Enjoy the fabulous sunny Kona coast in this ON the water luxury condo. Watch dolphins and whales right from the lanai! The beautiful blue-green ocean view looks north into Kailua bay and west out to sea. Catch world-renowned sunsets in the comfort of your own tropical retreat. The sound of the ocean waves can be heard from anywhere in this condo.

Both bedrooms provide ocean views. One room has a queen size bed and the other has a King. Rolling Japanese doors allow the king bedroom to open up into the rest of the condo during the day.

Both bathrooms are updated, one with a giant walk-in shower.

Open kitchen/dining/living style is perfect for visiting and gazing at the ocean from any room. The large lanai provides comfy lounge chairs and a full table with chairs for balmy outdoor dining.

A beautiful, foliage rimmed pool is available at the center of the Alii Villas. Numerous lounge chairs and covered tables provide perfect reading and relaxing accommodations. Attached to the pool area is a brand new barbecue and dining area. Ideal for parties and grilling. Of course, ocean views are available throughout.

About The Owner

My name is Tawni Pargman, I am 34 years old, and I have been visiting Kona since I was a little girl. My grandparents have owned this unit since the late 70s, and now my young children get to vacation here just like I did when I was little!

About 12 years ago I lived in Kona for 4 months and worked as a scuba diving mermaid underneath the glass-bottomed boat The Nautilus. Unfortunately no longer in operation, there are many fun cruises to suit all interests still operating from the Kailua pier.

We especially love Makalawena beach (worth the hike!), Keiki pond (behind the aquatics center), tide-pool exploration, perusing the shops, Magic Sands, Kahaluu beach/snorkeling, kayaking to Kealakekua bay with dolphins, and Havi town.

When we are not relaxing in Kona, we reside in Spokane, WA, and this is where I conduct most of the rental business via my home computer.

I enjoy speaking with my renters and helping them to discover Kona. I love to give advice on where to go and other points of interest.

The Owner purchased this condo in 1978
Why The Owner chose Kailua Kona

My grandparents first fell in love with Kona in the late 60s. During their first trip they stayed at the classic Kona Tiki hotel, still in operation just down the street from the Alii Villas condo complex. At that time, Kailua was a very small town, with only 2 hotels (The Kona Inn, once a large, grand hotel, turned the rooms into shops in the early 70s.) and no traffic lights. Quite the sleepy hawaiian village!

After visiting for about a decade, they bought at the Alii villas because the unit's view is unsurpassed. Looking north into Kailua bay and west out to sea, it offers the best of shoreline and ocean/sunset views!

What makes this condo unique

One of my favorite rituals is to go walking along Alii Dr. early in the mornings. The air is cool, yet it's sunny, and everything is as fresh as the plumaria flowers!

Our location is so convenient to shopping centers, beaches, and even just to putter through the shoreline access trails near home. There is so much to do right from the condo, even if you didn't rent a car!

This fantastic view unit came with everything I hope for in a well-stocked condo: books, binoculars, games, puzzles, 3 boogie boards, 3 beach chairs, mats, umbrellas, ice chests, and a kitchen stocked with air-tight sugar, rice, oatmeal, etc., plus spices beyond belief and nice olive oil, vinegars, etc. I'm not sure how much is left by each tenant (I left a great jigsaw puzzle, for example, and two mysteries) but the unit has what you need. I've stayed in other Alii Villa units, and this one is oceanfront, so the two bedrooms were perfect. I let my in-laws have the big room and took the small...and realized I could hear the ocean from my "back" room as easily as they could from the "ocean front" room.
My experience was great; Tawni was easy to work with and accommodated me buying an emergency tv (cannot miss Downton Abbey, now, can I?) after theirs gave up its tuner. My biggest issue was that their internet access was spotty, but I handled that once I got to know the neighbors. Speaking of neighbors...Alii Villas as a living, breathing, entity is one great condo complex. The people meet ocean front every evening and chat about the sunset: the bbque tables are in great condition and kept clean; the poolside chairs are brand new in 2013 (I know..I was in a different unit in 2012 in the same complex). The complex has not only the manager (Jack) but also the assistant manager and groundskeepers. In other words...the unit was great, the people are great, the ocean is great...and the granddaughter handling the rental (Tawni) was easy to work with and very professional.

great condo find in Kona!

Spent exactly one month in this great condo. It is exactly as photographed and described. The view is perfect and the sounds of waves crashing three stories below will lull you to sleep. Launi is perfect size and has great furniture. Kitchen is well appointed and has anything you need to cook with or concoct cocktails with. Beds and pillows are very comfortable. Disappointed there was no wi-fi, but cell phone coverage is excellant. Unit is away from street noise with numbered parking. Bathrooms are nice with great water pressure. Has electronics as described but hardly turned on tv. A nice one mile walk to town on a wide path passing beaches and interesting housing and hotels along the way. The pool area is new and clean with an abundance of nice pool furniture. Great grill area also which is lit in the evening. Nice Weber grills. There are many condos for rent in the Kona area, but the amenities offered here along with the view makes it difficult to look elsewhere. Location for shopping, finding activities and heading either north or south are perfect. Property has unbelievable native vegetation which is very well maintained.
Except for a couch which shows major wear and is missing a cushion, this VRBO listing would receive an excellent rating from me.

Great Value for Outstanding View!

I was looking for an inexpensive two-bedroom condo, near downtown, on the water, with a view of the water and a decent pool. This condo is exactly what we wanted. The best thing about this condo is the outstanding, unobstructed view of Kailua Bay from the balcony. The photos on this site accurately reflect the view from the balcony. The two large beds easily accommodated my family of four (kids 8 and 4). The pool is nice -- deep end is eight feet, shallow end is 3 feet -- and not crowded. The two clean gas grills available for the entire complex are on a nice patio and were always available for our use. The interior of the condo is a little tired, the furniture a bit shabby and no high-end appliances, but very clean and no mold. The only thing that kept me from giving a 5-star rating were the "rules" of the complex. On a few occasions the manager approached us at the pool to tell us to be quiet even though it was early in the evening and we were not shouting or screaming. We were also told not to bring sodas to the pool deck. The manager was not rude, but it was kind of a buzz-kill. The owner of the condo is very friendly and helpful and promptly returned my entire deposit. If your criteria for a condo is similar to mine, I recommend renting this condo.

Gorgeous view in quiet, friendly complex

Just spent 4 weeks here. Saw whales & dolphins from the lanai most days. Sound of waves lulls you to sleep. Alii Villas is very well maintained, quiet & friendly. Owners have just redone the master bathroom. Easy walk to town. Have already rebooked for next year. Can see Ironman swim turn point from lanai. Nice layout for 2 couples or family with kids. Pool is not crowded. Water aerobics 3X/wk are free.

Owner's Response: The community at the Alii Villas is very renter-friendly. People gather down at the water each sunset to share conversation and for some, a beverage.
There are folks from all over the world that stay here. During the winter months whale sightings are a daily occurrence from this unit's large lanai. Year-round, the spinner dolphins can be seen cruising up and down the coastline, just 50 feet from shore! This pod has several hundred individuals, including babies.
Honl's beach is just 1/4 mile north, an easy stroll, and Magic Sands beach is 2 miles south.
