AMAZING DEAL: READ BELOW!

How would you like to stay in a BEAUTIFUL 1 bedroom, 1 bathroom, ground-floor condo in Fort Myers, a condo that you will remember for a long time to come, and want to visit again and again?

(Please note that my condo has been fully rented for the periods of October 15-November 15, 2014 and January 1st, 2015-March 31, 2015! I am no longer accepting customers during this period. However, the condo IS available anytime from June 1st, 2014-October 14th, 2014; November 16th-December 31st, 2014, and from April 1, 2015 onward.)

This beautiful, furnished condo (less than 3 miles from the Sanibel Island Causeway) has been EXTENSIVELY RENOVATED. It has been completely repainted, and features new carpeting, a new stove and range hood microwave, as well as dishwasher. The living room features a BIG SCREEN television with cable, DVD player and internet access (but you have to provide your own computer), and comfortable leather furniture--along with a small (but very nice) TV set in the bedroom as well. The bedroom features a queen-size bed, and bedroom set. The screened lanai (with sliding doors to the condo) is the perfect place for you to relax, and there is also a washer/dryer unit in the condo. The bathroom has also been updated.

This condominium complex (Davis Woods), offers a swimming pool, a tennis court and shuffleboard. Designated parking is next to the condo. There are also plenty of exciting activities nearby--including golf courses throughout the area - like the GREAT SHELL POINT 18-hole golf course just right across the street. Close by are great beaches, including BUNCHE BEACH! Fishing, canoeing, water-skiing and other outdoor sports can be found in the immediate area, along with GREAT arts/cultural venues throughout the area.

There’s an outlet mall down the street on McGregor Boulevard that’s PERFECT for shoppers, and great restaurants throughout the surrounding areas! If you want groceries, there’s a Publix supermarket nearby on Summerlin Road about 1 mile away. You won’t get bored anytime soon!

I, the owner, live on the Davis Woods premises, and can help if you have any questions about anything!

There IS a one-time refundable $500.00 security/damage deposit to be paid no later than 7 days after condo is booked, with the remainder of the balance due no later than 60 days before your stay in the condo. RENTAL RATES:

JANUARY: $1425/mo.

FEBRUARY & MARCH: $1675/mo.

APRIL-DECEMBER: $750/mo

A $500.00 security/damage deposit is required no later than 7 days after condo is booked, with the remainder of the balance due no later than 60 days before your stay in the condo This deposit will be refunded within 3 weeks after your departure if there is no damage to the condo, lost keys, missing items or extra laundry.

Renters Who Reserve Condo Less Than 60 Days Before Arrival Pay All Costs up Front.

Renter Pays, in addition to the monthly rent, a monthly $154 internet/cable TV fee, and a one-time $95 Cleaning Fee. 6% Florida State Sales Tax and 5% Lee County Tourism and Development Tax added on to the final balance and the rent/internet/cleaning fee.

Personal Checks or bank checks are accepted! I can also do wire transfers. However, no Credit Cards or Cash!

Note: Until confirmed, rates are subject to change without notice.

CANCELLATION POLICY:

Deposits are normally returned if notice of cancellation is received by me in writing or e-mail 90 days before your scheduled arrival date. If I receive notice in less than 90 days before your scheduled arrival, then the deposit will only be refunded if I am able to re-rent the condo for the full term of your reservation at the same rate. If I receive notice in less than 60 days, then the rental fee will be forfeited unless I can rent the condo for the full amount of your reservation at the same rate.

There is also a $50.00 administration fee for all cancellations.

No pets, smoking or children allowed. Please also note that the only sleeping facility is the bedroom’s queen-size bed. The condo’s couches do not accommodate sleepers, and I do not provide extra accommodations for overnight or extended stay visitors.

Tenants are subject to swift removal from the condo at any time if they are caught violating the laws of Lee County, the State of Florida, or the Davis Woods complex. They are also subject to swift removal from the condo at any time if they consistently interfere with the peace and quiet of other tenants at the Davis Woods complex. Use common sense and common decency and you will be fine.

I can also offer you information about both travelers' insurance and renters' insurance, if you are interested. These types of insurance can help if an emergency comes up and you must end your stay sooner than you expected. In addition, if an unexpected matter arises and you have to relocate to another residence, please note that I am NOT responsible for the costs of your relocation. I am also not responsible for any of your items that get lost, damaged or stolen during your stay in my condo.

Home away from home!

My husband and I stayed here and were more than happy with it! It was very clean and neat and had everything we needed for our full month's stay. We had to cut our visit short due to family issues back home but are looking forward to staying here again in the near future! We would recommend this condo to any couple who is looking for a very pleasant and convenient place to spend a month or longer. It is close to everything we wanted to do (Sanibel Island, Naples, dolphin watching, manatee watching, etc.) We can't wait to go back!

