would be and more.

I had planned a New Years reunion for myself and a large group of friends who scattered all over the country. It was such a challenge being able to find a house that was both big enough and available during the winter months to cater our needs, but we were lucky enough to find this house... It ended up being the perfect fit.

When we walked into the house, I was pleasantly surprised by its size and layout. The kitchen (which is fully stocked with everything you might need and then some) is conveniently located right in between the living room and dining room, and the open concept makes it easy to communicate between the two. The dining room table was very large with plenty of seating, and we found ourselves spending most of our time gathered around it playing cards and catching up.

While the girls were spread among most of the main bedrooms, the “dorm style” room full of twin beds was a perfect place to designate to the guys in our group. Although we used it for the boys, I feel as if it would function well as kid’s room for families that may be visiting.

Because we were there over a winter holiday, we found ourselves spending most of our within the house, leaving mostly to take walks to see the nearby beach and to buy grocery’s for the day’s meals. One would think that spending a majority of three days within a house with such a large group of people would get old, but one of my friends made a good point in noting that we never found ourselves feeling cooped up. In addition, the style of the house had such a warm New England/Cape Cod feel that it always felt like a home.

I would recommend this house to anyone who may be interested in making a trip to Cape Cod, no matter what the time of year. If I ever have the opportunity to visit again, no part of me would hesitate to return.

Great house for a large family gathering!

What a great house for a large family! We rented for the thanksgiving weekend and brought our five children, my sister-in-law and her husband and two kids and my mother and father in law! There was plenty of room for all 13 of us to enjoy a great family weekend. The large dining table in the open concept kitchen area was perfect for our Thanksgiving feast. The dorm like sleeping area housed 6 of the cousins perfectly and there were private bedrooms for each of the couples and the baby. The house is charmingly New England with lots of windows and light flowing through. Although not all of the rooms have been renovated, they are clean and functional and include adequate closet spaces and personal storage areas for an extended stay. We love this house, the location and the warm feeling it has! Will definitely be back again. Hoping we can get a few weeks this summer as it's sure to rent out quickly when people discover it!

Great house for a large group

We had a wonderful week at the spacious house. It was perfect for our family reunion. The location is great, close to Orleans center, to convenient shopping stores, beaches and the bike trail. There was plenty of room for our large group and the 'dorm' was perfect for the teenagers! There was plenty of seating both inside and out and the house was very clean. We stayed early August and did not encounter any mice nor saw any evidence of such. The rooms, bathroom and air conditioning are as described the listing, no complaints whatsoever from our family. We enjoyed the spacious yard, and made great use of the kitchen. I would recommend this house for families renting together, reunions, and families with teenagers. We will be back!

Disappointed

We were disappointed in the house. We are a family reunion group and have been vacationing happily at the Cape for many years in lovely rentals. This house was not what we expected. While the first floor bedroom and bath were totally satisfactory, and the "dormitory" style room with 6 beds was also fine for the kids, the other 3 bedrooms were awful! The space where the other bedrooms are is really attic space. The lighting is terrible (as it is throughout most of the house) and the rooms are sparse and uninviting. One of the rooms with a queen size bed has no air conditioning - that room has a half bath (no shower). The other room with a queen size bed has a very noisy room air conditioner, but no bathroom. In order to get to the bathroom, you have to pass through the bedroom with 2 single beds. The bedroom with 2 single beds is dark and small. As for the rest of the house, the living room is dark and does not have any real comfortable furniture to relax on. We like to read and there was no good place in the house to sit with a good book. The porch is also very small and its couch is missing one of its cushions. The kitchen area and eating area were very nice and did fit everyone comfortably and all of the appliances were top of the line. The other major problem was there were mice in the house. We spotted mice in the kitchen and there were mouse droppings in a couple of kitchen drawers. When we asked the owner for some assistance with this, her response was unhelpful. She asked us to provide a video of the mice -- we told her they would not sit for a photo session. She made no effort to remedy the situation. She did offer a small refund (which we did not ask for) and then never provided it. The walk to the beach is down a road with no sidewalks. The beach is beautiful and the house is in very close proximity to the town of Orleans and the rail trail. We would not recommend this property to others.

Owner's Response: Regarding the statement that the upstairs is like an attic, the listing states it is a "large cape cod house (circa 1830 with large newer addition)." Cape cod style houses, especially historic homes such as this one, always have upstairs with sloping ceilings. They are not attic rooms. In fact, there is an unfinished attic above these rooms. One of the upstairs bedrooms is quite large (about 14 x 14), another is about 12 x 10 and the third is smaller, although still fitting 2 twin beds end to end and a large antique dresser. Regarding one of the 4 full bathrooms, it is a full bathroom and has a sink, toilet and oversized square tub in perfect condition. (The listing discloses these details.) The Town of Orleans considers this a full bathroom. One of the upstairs bathrooms is connected to a bedroom, so one has to walk thru that bedroom to get to that bathroom. I will include a floorplan of the house in future listings. Regarding lighting, there are plenty of table lamps in the house. Most tenants move those around to suit their needs. This year we installed shades on the windows which may have resulted in the house feeling a bit darker during the day. We did this to protect the house from the sun and they can be easily drawn or opened. Regarding air conditioning, the listing language includes the following quote: "The house has air conditioning as follows: There is a new (2010) Fujitsu Halcyon ductless split system AC unit with remote installed on the north wall of the living room. There is a new (2010) quiet and high powered (6000 btu) Friedrich window air conditioner installed in the bedroom with six twin beds. There is a new (2009) Airscape Fan . . . installed on the second floor that silently brings cool air into the second floor in the evenings if needed (where three bedrooms are located). There is a new (2011) LG portable room air conditioner that is located upstairs in the bedroom with two twin beds. There is a new (2011) window air conditioner installed in the larger upstairs bedroom with queen bed."

Beginning in August, a mouse left droppings in one of the kitchen drawers (a drawer that is not used). With back to back tenants until Sept, I decided not to treat due to toxicity issues but drawer has been kept clean.

I offered a small refund when tenants departed on August 18 (12 days ago) but they never responded. I don't have their address to which a check would be sent. Tenants made other claims in their emails that were unsubstantiated

Relaxing week

House was just like pictures. Plenty of room. Spacious layout w/ large dining room which easily fit 12 for dinner. Appliances were all fairly new and in great shape. Large backyard was fun for kids and adults...played wiffleball! Very convient to all. Actually saw fireworks at Rock harbor from the driveway. If your looking for an old fashioned clean cape cod house with plenty of room this is it. Bredroom with 6 beds was great for kids. Would recommend
