Cancellation Policy:
If the arrival is between Labor Day through Memorial Day excluding Spring Break, then the guest will have a 14 day change cancellation policy. If the guest changes 14 days before arrival, there is no fee for change. If the guest cancels 14 days before arrival, there will be a $50 cancellation fee. If they change or cancel within 14 days of arrival, then they will lose their first night's room, taxes, and fees.
If the arrival is between Memorial Day through Labor Day or Spring Break time, then the guest will have a 30 day change cancellation policy. If the guest changes 30 days before arrival, there is no fee for change. If the guest cancels 30 days before arrival, there will be a $50 cancellation fee. If they change or cancel within 30 days of arrival, then they will lose their first night's room, taxes, and fees.
Cancellation Policy Continued:
If the guest has a monthly reservation, then the guest will have a 90 day change cancellation policy. If the guest changes 90 days before arrival, there is no fee for change. If the guest cancels 90 days before arrival, there will be a $50 cancellation fee. If they change or cancel within 90 days of arrival, then they will lose their half month's room, taxes, and fees.

To reserve this condo, please call the owner to confirm availability and rates. Next, call Sterling Reef Condominiums and speak with a representative at the front desk to reserve your stay conveniently with a credit card. Sterling Reef requires a deposit of one night's rent to reserve the unit which will be applied to your total. They also charge about $40 for an insurance waiver to cover any possible damages. The rate I quote you is considerably lower than what Sterling Reef's property management charges. Once I know you want to book it, then I will call ahead to Sterling Reef to confirm the rate I quoted you since their rates are higher and let them know to expect your call. Then you will need to contact Sterling Reef Condominiums to book your stay. Our unit is on Front Beach Rd Panama City Beach, FL 32407. Alf Coleman Road which is off of HWY 98 (Back Beach Rd) dead ends into Sterling Reef. Thanks for your interest.
