Cimbolello is a restored villa full of charm in an idyllic situation with spectacular views. It is surrounded by a landscaped garden full of flowers with extensive out of doors living space, both in sun and shade. The large pool sits on the edge of a slope, and like the house, benefits from views over the vineyard and olive groves to the hills of Tuscany and to the nearby town (approx. 1 kilometre distant). This is a delightful hill top community with numerous restaurants and shops, a market, and is the birthplace of Perugino, with some of his important paintings. The house has 4 double bedrooms and guest house two double bedrooms (or bedroom/sitting room). Both enjoy terraces with views, and there is a large semi-outdoor living room which may always be cool and breezy. The nearest train station is 15 minutes away, with trains to Rome or Florence in an hour. Siena is approx. 45 minutes away. Lake Trasimeno is 15 minutes away, with boat rides to the islands in the lake.

Details of the house: The house is off the road, about 0.5 km down a track. It is two storey, with a large sitting room, kitchen opening onto a small dining room, terrace and outside sitting room/cabana on the ground floor. There are two modern bathrooms, (one with bath and shower, the other with shower and washing machine) and four bedrooms. One of the bedrooms has a double bed, two have twin beds and the fourth, large, room has twin beds with a possible pull-out bed underneath. There is also a camp bed in the guest house and a cot if needed. The kitchen is fitted with fridge, gas cooker and over, dishwasher and necessary kitchen equipment. There are many books and guides, adults' and children's games and toys. The house has gas central heating throughout.

The guest house is about ten metres from the house which has a double bedroom, shower room and large sitting room with sofa bed to sleep 2 comfortably, and kitchen area. Both house and guest house enjoy their own terraces with views.

The swimming pool and walks around the house: The swimming pool (completed in 1999) is about twenty metres from the house, and is shielded from the house by a row of pine trees, which provide good shade on the lower terrace in the afternoon. The pool is accessed by shallow terracotta steps from the garden, and a large terracotta terrace surrounds it, with umbrellas, loungers and a long, low stone seat with cushions for lying on. The pool sits on the edge of the shallow olive terrace, with beautiful views. The whole pool area may be lit at night and the pool lighting operates on a timer. The dimensions of the pool are 13mx6.6m. There is no diving in the pool.

There is a delightful walk up the track and down past the house, through the olive groves and vineyard.

The house sits in its own small estate of 20 acres of woodland, olive grove and vineyards. It is possible to buy the excellent olive oil produced on the estate.

The terrace and cabana: The house has a large south-facing terrace with a pergola of American vine, providing semi-shade. There are two large wooden tables, with seating for at least twelve, with benches along them. From the terrace the views are over the garden across the vines and olive groves to the distant valley and Mount Cetona in Tuscany.

Next to the terrace, also enjoying wonderful views, is a large brick building with three open walls, the 'cabana' which is a large outside sitting room, with comfortable chairs. This is a good place to be in the summer, always cool and shady.

Outside the guest house is a south-facing terrace, with views over the house, and then down over olive groves and vineyards as before.

The best holiday home!

The 12 of us loved our two weeks at Cimbolello. Sweeping views over the Umbrian countryside, a quiet rural location amongst vines and olive trees, plenty of varied open space with shade and a pool which is well maintained and would put many hotel pools to shame, make it a perfect place to relax. The garden’s greenness is a major pleasure, maintained in the 35 degrees we experienced through automatic watering and the unobtrusive attention of a gardener.

The house feels like a home, with shelves of books (fiction of all levels of brow, guide books and works on Italian culture and painters) and boxes of games made available for visitors. The kitchen is well-stocked enabling easy catering for larger groups. Furniture is simple yet comfortable and the accommodation is spacious and welcoming without the sort of ostentatious luxury that can be intimidating and, frankly, not what we would want for a long relaxing break. It was a pleasure to have days when we did little except read, swim and lounge about.

The house is also perfectly placed for exploring: Perugia, Orvieto, Montepulciano, Pienza, Siena, Assisi are between 30 and 90 minutes away by car. The transport hub of Chiusi is an easy 20 minute drive away and offers good public transport connections to Rome, Florence, Arezzo etc. Citta della Pieve is a 5 minute drive or 20 minute walk away and is a delightful little town in its own: bars, shops and restaurants and its own cultural life not simply manufactured to grab the tourist.

Any negatives? The fairly lengthy access drive had suffered a downpour before our arrival which made it a small challenge initially, but that will be corrected in the autumn. Sleeping accommodation is great, though the sofa bed in the fourth double was not very comfortable and something of a 'short straw' for one couple, though the room itself is spacious and pleasant. The two twin-bedded rooms are smaller than the doubles and perhaps more suitable for children/teenagers, but our adult occupants had no complaints and found them light and airy.

We loved the house, thought it very good value and hope to return. One of our best holidays, in no small part due to the generous homely delights of Cimbolello and its wonderful location. Good communication with helpful owners too!

Perfection

Sweeping Umbrian views and rustic charm provided us with all we could have asked for in this charming villa. Immersed between the vineyards and olive groves with lovely views of the countryside, this house truly became our "home away". Simple but comfortable furnishings made every room a perfect place to relax. The close proximation to Citta Della Pieve was wonderful and we found ourselves popping into town twice a day for walks through this delightful village. We could not have asked for more in our stay...perfect for young families!!! Thank you for memories made.

Perfect countryside retreat

We had a wonderful holiday in Cimbolello. The house has been beautifully restored, the gardens are immaculately kept and the views over the vineyards, olive groves and out over the valley and up to Mount Cetona are unforgettable. The house was well equipped for a large family group such as ours. We did have a couple of rainy days, so all the board games were appreciated, as was the extensive collection of books.

The pool was pleasingly large and the seating area next to it, with comfortable sofas and large umbrellas for shade, was perfect for those who wanted to spend a peaceful holiday relaxing at the house. For those wanting to sightsee, the house is well placed for visiting Southern Tuscany and parts of Umbria. The train station at Chiusi (15 minutes away) is on a main line and makes daytripping to Florence, Rome, Arezzo, Siena, Perugia, Orvieto, Cortona etc. very easy.

The town of Citta della Pieve (just a couple of minutes drive from the house) is very attractive and has several nice restaurants and bars and all the facilities you might need such as supermarkets, banks, a pharmacy, even a small hospital.

I wouldn't hesitate to recommend Cimbolello to anyone, I can't see how anyone could fail to have a wonderful holiday there.

The house stands on a spur of land overlooking a large valley, with Mount Cetona, in Tuscany on the other side. The countryside is green with gently rolling hills, changing to more mountainous landscape in Tuscany opposite. There are numerous interesting hill towns locally such as Cortona, Cetona, Montepulciano, and Piegaro with wonderful views over Lake Trasimeno, a huge, serene lake surrounded by hills. Many of these towns have interesting frescoes/works of art, or are just nice places to visit and maybe dine, or have a drink or ice cream. Most of the countryside is farmed, with olive groves and vineyards, hills defined by cypresses and umbrella pines. On the other side of the lake, again, the country becomes more rugged, with some interesting towns (such as Cortona). To the east of the house Perugia is 30 minutes drive, with Assisi another 30 minutes further on. To the south, Orvieto is 30 minutes drive with its spectacular cathedral overlooking the large valley leading to Rome.
