Three Bedroom Cottage In The Grounds Of A Manor

The Coach House is a three bedroom barn conversion on the edge of the pretty village of Eggington, just outside Leighton Buzzard. It is only three miles to Leighton Buzzard Railway station, which has trains to London Euston in 35 minutes.

The Coach House is set in the grounds of a beautiful Manor House with lovely views of the grounds and farmland beyond.

The Coach House has recently been completely refurbished to a very high standard.

The accommodation is on the first and second floors.

It comprises of three bedrooms, the Master bedroom has high ceilings with exposed beams, a bespoke Super King sized bed and an antique wardrobe, there is a charming double room in the loft under the eaves and a comfortable twin room that can be made up as a double. The bed linen is all white cotton with down quilts and pillows (micro fibre quilts and pillows are available on request)

The sitting room has an open fire place and comfortable stylish furniture. There is a television with DVD player and an ipad / iphone docking station, a selection of DVD`s and some board games. Many of the paintings are originals.

The Dining room seats six comfortably around a beautiful hand made oak table. The galley kitchen leading off the Dining room is small but beautifully done with oak work surfaces and hand made tiles, very well equipped with an integral dish washer, electric hob and cooker and plenty of pots, pans and utensils.

The bathroom has been fitted out to a very high standard with a bath, shower, loo, washbasin and a heated towel rail. There is also a utility room with a washing machine, iron and ironing board with drying facilities and a microwave. Oil fired central heating throughout.

The garden is a lovely part walled garden with a garden table and chairs, with use of a table tennis table and barbecue. Through a gate in the side of the garden you have access to the orchard with a washing line and plenty of room for a game of football.

Badminton rackets and shuttlecocks are available on request. Beyond the orchard you have access to walk in the pastures.

There is ample off road parking.

Baby-sitting is available on request.

Zed beds, high chairs and cots are available on request.

We are happy to provide breakfast and or a three course dinner in the main house subject to booking in advance. (the proprietor ran an outside catering business in London for many years having trained at Leith`s School off Food and Wine and worked as a chef in Italy) As much of the ingredients as possible will be locally sourced.

With direct rail links to London and all its attractions only 35 minutes away Eggington is very well placed.

Instead of a damage deposit, the owner of this property has a credit card authorisation form to sign on/before arrival.

Eggington is only a ten minute drive to Leighton Buzzard, with a railway line to London, in around 50 minutes. The village offers easy access to numerous places of interest, including the National Trust houses of Waddesdon and Ascott, Whipsnade Safari park, Woburn, Milton Keynes, Oxford, London and Cambridge.

The property is on the edge of the Chilterns, with lovely countryside to enjoy, picturesque villages and the Grand Union Canal nearby.

There is a wealth of activities to do in the area for rainy days too, such as the Natural History Museum in Tring, Mead Open Farm near Leighton Buzzard, the ski slope in Milton Keynes
