This charming 1930s cottage is a perfect place to relax and enjoy boating, swimming and sunning. There are two large, breezy bedrooms with queen beds, two smaller rooms with twin beds, a comfortable living/dining area and a well-equipped kitchen. The roomy, screened-in porch has a lovely view of Waquoit Bay and Washburn Island. You can row to the island from the private dock in the cove to explore, swim and collect shells. The front yard is screened from the street by trees and a wildflower meadow. Kids will enjoy the large play structure. Movies, restaurants and shopping are just a short drive away.

The Seapit River, Washburn Island and Waquoit Bay are part of an estuarine research reserve. The island point is uninhabited except for an osprey nest currently supporting hatch lings. The inlets and tributaries of the bay provide opportunities for exploration, particularly by kayak. Nearby Mashpee Commons offers several free concerts per week and a verity of dining and shopping.

Notes: The house is located on a small, quiet peninsula on the Seapit River overlooking Waquoit Bay and includes a private dock with a 3 ft draw at low tide, although the mouth of the cove the dock sits in has only a 1.5 - 2 ft draw at low tide. A mooring is available on request with 3 - 3.5 ft clear at low tide. Edward's boat yard, at the base of the next peninsula rents a variety of boats and water craft. WBNERR, Waquoit Bay National Estuarine Research Reserve, offers information about the bay and its surrounds. The nearest beach is a short row or paddle across the river to Washburn's Island, an uninhabited island framing one side of the bay. Without a boat, South Cape Beach, a beautiful, expansive, white sand beach, is about a 10 minute drive.

This is a beautiful spot on Waquoit Bay. The home is very comfortable and clean. One of the best features is the large screened-in porch and secondly the dock that allows easy access to the bay. This is a quiet, relatively secluded location that offers privacy while being only minutes from shopping for groceries or almost anything else you might need. We spent a lot of time watching with our binoculars the osprey fledgling just across the bay on Washburn Island. Great place if you like kayaking.
