Palma Cocoyol is a beautiful, spacious, 1 bedroom, 1 bath condominium with lovely furnishings and in a superb location. Located in the most sought after neighborhood of Playa del Carmen, Little Italy! (Calle 26, between the 5th and 10th).
Las Palmas is a small and secure complex with only 13 units and a caretaker living on site! Mamita’s Beach Club, Kool Club and the spectacular Caribbean is a short five-minute walk, where you can spend the day at one of the beach clubs or stroll for miles, along beautiful beaches and spectacular Caribbean ocean.
Fifth Avenue, which is for pedestrians only, is just around the corner (1/2 block away). This pedestrian walkway is the perfect place for walking, dining, shopping and people watching! Enjoy coffee shops, international restaurants, pubs and unique shops. There is an abundance of shopping from local handmade items to upscale boutiques! Listen to music, enjoy the mariachis, and absorb the culture of Mexico!
Also within walking distance is the ferry to the world-class diving destination of Cozumel, the bus station (from where you can travel to Mayan temples, the Biosphere Preserve, Tulum - PDC is the perfect spot for exploring the Riviera Maya.
The condominium sleeps up to 3 people. The large bedroom has a King-size bed, and the spacious living room with a fold-out queen bed. Both the bedroom and living room open onto a large private balcony -perfect for reading, enjoying your favorite beverage or checking email while feeling the balmy breeze of the Caribbean.
There is a rooftop swimming pool and jacuzzi (pool temperature) on the roof deck. The rooftop also has a grill and table for dining and gathering, along with solarium for sunning and pergolas for those who need a little shade!
The complex is secure and gated. There is a caretaker on site 24 hours a day, plus safe deposit boxes in the units. The property is accessible by tenants only. Hotel service cleaning is provided three times a week. .

We purchased our first condo in Las Palmas (Palma Xiat listing 199185). We love the complex, the neighborhood, laid back lifestyle and the beautiful Caribbean. We always wanted another unit in the complex - so were excited when Palma Cocoyol became available in 2010!
Playa del Carmen is a perfect vacation spot. It boasts a calm ocean and beautiful sand beaches, activities for young and old, great restaurants, bars,along with Mexican crafts and also upscale stores. Vacationers in Playa can chose whether to have a busy vacation with lot of activity or a quiet laid back vacation! The complex is centrally located and secure, plus there is no need for a car! Located in the trendy area of Little Italy, right around the corner from the famous 5th Avenue, and a short walk to the beach! We hope you love it as much as our family does!

My girlfriend and I stayed here for 2 weeks in November. The condo is exactly as described with all the amenities you will need. The location is perfect, 1 block from the main drag of 5th Avenue where all the bars, shops, and restaurants are located, and 3 blocks from the beach.
The condo comes with coupons for Mamita's Beach Club, where you can trade them for either an umbrella or a chaise chair. Considering we rolled out usually pretty late to the beach sometimes there were no chairs available, so just bring the towels provided at the condo and plant yourself anywhere on the beach. Or just walk up to the rooftop pool, and hang out there. You will most likely have it to yourself.
As for nightlife, there seems to be plenty of it. The big party is down by 1st Ave and Calle 12. The crowd is a bit younger but definitely something to check out, and the music seems to be more dance and techno. If that is not your style, just plant yourself in any one of the hundreds of bars along 5th Ave. get yourself some happy hour drinks (usually until 6PM) and people watch. For sport lovers check out Tequila Barrel showing sports on tons of big screen TVs (and ladies get a free shot for dancing on the bar :-)).
There is a big variety of restaurants, however there seems to be a fair amount of turnover and some restaurants that we found on the web and wanted to check out were closed. Here is a list of some we liked:

This was one of our favorite places, and it is right next to the condo. Excellent Spanish food, tapas, etc, served in a family atmosphere, at great prices. Each day they also have Comida Corrida, a set menu with three courses and drink for 75 pesos.
