A modern 3 bedroom, 2 bathroom detached villa, comfortably furnished with outside, private, FENCED pool (8m x 4m), located at Roche Viejo. The villa is situated in a quiet rural area, overlooking fields and next to woods. It has a spacious lounge/diner, fully equipped kitchen, 3 bedrooms (1 double and two twin) and a travel cot/high chair. There is a large covered patio for outside entertaining and second patio to the front. There is also a large, lawned, enclosed garden surrounding the villa and off-road, private car parking. The villa is only 3km from a beautiful beach at Roche, where there is an excellent restaurant and summer bar overlooking the beach with beautiful sea views. A children's playpark, chemist and cafe (summer only) can be found at Roche. An excellent greengrocer/mini-market, butcher and venta are all only 10 minutes walk away, & a larger supermarket and range of shops, including chemist, general store and ceramics and beach shop are 5 minutes away by car.

The villa is located in Roche Viejo in an extremely tranquil area, surrounded by fields and pine trees. It is a farming area and very peaceful. The area has some fantastic, unspoiled beaches (including our local beach at Roche) which generally remain uncrowded. Conil, a picturesque white coastal town is within easy reach. It has plenty of restaurants, cafes and tapas bars. Novo Sancti Petri is also close by. A more modern, purpose built resort it also has excellent restaurants and bars, shops, hotels, horse riding and a n highly acclaimed 36hole golf course plus other courses nearby. Bikes can be hired and there is also a medical centre on the outskirts. Sancti Petri is a little further down the coast and offers many water sports including surving, boat trips, canoeing, wind surfing, diving, etc. Other towns/cities of interest nearby are Vejer, Cadiz, Medina Sedonia and Seville. Nearest airport is Jerez, followed by Seville, Gibraltar and Malaga.

Notes: The beds in the twin rooms can be used as twin, single or double. One single in each twin room can be lowered. A travel cot and travel high chair are provided (high chair straps to a dining chair for use) plus a children's UVA pop-up tent. There is an iron/board, cafetiere, stove top coffee maker, filter coffee maker, blender, cool box and beach umbrella. A welcome pack is provided on arrival. Dishwasher tablets and cleaning materials are provided, Duvets provided during winter months. Leading from the kitchen is a large covered patio with a large dining table and two benches. Also 4 garden chairs & 6 loungers. There is a second covered patio at the front. The accommodation is on one level, with a few single steps. Satellite TV is available showing free channels, (BBC 1-4 etc). There is also a CD player and iPOD speakers. Free standing fans available in each bedroom and 3 portable heaters. Two hairdryers provided. House towels are provided. Pool/beach towels not provided.

Location.: The nearest airport is Jerez, approximately 40 mins drive. Seville and Gibraltar airports are approximately 90 mins and Malaga approximately 150 mins.

Services.: If your stay is more than 1 week, clean bed linen will be made available by the villa's English property manager who lives close by. There is no maid service. Our property manager can answer any questions you may have and will deal with any problems which may occur. A welcome pack will be provided on arrival. The pool is fenced. However, please note that this is not a substitute for adult supervision.

Surrounding Area.: The area is very beautiful and unspoilt. It is also very Spanish and you will not find a lot of English spoken. There are no high rise buildings and our local beach is overlooked only by a small number of villas. It never seems to get crowded but is a little busier in the month of August. For those looking for real Spain, where the Spanish go for their holidays, this is the place for you. If you would like further information about the area of Roche, the Costa de la Luz or the villa itself, please do not hesitate to contact me.

Golf: There is a 27 hole golf course, designed by Severiano Ballesteros, approximately a 10-15 minute drive away. There is also a 9 hole golf course available locally.

Family friendly, quiet and beatiful location.

