Lemon Bay Waterfront Property

Beautiful place on the water; located near Lemon Bay Park; near town shops, etc in Englewood. Easy access to grocery stores. pharmacies & shopping. The property is clean but furnishings are sparse. No comfortable place to sit for more than 2 adults to watch TV. Could not change input source on TV from cable to DVD. DVD player cable was missing (we bought one at Radio Shack). The pool is very nice, but not heated, water was too cool in March to swim. Owner lives in Sarasota & is too busy, except by email. There is no phone land line or internet service. The local contact told us "she is a real estate broker, not a rental agent not compensated for her time", when contacted about the TV/DVD problem. We took our laptop cmptr to the local library to use their wifi system. Our cell phone network didn't work well, weak signal. We had a lot of dropped calls. The good things: the beaches on Manasota Key are fairly accessible; Manasota Beach is approx 4.3 mi, Englewood Beach, and others are somewhat further. The Gulf water & beaches reminded us of the Carribean. At the house, we enjoyed visits from great blue heron, a great white egret & other sea birds. Fishing jumping out of the water was a common sight. There was lots of boat traffic, as the bay is an Intercoastal Waterway. Be advised, the property is for sale
- watch the wording in the lease agreement - could possibly have to relocate during your stay!

Owner's Response: Our home is marketed as a 1220 sq ft 2/2 waterfront home. It is meant for a couple or small family (though we have had families with 4 kids stay there with the kids camping out in sleeping bags!) who enjoy spending time by the water in FL. It was never marketed as having a land line or land based internet service as most everyone now has a cell. We have had renters who we have helped arrange cable internet. We have also been very clear that the pool is not heated, though in FL, you can swim in it 8-9 mo out of the year. Having all those extra, usually not needed, amenities would just force us to raise rents. Boat "traffic" is scenic and not a noise distraction as the boats are probably 300 meters away at least. Our local real estate professional who troubleshoots things is responsive within 24 hours for minor issues and immediately for anything serious. As for the house being for sale - no renter would ever be put out or relocated if the home sold - a potential closing would be shceduled at a later date. Bottom line is it's a great little house for the price and has been enjoyed by many, many renters over the years.
