Carpinteria is located minutes south of Santa Barbara with one of California's most popular family state beach parks. We are in Singing Springs Village which is Carpinteria's nicest complex. Singing Springs Village is located right behind the state park on Carpinteria Creek which adds to the beauty of the location. There are three ways to walk to the park/beach one of which is less 1/4 mile. The park is the location of the purported 'Worlds Safest Beach' where you can relax on the sand, surf, explore the tidal rocks and walk the wild area on the beach cliffs. The Carpinteria Seal Sanctuary is located just south of the park. All within short walking distance. Singing Springs Village has washer/dryer facilities, swimming pool, jacuzzi pool, sauna, table tennis and a pool table (in the club house). We normally rent from Saturday to Saturday particularly during the summer months. Please contact us for different.

Shopping is within walking distance as are several restaurants. Park your car and forget it. There are two supermarkets and a Blockbuster video. Walk to the downtown area and explore the small shops. Have a bite to eat at one of the many little restaurants. Enjoy walking and relaxing on the beach. Explore sea life in the tidal rocks. At the south end of the park you can walk along the cliffs of Carpinteria. The Carpinteria Seal Sanctuary is located below the cliffs. The Rincon surfing area is located just south of Carpinteria. For dinner there are family and more expensive restaurants including BBQ. Santa Barbara is a few minutes away via US Highway 101, Amtrak or local transit. The Amtrak station is located adjacent to downtown with regularly scheduled trains to and from Santa Barbara. Local transit service is available at the Santa Barbara Amtrak station (very inexpensive). You can visit the Santa Barbara Zoo and even have a picnic there.

You will find the amenities of home at our end unit townhouse location including a complete entertainment center with cable TV, fully equipped kitchen, bedding, bath towels, large private patio with gas BBQ and bicycles for your use. The living area is downstairs with two bedrooms upstairs. Access to the unit is through a large open patio area located on the upper parking area (no stairs to climb for access). Additional sleeping is available for children upstairs. There is a 27' TV with cable and VCR in the master bedroom. The unit was recently remodeled with loads of upgrades and contemporary electrical and plumbing. This town home will provide you a 1st CLASS vacation.

Great Family Vacation

This was our 2nd year renting Lee & Diane's lovely Townhome. It is a fabulous base camp for a week at the Beach. The Unit is very comfortable and well-stocked with anything you could possibly need for your family. It is roomy and beautifully decorated. Everyone likes to take a 'Quick Dip' in the Pool and Spa after a day at the beach. The 'World's Safest Beach' is a short walk or a quick 5 minute drive. Dining and Shopping are very close by on Linden Ave. Visit the 'Farmers Market' on Thursday Afternoon and Barbecue on the Private Patio. The 'Singing Springs Village' is located in a Quiet neighborhood in one of the Best 'Beach Towns' in California. We can't wait to return for our 3rd season next year. Thanks Again. Bernard & Leslie

Not what we had expected

We also experienced the barking dogs all night long. We had the next door neighbor, who owned the barking dogs, come over and threaten us because we were "too loud" when we walked on the stairs, and he could not sleep during the day! Not a friendly feeling to say the least. This is not necessarily the fault of the owner, but it does show that the management company does not enforce the rule of "no pets". We saw many dogs there.
We love dogs-but not barking all night long.
Owner's Response: This dog barking problem has since been resolved. There has been no problem before or since February of 2008.

Nice place by beach

We found this a very nice place to stay. Every thing we needed to know was given to us. It was very organized and well thought out. They supplied so many things like bikes and beach toys.
The place was very clean and private. As private as you can get in an apartment complex. The only thing was the beach was a little far, about 3 blocks.

Pleasant but a few unpleasant surprises

We spent a pleasant week at this Carpenteria condo. The property is part of a complex built in the early 70's, but the grounds are well maintained and condo is comfortable, airy and bright. It is 10-15 minute walk to the beaches of Carpenteria and some good shoreline hiking, and a few blocks away from the center of the town which is small but cute. The area does not have the sophistication of Santa Barbara, but the down-to-earth "blue collar" feel is part of the charm, especially for families with kids.

Some negatives:

- Although no pets are allowed in the condo the neighbors have dogs, including ones that bark and yap at inappropriate hours.

