Deposit and Cancellation/Refund Policies:
50% Deposit of total charges by Credit Card upon booking.
We accept Visa, MasterCard and Discover and American Express.
50% Balance to be paid by Check at least 60 days before arrival) or reservation will be automatically canceled with deposits to be refunded per our Cancellation Policy.
Cancellations/Refunds:
With 60 or more days notice: Refund of all deposits, less $200.
With 59 or less days notice: Full Refund of Security/Cleaning Deposit. Refund of Rental Fee to the extent space can be booked to another party, less $300.
Security/Cleaning Deposit is fully refundable if no damage to property and left in good shape.
Heating the Pool and Spa:
The charge for heating the pool and/or spa is based on gas consumption (measured in Therms) and can vary greatly depending on the time of year. We allow a $70 credit per week towards the heating of the spa for a weekly stay. This allows guests to use the spa for about and hour each day if the spa heater is turned off after each use. It takes about 45 minutes to heat the spa during the winter months. Heating the pool for a week during the winter months can range from $350 to about $450 for 84 degree water. It could be much less if you are renting the week following other guests who elected to have the pool heated as much of the energy is used to bring it up to swim temperature from the standing winter temperature of about 52 degrees. Early Fall and Late spring can be much less. A meter reading is taken at the start and end of each stay. The number of Therms used is billed at @$2.25 per therm. The $70 allowance is credited against that figure.
