Fiesta Playa is a spacious penthouse and the largest in the Hacienda San Jose complex. It is the next best thing to a single family home, boasting over 2100 square feet. Tastefully decorated with fine quality furnishings and beautiful Mexican tile floors throughout the unit. Offers three full levels of living space. On the first level there is a very large entertaining kitchen area with bar seating and glass top dining room table, which seats six. The living area with entertainment center overlooks the gorgeous swimming pool and lush gardens below. There is also a laundry room and a half bath on the first level. On the second level each bedroom has a king size bed with large private bath, A/C and ceiling fans. Both overlook the pool and garden areas as well. The prized penthouse level is a beautifully landscaped, luxurious roof top terrace with over 500 sq. Ft. There are wonderful ocean and swimming pool views.

Fiesta Playa is in a fantastic location on 1st avenue between 24th & 26th Street in the heart of Little Italy just a few steps from Mamita's Beach, which is considered the most beautiful and popular beach in Playa del Carmen. It is only one block off of the main promenade (5th avenue) where all of the trendy restaurants and shopping are found. Ferry to Cozumel located blocks away off of 5th Avenue. Two water theme parks are within 15-45 min away: Xel-Ha: Swim with the dolphins, Snorkel, Water Activities & Xcaret: Water Theme Park. The Mayan ruins of Tulum are also located 45 min. south.

We had an absolutely incredible time & loved everything about our stay there...from Maria...to Juan...to Mike...all of Jans' team were exceptionally attentive & accommodating...also many thanks for the wonderful information that you provided us with re restaurant, grocery, & sight seeing offerings...several times to La Siesta for phenomenal pizza ! Loved The Glass Bar...The Blue Lobster...Babes...Can certainly appreciate your attraction to Playa & your phenomenal penthouse !...it far exceeded our expectations...Robert & Linda Kelowna BC Canada

We truly enjoyed staying at Fiesta Playa. The location was perfect for us...one block off the main prominade, far enough away for quite evenings and close enough to enjoy in a matter of minutes. The local restaurants close by were unbelievably good.

Your property is very well maintained. The beds are comfortable with ample room in the closets. The terrace on the roof offers great views as well as a private area for sunbathing. The kitchen is huge, and all the appliances functioned very good. The living area is comfortable, as is the fold-out bed.

The management was very attentive to our needs, and the maid service was very good at their work. Both Management and the maid service went out of their way to be cordial and make sure our stay was perfect.

Thank you for a very hospitable time in Playa del Carmen.

PS... We would highly recommend the Italian Restaurant at 24th and 10th. I believe it is called El Pascatore. The Swordfish Mediterranean was the best I have ever had. We also had the Grouper, as well as the Clams and Mussels with Fetticini. El Fogon was real true Mexican and very good, but not a fancy place. For Argentinian beef, the best place is 1/2 block up 10th from El Pascatore.

This condo was lovely... well furnished, very clean and comfortable, with a Mexican flair. The location was excellent...very close to Mamitas beach club, great restaurants, and 5th Avenue in the northern part of Playa del Carmen. Our family of 6 adults including my two sons and their partners, were able to come and go as we pleased with no safety concerns. We have been to Mexico several times and still enjoy Playa del Carmen the most because it is clean, you can beach walk for miles, the swimming is great, and the town itself is great for exploring...not too big and not too small....and no hugh highrises. We like the north end because it is not as crowded, yet everything is easily accessed.
That being said, I would not recommend this property for anyone with mobility problems because the outside spiral staircase [and indoor one] would be difficult to navigate, since the main entrance is one floor up. The rooftop patio was well utilized by all of us in the evenings and the hammock and lounge chairs proved to be popular. We did not use the pool much at all as it looked lovely, but there were no lounge chairs provided or good spaces to lie around outside. That was okay with us as we wanted to enjoy the zen of beaching it and being by the ocean..so no problem.
We would love to come back again.

I have stayed here 4 times so far in the last 4-5 years and cant wait to get back. I have traveled the world and this is one of my absolute favorite places to stay. 1 block to the best beach and 1 block to 5th Ave. The accomodations are perfect for a relaxing vacation get away. The roof deck with the view of the ocean is just outstanding. I CANT WAIT to get back. Recommend the local barber, massage therapists and dive shop right across the street. People are freindly and I always feel safe here. Great place!!!

I have stayed at this property 2x and I am planning my 3rd trip. The accommodations are clean, spacious, conveniently located and offers any service you could ever want or desire. The beach is close and is the most popular beach in Playa del Carmen. Any shopping you need is also within walking distance; so if you don't want a car you won't need one. I would highly recommend this property for your vacation or get away needs !