- The condo could use some maintenance, including a shower with a minor plumbing problem and shower doors that are in need of replacement, and a very sticky patio sliding door.

- The cleaning service, which costs double what it should for a moderate-sized condo, is no bargain for sure. When we arrived the beds were not made and the set of sheets for one bed had not been washed. Following check-out, we were charged an extra fee because we did not strip the beds and left some breakfast dishes in the sink. This is the first time in 20 years of renting that we have been charged extra, and on top of a high fee for sub-standard service. Factor these costs in before deciding on this rental.

Owner's Response: We are pleased that the guest had a pleasant stay at our town home. As to their negative comments we provide the following information.

Cleaning service is not easy to find for a single unit and only on Saturday occasionally. Some guests do their own cleaning. Our cleaning fee is the lowest we can find and is disclosed up front. Before they rented, a letter was sent to them explaining that linens are provided. For cleanliness, all linens are kept in the linen closet. As a courtesy, linens are available for guests if needed. All of the sheets had been washed before their stay. The welcome letter also states that even though they were not performing the cleaning they must perform certain minimum tasks. Those tasks are: clean and return all eating utensils, pots, pans etc. to the cabinets as they were found, take all trash in the town home to the trash bin and bring all used linens downstairs and put them in a pile for the cleaning service. It takes several hours to clean and do the laundry. It was found that the dishwasher was full, the kitchen counter had dishes on top and in the sink, the trash had not been removed and the soiled laundry was not assembled. These items all take the cleaning service extra time, therefore a cost penalty for the guest.

As to the sticky sliding door. It was found to be off the track. Once it was reset, it now slides easily. The plumbing problem to which they referred is a lack of understanding of how a Mixte shower control works. The controls are new in both showers and we have added some information to our welcome letter to help future guests.

We agree that you should factor in the costs before you rent. We are very up front with what is required and the costs before anyone rents. We have a very nice refurbished town home with all the comforts of home but it is not a hotel where everything is done by someone else. As at home, you perform tasks everyday as you live there. Renting a town home gives you a lot more than renting a hotel room.

Carpinteria Townhome

This property is located in a wonderful spot, but the townhome itself had some flaws. The stairs were not safe for tots or for the elderly. The railings were too low and the upright bars were Way too far apart. Any child below 100 pounds could get through those uprights. The stairs were over a tile floor, creating a scary situation if you have toddlers - even for a visit.

The living areas (dining, living, kitchen) are fairly small. The patio does not have adequate drainage, making it difficult to keep clean.

It would be comfortable for a couple without children or visitors. It does not quite qualify as a romantic spot, but the town itself is as charming as can be. The beach and park and tidepools are an easy walk,

I had a bit a struggle getting my deposit back - no response for a while.

I would tend to look for other properties in the same area rather than return to this spot.
Recommended for:  Sightseeing
Owner's Response: The stairs at the town home were built to code when the town home was built. The height of the rails is to current standards however the spacing of the upright bars is not. We are in the process of bringing the spacing into compliance with current building standards. We do provide a safety gate to block off the stairs from the top or bottom for safety. The railing in question can be seen in the pictures on the website.

Unfortunately our guests rented during a non-typical heavy rain period which apparently caused the patio to flood. In addition, water from other units drains to our patio. We have spoken to HOA regarding this problem but is an infrequent problem

We indicate the size of the town home at approx. 1150 sq. ft. on the website. The living area and kitchen are as large as one should expect given that there are two baths and two nice size bedrooms.

Our town home has not been advertised as a "romantic" spot. However, in comparison to other units and locations we can guarantee that this is one of the quietest locations in Carpinteria to stay. The guests did like the location.

Unfortunately we were also on a 3 week vacation at the same time of the guest's stay which caused a slight delay in return of the deposit. Our contract does state that the deposit will be returned within 3 weeks after the stay.

Would we re-rent to these guests again? The answer is "no". They rearranged all of our furniture and personal property upstairs and down which required us to hire help to find and move property plus additional cleaning created by the relocation. After this incident, we re-wrote our rental agreement to state that tenants will be charged for such actions in the future..

Unfortunately, the 98% of people who take care of our town home, leave it as they found it and find more than they expected when they stay, do not write reviews. We have a very clean and up-to-date town home. But then again, nothing is perfect.
