This Caribbean 'Slice of Paradise' is nestled on beautiful San Francisco Beach, located on the exclusive southern part of the island. It is situated at the Residencias Reef, a luxury beachfront condominium.
Looking for beachfront? It doesn’t get any better than this!
Imagine going to sleep and waking up listening to the sound of the surf caressing the shore, right outside your own spacious, private second floor balcony. Step outside and wet your toes along a magnificent white sand beach that extends for miles! Swim or snorkel in Cozumel's warm crystal-clear waters, brimming with sea life. Just off the beach you will find a variety of angelfish, colorful parrotfish, blue tangs, butterflyfish, sea stars and other marine life. Bring an underwater light for night snorkeling and you may meet other local inhabitants, even an occasional octopus. Stroll along the beach to beachfront restaurants, a perfect atmosphere for lunch or dinner.
During the day, sun yourself in the sand or relax under shade trees, reading a good book and watching pelicans dive into the azure waters to catch a meal. The beach faces west, so in the evening you'll enjoy colorful Caribbean sunsets. Don't forget to bring your camera!
If the large pool is more your thing, then relax on a lounge chair between refreshing dips and enjoy the picturesque view of the beach and ocean from the tiled pool deck. After a full day of activities, sip a cool drink while relaxing with that special someone on your own private balcony. THIS IS TROPICAL LIVING AT ITS VERY BEST!

Paul J. Mila retired after a successful corporate career, and now devotes his time to writing, scuba diving around the world, underwater photography, and speaking to groups about ocean conservation. He has enjoyed the opportunity to photograph and dive with Caribbean reef sharks in the Bahamas, humpback whales in the Dominican Republic and the South Pacific Tonga Islands, diverse sea life in the Cayman Islands, Cozumel, Bonaire, Hawaii, Antigua, and in his home waters off Long Island, NY.
Paul's underwater pictures have been featured in magazines and on web sites related to scuba diving. Following the advice of writers who said to write about what you know and like, he has incorporated the ocean and diving as the core of his writing.
FIREWORKS is his third novel. Diving in the same waters as the characters in his books has enabled him to write with realism, and to describe for non-diving readers the beauty and wonder of exploring our undersea world.
He and his family reside in Carle Place, New York, a small town on Long Island.
The Owner purchased this condo in 2002
I decided to invest in Cozumel for several reasons: First, the residents are consistently friendly and welcoming. Second, the scuba diving and snorkeling in Cozumel are world-class. Finally, my dream was always to own a beachfront property.
I love early morning breakfast on my balcony, watching the dive boats pass by. Or saluting the sunset with a margarita in the evening. It is great to walk out of the condo carrying mask & fins and snorkeling right off the beach. Your choice of Beachy food places or fine dining are only a short walk along the beach. The town of San Miguel is easily accessable, only 8 miles or a 20 minute car ride away.
Wow; what a treat it was to exchange white snow for white sand! The place was "as advertised!" Clean, and modern, nice and private, not like a big hotel. The amenities are to die for: free TV & internet and all phone calls free, no matter where! The pool looked great but with the ocean only steps away from our viranda it was salt-water for us. Definitely coming back next year! What a great find!
If you're surfing VRBO for a nice clean condo on the beaches of Cozumel... in a great location with friendly guests/owners and staff... STOP... you have found what you're looking for. Book it and you will not regret it.
Paul is a great person to deal with... Fulvio provides excellent service.. the price is as good as you will find... and the condo itself and is exactly as advertised ( maybe better ).
We arrived Sept 17th, 2014 and stayed for 3 nights. We did not want to leave.
The condo is 15 minutes by car from the town center, and has 3 beach clubs and 2 resorts as neighbors. Its safe and secure. This was our very first trip to Cozumel, and we spent most of the time on the beach. The first day we decided to rent a car and tour the island, at a cost of around $50. It takes about an hour to drive around the island without stopping, but you will definitely want to check out some of the spectacular beaches and surf on the east side. Bring your camera! I must say, if you are considering a trip to the Maya Riviera... Cozumel is the place, and this is the condo.
What a great little condo! The staff at Residencias Reef was outstanding, the condo was clean and well kept, and the location of the condo was great for me, as I traveled alone.
The condo itself was right on the beach, and allowed for unobstructed views of sunsets. Carlos N' Charlies and the Ocean Beach Club right next door were great for a quick and easy walk to grab lunch and a margarita after a morning of snorkeling. As far as snorkeling goes, there is easy, shallow water snorkeling in front of the condo, but if you decide on a tour, most operators will pick you up at the pier just 50 yards away!
Paul, the owner, was a delight to work with, and contacted me upon my arrival and upon my return back home to make sure my visit to his condo was good. Flavio, the manager, was awesome as well, and he was always willing to help me with whatever I needed.
The beach outside was rather rocky upon entering the water, so make sure you take water shoes of some sort! The bed itself was pretty firm, which was hard for me as I am a side-sleeper, but not all together uncomfortable. And whereas the location was 10-15 minutes south of San Miguel, getting to and from town was very easy with numerous taxis available at the front gate.
Overall, my visit was just incredible. I would definitely recommend this beautiful little condo to anyone just wanting a nice, private get away.
This was our first time staying at a condo south of town. We rented a car and the trip in and out of town was not nearly as inconvenient as we had thought it might be. The view from the condo is terrific and I would say that the description and pictures in the VRBO listing are accurate. The balcony is generous and somewhat protected. Paul was a pleasure to work with and he seemed to be really interested that we enjoy the property. Hot water was instantaneous and plentiful which is important to me when I arrive back "home" after diving. That has not always been the case in other condos on the island. We enjoyed our stay and will be returning to Residencias Reef for future trips.
My mom and I had a wonderful stay at Paul's condo. It could not have gotten any better. The beach was wonderful, we walked north and south on the beach and I decided that the Residencias Reef has the best and cleanest beach. The entire area was very quiet and the people there were so friendly. The condo itself is so homey, it's like coming all that way and being welcomed into your own home. I truly felt at home. We enjoyed the sound of the surf and the repeated beautiful sunsets from the patio. We made use of the kitchen by stocking up at the grocery store before arriving and made all our meals. The condo itself was always clean and well maintained. I am going to recommend this property to my friends and I hope to stay here again someday!
My husband and I stayed here for 5 days. Had a wonderful experience and Paul was great to work with! He was always friendly, prompt, and full of great travel and staying advice. On arrival he checked on us to make sure everything was okay and when we got back! Answered all our questions. Condo had a great feel to it-was well maintained, clean, comfortable, and everyone was very easy and friendly to work with. Description and pictures are spot on! View from the balcony is gorgeous! We enjoyed having a rental car with us and would recommend it to others. This location is a little bit away from the town and we like to explore! There are many water sports to do just next door, and you can rent a bike close by as well. Snorkeling right in front of the place was great as the reef is right there. Great place to stay on Cozumel- away from big crowds, can't wait to go back! Highly recommend to others.