Our family has stayed at this lovely villa four times in the last few years and have found it perfect for our needs with a young family of three children.We would love to keep it a secret , really! Its in a friendly Spanish speaking area,the locals are very accommodating . Good local shops, reasonably priced restaurants ,despite the fluctuating euro! The villa is simply furnished but has everything you could want, including toys and a sun tent.A very well equipped kitchen should you wish to cook and a BBQ.We have always found it very clean ,stocked well with towels and a welcome pack. The pool being fenced was the main factor that made us choose the villa and the peaceful location. Very easy to travel to and from airports at Jerez and Seville. Lots of things to see and do within an hour or so by car.The beaches are amazing and fairly quiet mon to fri, and no irritating amusements!Lovely people next door, who are English and speak Spanish should you need any help or directions. We hope to visit again next year.

Fantastic Villa

Spent a very relaxed and enjoyable week at this villa last July. The villa is lovely with everything you need, including a fully functional kitchen, comfortable bedrooms and a large lounge. The garden is large, again with everything you need, including a large table and benches in shade, a barbecue, loungers, and a fantastic swimming pool, which is fenced (ideal for families with children). The property is surrounded by high walls, gate and trees adding privacy to the long list of positives. Roche beach and the restaurant are well worth a visit. There are shops nearby, and supermarkets a short drive away. I would definately recommend this villa, and hope to be able to visit again sometime soon.

A perfect private villa

This villa was excellent for our needs. We were a group of friends and it was really comfortable; the decent sized rooms and a large garden and pool didn't make it feel overcrowded. There is a good grocery shop (Manolos) a 10 minute walk away with excellent fresh fruit and veg. A very peaceful place to stay with beautiful beaches and a small town only 10 minutes drive away. The local Roche beach is large and I've never been there and found it crowded and the kids loved the waves for body boarding.

I've enjoyed it enough to return a number of times, once in the winter when although the pool wasn't useable the garden attracts the winter sun and the open fire was lovely in the evenings - the local pine forest providing nice walks and pine cones for the fire.

The neighbours living permanently in a nearby villa were really helpful as well making us feel really welcome and providing lots of local knowledge.

There are some great towns only a short drive away - one particularly pretty town up in the hills called Vejer de la Frontera, a beach town, Barbate, with some excellent fish restaurants and a little further along the coast is Tarifa, a beach so huge (long and wide) it has to be seen, we enjoyed wachng people learning how to kite-surf. We also drove to Jerez for he day to visit a sherry bodega and we drove to Gibraltar and had a full day of sightseeing there.

I've had some great holidays at this villa and it's location has been perfect for exploring some of the large Spanish cities (Jerez, Seville, Cadiz) and smaller inland and coastal towns, and some restiful days by the pool.

Fabulous Villa, Beautiful location

This is a fantastic place to stay. Its so traditionally Spanish and the setting is beautiful. The Villa is fully equipped with everything you could need for a relaxing holiday. The pool is also a bit hit and with three kids, 7 8 and 10 its safe and accessible. The grounds are very well maintained as is the whole villa. Locally there are supermarkets, authentic restaurants and the biggest hit for us was the miles and miles of sandy beach. This was perfect for evening bbq's and just chilling out. We have really enjoyed our holidays and have been back a number of years and each time something new is added. Highly recommended.

Hi Julie, Fantastic comes to mind, we had a great time. It didn't rain! From leaving Seville airport to arriving at your home was a 2 hr drive. Directions simple and easy to follow. Isobel very accommodating on arrival, in all NO STRESS ! which is exactly what's required. The location of your home is lovely with relaxing atmosphere very apparent. All our needs were fully catered for, to expect anything above would be rude, it was excellent. We will be visiting the area again and would hope we will be able to stay at your home. Thanks for everything, Chris & Family. Hi Julie, We had an amazing holiday, all agreed the villa really exceeded our expectations. The area is amazing & we hardly saw any other tourists. The villa is fabulous, really welcoming & homely. We will be recommending it to friends. The beach was out of this world! We had many fabulous meals in Cadiz, Jerez & Seville. The location of the villa couldn't hv been better. Thks for having us to stay at your lovely villa.