More than met my expectations

If you are looking for a condo that so close to the beach,shopping,restaurants,pleasant surroundings,this is the one to rent.I found it clean and all the amenities that I would need. The owner was very helpful with information on local places to go with directions to some. I said I was there to relax and enjoy my reading,he left me a nice choice of books and to my privacy. I felt very comfortable there.

My husband and I rented this same condo. The condo was beautiful and the owner could not do enough for us. When we asked for something to be done, he was right there. As for stalking the tenant, there is nothing further from the truth. The owner lives in the complex and only comes around to see if everything is ok and that you are happy!!!
We now own a unit in this complex and see the owner everyday. He is a kind and caring person and would do anything for you.
If you are considering renting this unit you may ask the owner to contact us to give you a review that he deserves as a landlord. If you read all the other reviews you will see that this was the only negative renter.
Please disregard this inappropriate review as they must have had other issues to write something like this.

Stayed at condo for 3 months. It was comfortable for 2 adults. Neat and clean, nothing fancy. We did have the same electrical issue in the bath room for the duration of our stay. A.C. was O.K. fortunately. (no car port) assigned parking only.

AVOID STAYING IN THIS CONDO AT ALL COSTS!!!

If we could give this NO STARS then we would.

We rented this condo for just over 2 months in September 2013, but left with over a month to go.

First of all, the power kept on tripping in the bathroom whenever anything electrical was plugged in.

The owner knows this is a problem, but fails to do anything about it, apart from tell you how to reset the trip switch.

As soon as anything was plugged into the socket and switched on, the power tripped.

This was totally unacceptable as it was the only socket in the bathroom.

My wife had to reset this switch (which is in the bedroom) at least 30 times one day, whilst trying to dry her hair.
That's not safe, not right, and certainly not acceptable.

Next, the Air Conditioning broke down for a few days, again, totally unacceptable, considering the heat here in Florida.

The owner claimed to have gotten it fixed, and we left for a few days, only to return to a very smelly condo because the Air Conditioning unit in the cupboard had started leaking badly and all the carpets were soaked.

We decided enough was enough and left.
We had just bought a house in Florida, and decided to move in earlier than anticipated to get out of this hole.

The owner is not accommodating at all, and for the first few days we were there, we felt like we were being stalked.

My wife used to keep the chain on inside the condo locked if I was out, in case the owner "turned up" as he also lives in the complex.

Also research online who the neighbors are if you intend on having kids, grand kids etc visiting.

We asked the owner for a part refund for the month that we decided not to stay in his condo for, and he refused to refund us a single penny.
He actually stated we should be grateful that he never charged us a cancellation fee!!

The tone of his email to us was downright rude, and it sums him up perfectly.

The condo is nice and clean, we'll grant him that, but the management of it is extremely poor.

We would not recommend anyone book into this condo if you have ANY other alternatives.

Now, it will be over to the owner to make up all sorts of excuses to counter the issues we have mentioned in our review.

He told us that the issues we had, we're typical of those you should expect to encounter when renting a condo.

We beg to differ on that.

Owner's Response: I am the owner of this condo, and want to address the issues that the author mentioned.

This couple originally rented my condo for 9/23-10/31. They arrived on 9/23, and decided to rent for the additional month of November. Since the condo was available, I was willing to accommodate them.

I recently had a new air conditioning unit installed, and there were indeed a few minor problems regarding the unit. However, matters were resolved quickly.

The lady renter finally mentioned during the weekend of 10/18 that the bathroom electrical outlet was tripping to the point where it could not be used. I contacted my electrician, and on 10/21, while being summoned to the condo on another matter, I mentioned my electrician was available to fix the outlet at her convenience. She agreed that 10/22, between 8:30 a.m. and 4:30 p.m., would be fine since she was at work. When I showed up at the condo to meet the electrician the next day, the lady was home and said she was sick, and asked if the outlet could be looked at some other time. I told her to call me when she felt better so the matter could be resolved, but she never did.

On 10/28, (the day they made their newly purchased home their domicile) the lady showed up at my home, threw the rental condo keys at me, and said she and her boyfriend were leaving the condo and moving to their new home. They demanded a full refund of November's rent. I tried to say that since they cancelled less than 60 days before their arrival, I can only refund the full 11/2013 rent if someone rerents the condo for both the same amount of money & time they originally paid. This is my official cancellation policy. They wouldn't listen.

I DID reimburse security/damage deposit since they stayed in condo for most of their September-October stay,and kept the property clean. I did this, though I didn't have to. Also, as the author of review states, I didn't charge my $50.00 cancellation fee, although I could have.

I also want to address the more serious allegation that they "felt they were being stalked." I have never been arrested or convicted of a crime. Would previous renters have said good things about me if their safety was in jeopardy?

I tried to assist these people, but they did not read my cancellation policy.

I stayed at Davis Woods for 5 months and i love the location. Walking distance to Tanger Outlet Mall, 15 minutes drive to Fort Myers Beach and a nearby publix grocery. Also the owner is very nice and a clean condo unit.
