Gorgeous lake view (Note again that there is a beautiful view, but no direct access to the lake from this property). This property can accommodate from 1 to 35 guests (where up to 15 guests can sleep in beds and 20 guests can sleep on futons or cots). Perfect spot for family reunions. NO PROM parties or stag/bach/hs/college 'reunions' due to past experience. 3 night minimum!
PLEASE NOTE AGAIN: IF it is available for your requested dates, the Yellow Cottage (sleeps 6 in 3 bedrooms -10 max) is required to be rented along with the main Brick Ranch House for groups of 25 or more people. Additionally, though more expensive, it will be much more comfortable for families with 15 people or more to rent both homes. Otherwise, it can become crowded inside the Ranch House (with only one refrigerator and five closed bedrooms). We want you to return to your homes refreshed and happy after your time at Lake George!

Rates, Cleaning Fees, Misc: The ranch and cottage together have 8 closed bedrooms, 2 dorms & 4 1/2 baths. The ranch house alone has 5 closed bedrooms with 2 additional 'dorm' rec rooms +3 1/2 baths - sleeps from 1 to 25 for $1,000 per night. The OPTIONAL cottage has 3 closed bedrooms with 1 full bath. This is a simple cottage/camp with a Queen sleeper couch and double futon in the living room. Rent for the cottage only is $500 per night.
Both ranch and cottage are $1,500 per night.
There is a 3 night minimum on the ranch house ($3,000 rental fee). Security deposits returned 1 week after checkout.
You have the option of cleaning the premises on your own (so that the premises are completely ready for the next family reunion) or we can provide recommendations for local cleaning services you can hire prior to your departure.
No open flames or smoking on the premises. Coolers required for large groups (one refrigerator, in house and one smaller bar refrig. cannot cool all food for large groups).
Sheets, towels, cleaning supplies, paper goods (t.p., paper towels) are not supplied (corner store offers last-minute items)
Cancellation Fees : For a rental cancellation greater than 3 months prior to a planned arrival: Administration fee = $150.
For a rental cancellation greater than 2 months but less than 3 months prior to arrival: Admin. Fee = $300.
For a rental cancellation greater than 1 month but less than 2 months prior to arrival: Admin. Fee = $500.
For a rental cancellation greater than 2 weeks but less than 1 month prior to arrival, we will try to replace your rental. However, you will be responsible for 50% of the rental fees if we are unable to rent the premises on those dates.
For a rental cancellation within two weeks of planned arrival, we will try to replace your rental. However, you will be responsible for the full rental (100%) if we are unable to rent the premises on those dates.
If you have catastrophic reasons (crisis of leaseholder or leaseholder's parents or children) for your cancellation less than one month prior to arrival (and provide proof), we will return your deposits/rental fees minus $500 even if we cannot re-rent the premises.
