The 'Pond House' is a spacious 1000 square foot. cottage with a full front screened lanai. The tropical landscaping center piece is a tide pond. Light and airy are the full kitchen and living room.
In the main house,there are two tropical ceramic tile bedrooms, one with a queen-size bed, the other with two singles that can be converted to a king. Both bedrooms open to an outside lanai for sunbathing or star gazing. Additionally a 200 square foot separate guest room (a third bedroom), with outdoor bath house, is available to accommodate a larger group.
I have lived in Kapoho for 35 years, own a landscape and orchid farm, raised a family here and feel grateful to share the beauty of this areas, in a more natural and peaceful atmosphere of simple living.

I watched the 'Pond House' being built in the 80's because I lived across the street. I always liked it because it had a large tidal pond in the front yard and a 300 acre undisturbed property behind it. The house itself was built in a way to have light and air and the beauty of nature be part of every room in the house. I have enjoyed furnishing and decorating the 'Pond House' so it feels like an intimate, easy going, get away.
My cottage lets me feel like'old Hawai`i, where from the screened in lanai I feel I am outside with nature surrounding me, especially looking onto the tidal pond in the front yard...just feels peaceful. Plus being just 100 feet down a trail from the open tide pool ocean area makes it very easy to go from the house to the open ocean tidal area. From the house i can hear the waves coming onto shore and the palm trees catching the wind.
Our family of five (two parents, three young adult children) had a wonderful stay at the Pond House. It was well supplied with what we needed and the addition of the guest house meant we could get away from each other when necessary. The nearby town of Pahoa has some good restaurants and also a market (we cooked a lot of our own meals) and other services.The Kapoho Tide Pools are only steps away from the house, so you can have an adventure without driving anywhere. The setting of the house is incredibly beautiful and peaceful. The owners obviously take pride in the property and they were also extremely kind to us when we needed some extra help.
We had such a relaxing, comfortable time here, and daydream about our return! Jan has created a comfortable, informal, Island-style atmosphere that makes you feel at home right away. With the short path to the tidal pools a few steps away, the location couldn't be more convenient. The lush vegetation surrounding the house and tidal pond creates privacy that lets the the screened lanai be an extension of the living space, with day beds and rattan dining set. Jan has planted orchids from her farm everywhere in the garden, and there are orchids in every room in the house. We had a wonderful, informative tour of her orchid farm while we were there.
The spacious kitchen is very well stocked with all kinds of cookware and appliances so we always ate at home with groceries from Pahoa or Hilo and perfectly ripe fruit from the Farmer's Markets. We also borrowed some of the provided swim/snorkeling gear for visits to the adjacent Tidal Pools and to the Alahanui Warm Pond a few miles down the road. Friends joined us for a few days, and the additional outside shower house gave us all elbow room. There is an ample library of travel books, a scrapbook with local recommendations, plus TV, WiFi, and games -- and laundry room with even more books! We were charmed by the little green geckos that discreetly patrol the walls and the sounds of the doves and other birds. Jan was a most hospitable and considerate host and made us feel the true spirit of Aloha. We can't wait to return, and hope that there will be a vacancy!
My husband and I just spent 10 days at Pond Cottage.What a perfect spot. Steps away from the tide pools, we snorkeled every day. Sometimes twice a day!
The cottage is very cozy and we were so comfortable that we wanted to stay MUCH longer. The screened porch kept us bug-free and has a beautiful view of the front-yard tide pool.
The area has at least three Farmer's Markets which kept us supplied with delicious fruit, vegetables, local cheeses and honey and jams. The owner, Jan, kept us well-supplied with fresh flowers and starfruit. Don't miss out on a tour of Jan's orchid farm!
We will return to this beautiful cottage as soon as we can!
The Pond House has been our snowbird escape from the NW for 15 years. For most of those years, it has just been the (fifty-something) two of us, but we have comfortably shared it with family and friends. As we find the website's descriptions and photos to be accurate, I will try to lend familiarity to this recommendation rather than repeat a list of amenities. The neighborhood is a fun mix of locals, mainland transplants and vacation rental tourists. We always feel welcome. There is never a shortage of somebody to "talk story". Jan (owner) has done "master" garden work in creating a jungle oasis to insure privacy. The kitchen is well-equipped, truly functional and big enough to party in. The master bedroom is romantic. You will find sofas and settees perfect for reading or napping (at my age, the former leads to the latter). The screened lanai can only be fully appreciated in the heat of a tropical afternoon. It is also our preferred dining room. And, as if to celebrate our time here, an orchid blooms in every room.
Each morning, you will awake to the gentle coo of doves. A usual beginning to our day is a short rental car trip to the Ahalanui Park to float lazily in the brackish warm waters and watch the sun rise over the Pacific. We breakfast at the cottage on Kona coffee, banana breads and fresh fruit. Pahoa, a short drive away, has groceries, a health food store and a weekend Farmers' Market. Add the local fruit stands and fresh fruits and veggies are plentiful. The rest of the day will find us snorkeling in Wai`opae Tide Pools; beautiful, reef protected coral gardens are but a few steps from the cottage (be sure to visit the websites for the Kapoho Tide Pools). In coming back from our swims, the outside "shower" room is perfect for removing the salt and cleaning up for dinner. Usually, dinner is something barbecued (fresh Ahi, hmmm) and something green (great area for avocadoes and organic lettuces). Our evenings can be diverse: night swims, walks about the neighborhood, sometimes a drive to Pahoa for a beer. Always, there is time to read! We fall asleep to the rustle of palm fronds as the trade winds blow nearly every night. If we are lucky, a cane toad will wish us "goodnight".
And, one thing more, you will love Jan!
This was such a peaceful, relaxing place to stay. I felt like
we had stepped back in time. Very private with beautiful landscaping...loved the orchids. We loved lounging on the screened lanai at night and listening to the frogs. I enjoyed the house geckos, which always seemed interested in what I was doing, and kept the place bug free. This may be a problem for people who don't like to share a place with critters.
It is only a very short walk down a beautiful path to a huge Wai'opae pond. The snorkeling is excellent. In the morning I had this pond all to myself. It doesn't get any better than this. We had a hard time leaving here to explore other places.
The closest town, Pahoa, had several good restaurants, a market and drug store. We enjoyed sight seeing along highway 137 south. Ahalanui Warm Spring is a great place to swim (thermally heated). At roads end is a nice hike through the lava to a new black sand beach. You can also see steam rising in the distance from where the current eruption is hitting the ocean.
The owner, Jan, was very nice and gave us a tour of her wonderful orchid farm. We would love to stay here again.
This is where I want to be. We love the pond house. (We've stayed here 5 times!) A very peaceful home surrounded by orchids and palms and only a few steps to the lagoon. The pictures are accurate but it's better in person. Comfortable furnishings and Hawaiian style decor with all you need. Lots of books on the area and Hawaiian music to listen to. Great snorkeling a few steps away. We love eating at the Kalapana Cafe at the end of the road and all the farmers markets and the volcano. Jan is a great hostess and does a wonderful job creating a very special place. Yes, I would recommend this property to a friend or relative.
