Le Pavillon is approx 90 sq metres and is situated in a very quiet gated private road in St Jean, 5 minutes level walk from the village, and 1 minute from the sea, with a secluded swimming access. Upstairs: 1 family room; comprising 1 double bed and 1 single bed, toilet and washbasin. Ground floor; 1 bedroom with double bed and ensuite shower room; 1 bedroom with double bed. Large Marble bathroom. Fully equipped kitchen with dishwasher, washing machine and tumble dryer. Large comfortable living room with fireplace and dining table with double doors leading onto small private terrace. The pavilion also benefits from a large (60 sq metres) private covered area suitable for outside dining. Air con in main bedroom.

The lovely village of St. Jean is located on the prestigious pine tree covered peninsula of St. Jean Cap Ferrat. The village winds around its charming port and offers various shops, restaurants and cafes. The beaches are all well kept and some offer beach club/restaurant facilities with a variety of watersports. Several beaches are only a few mins walk from the house, the closest being only 100yds. There are many walks around the peninsula with stunning views onto Beaulieu, Cap d'Ail, Italy or Cap d'Antibes and Nice. From St. Jean one can easily explore the region along the coast or up to the mountains. The closest ski resorts are only 1 1/2 hours drive away. The large city of Nice with all its attractions, beaches and shops is only 15 minutes drive away and on the other side Monaco attracts with its casinos, shops, luxury hotels and gourmet restaurants. Italy is just a short train ride or drive with its famous markets and variety of produce.

Great for kids!

This was a great rental for us and our four children 4, 7, 10 and 12. The house is steps from little cove with great snorkeling, and a walking path to the lighthouse. It was a five minute walk into town and to a beach. Only a ten minute walk to the larger port beach near restaurants and shops. We could even walk to a lovely zoo. The nearby public transportation was terrific for us Americans nervous about driving on European roads! The house is modest, but very comfortable and the children loved the large outdoor area with the ping-pong table. We had a very nice week, this rental is a very good value. Thanks so much!

On returning from our holiday in St.Jean I wanted to write a review about our accommodation. On opening the site I find someone has written it for me. Please read Donncha Cork Ireland. They are spot on. Just wish this review had been on site when we booked .
1. This description is perfect.
2. " " " " . I would add that the sunlight is only for a few hours early morning. The drain smell is around most of the time. The house is indeed dark dank and smells damp. There is no window to the outside world. One side is high windows onto the scruffy leanto, the other side the window is shuttered off because it overlooks the owners patio. All the bedroom windows are at the rear of the property with a high bank hence the rooms are very dark. To me the house was not too clean, we all have different levels of cleanliness but for me holiday lets should be spotless and this was'nt. The bathroom was so old with many stains and lots of black mould.
3. Again very accurate description. The derelict area at the end of the road is in fact a quarry, lorries dump hardcore and other building rubbish there. The road is very popular with dog walkers, need I say more?
We are a couple and stayed for one week. Most of the time the owner was absent so it was difficult to communicate. We did however make our complaints known. We doubt very much if there will be any change. Usually if we are not pleased with hotel or accommodation we just do not return but I would not like anyone else to be disappointed. My advice, don't go.

Inaccurate advertising and replies to queries

We arrived on August 18th 2009 with 4 small children for a 2 week holiday and were extremely disappointed with this property & the immediate surrounds. We did not stay at all in spite of having paid in advance as it was clearly not suitable for a holiday with young children.
We had made some enquiries in advance of our booking to the owner and we believe that these were not answered honestly.
1. The advertisement gives the clear impression that the area is private with access to the sea and 'secluded swimming' at 100m. This area is clearly unsuitable and dangerous, both in terms of access and swimming for children. The area immediately adjacent to the property and to the 'secluded swiming' is derelict with graffiti-strewn buildings and far from being private, is frequented by teenagers. When we enquired in advance about the beach we were sent a picture of 'Fosse' beach which of course is not '1 minute' away but is approx 500m from the house through a residential area. It is not the same area as the 'secluded swimming access'.
2. We also specifically enquired in advance about the 'covered area'. The fact that no photo of this area is available is telling. It is simply a car parking area with concrete floor and not one single feature that would encourage one to spend any time there. It is not a suitable area for children to play in on their summer holidays. Indeed there is no outside area worth talking about apart from the narrow entrance path which is the only area that receives any sunlight. The property itself is old and dark within also.
3. The ' quiet private gated road' has a gate which looks as if it permanently open, is used frequently by those accessing the coast and there is a noticeable smell of sewage as one passes through the gate. The derelict area at the end of this short road is very off-putting.

We incurred significant additional expense to ensure that our two week stay in France was an enjoyable experience as we moved on immediately. Finding an alternative more suitable propert at short notice was very stressful and expensive. We believe strongly that the property is not accurately advertised and that the queries that we made when exploring its suitability were not answered honestly by the owner.
We have requested and expect a full refund but to date we have received neither a reply or any satisfaction from the owner.
Owner's Response: Firstly I must make a correction to their statement as I confirm that they arrived on 18 July and not 18 August 2009 as was stated.
I am quite naturally very upset by this review and the insinuations made by these people.
I am really sorry that the place and surroundings weren't to their liking.
I feel however,that they didn't give it much of a chance spending only one hour in and around the premises before leaving.
I have rented my property for 20 years now and for the last 3 years with Holiday Rentals with the same description, with good results and record and everyone is always totally delighted with the house as with the location.
My property is as close to a beach as any if not closer.
People with as many small children have always been totally delighted with the premises as with the acces to the sea 100 m away.
I refer to several reviews that sum up total satisfaction.
I swim from here every morning and have it totally to myself.
No access to the water can be privately owned and it is evident that at the height of the summer youngsters will also want to enjoy themselves in the water.

With Google Earth a location may be pin-pointed precisely now.
This booking was made in December.
Since then I have turned down numerous potential bookings for this high-season period.
My terms are standard and require a total payment one month before arrival after which money will only be reimbursed if an alternative booking can be made.
If they were so particular about what they wanted to rent perhaps a visit and inspection of the premises prior to arrival would have been wise.

A lovely little house with the perfect location for those who seek peace and serenety. Me and my company had a great time, being able to go for a swim in the early morning with the ocean just some hundred meters away

Very satisfactory situation. Sea, shops, restaurants closeby. Walks along the shore great, starting right outside the front door. Very warm welcome. Clean, comfortable accommodation.
