Waterfront, impecably decorated, totaly renovated, spacious two story, three bedroom two bath, 1900 square foot unit with incredible views of the quiet waters of Little Sabine Bay. The unit is equipped with every convenience that gives the feeling of home. The décor makes one feel they have just stepped in the newest Hemingway hideaway to relax and regain the peace lost in our daily lives. The furniture invites you to sink in and put your feet up.
The waterfront unit is directly on Little Sabine Bay and within steps to an undeveloped sugar white beach on the Gulf of Mexico. The unit includes an oversized great room with a twenty-foot wall of glass overlooking Little Sabine Bay. The kitchen opens into the great room and has solid countertops, new appliances, custom cabinets, and most importantly overlooks Little Sabine Bay. There is a deck right off the great room that has a wonderful view of Little Sabine Bay.
The first floor sunroom is beautifully furnished and has another twenty-foot wall of glass with unobstructed views of the water and opens directly to the shore of Little Sabine Bay. This is a safe place for everyone to swim, grill, and dock for fishing.
The spacious master suite on the second floor has has a fully tiled dual head shower with glass doors, granite countertops, and tile floors. The second bedroom has a skylight and its own bathroom. The third bedroom is on the first floor and opens directly into the sunroom overlooking Little Sabine Bay - a great place to drink your coffee in the morning or relax after a day in the sun.
You can not pick a better spot on Pensacola Beach. Dont worry about packing up the family, coolers, sand toys to go up and down the elevator in order to get to the beach because the unit is directly on the water. The trolley line when in season runs right outside your door to take you and your family to restaurants, activities, and entertainment. The Navy's Blue Angel Show files right overhead during specific weekends throughout the year. The jogging/bike path that runs accross the island is within steps from the unit. This is a vacation home you will not forget and will want to return year after year. You will return again and again to shut out the world for a restful vacation.

The place is in an older condo facility that has been renovated following the hurricane. The accommodations are simple but well appointed. Be aware that you do need to climb one flight of stairs to the main living areas and that the lower bed room and bay front living room are conditioned with a portable unit because of the flood rules. Note that the portable AC unit works well to cool the lower level (but is missing instructions...which we suggest the owner obtain from the internet and leave hanging on a laminated sheet for future guests).
What we liked; The view is second only to Ocean views, a great view on Sabine Bay. The beach really is close, its like 200-300 feet away, very easy walk even toting all the kids gear. The docks are open for kids to play on or fish from and also to dock a personal boat. Plenty of open slips. The bay is toddler and pre-teen friendly with shallow calm warm water and lots of fish, crabs, etc. The down stairs closet was stocked with a few left over toys from past vacationers including nets, boggie boards, etc. Bring your kayak or paddle board for extra family fun. Parking in the shade for two cars! Shower on the back outside with hot water for rinsing off the kiddos. Nicely furnished rooms and kitchen. Restaurant and convenient store within a few blocks walk to the west. Land Shark bar walking distance to the east adjacent to Margaritaville. AC's worked well to cool the house to 70-74degrees easily. (Not always typical in beach rentals - There are three units, one for the bedrooms, one for living room and one portable downstairs)
What we did not like; There was only one working DVD and it was in the master bed and not blue ray. No TV in downstairs living space. A number of little issues, doors sticking, missing kitchen items, etc. (Although none was a really big deal as you can see from the rating)
Worth noting also is that when we raised concern over several missing kitchen items, and less towels than we needed, the owner brought us all the things we needed within 24 hours! They were very responsive to our complaints and left us a package of the things we needed on the front door step the next day.
Note: As of the date of this review Trash pick up is VERY EARLY FRIDAY MORNING (6am!!!) It is not two days a week as the owner's instructions had stated.
Note: If you have young kids who can't yet swim but can open doors, bring a set of large zip ties or some way to lock the lever door in the back.
The property was well appointed, and with a lovely view of Sabine inlet, however, we had unexpected issues.
Check-In Day - 3 out of 4 beds were unmade upon arrival. No paper products / toilet paper were to be found anywhere in the unit. All the washed towels were folded damp and left on the top of the washer. The trash bin outside was already completely full. The closet doors were off some of the closets, and were lying on the floor. The toilet seat was cracked in the hall bath. A prior guest pulled the towel rack off the master bathroom wall. There were several burned out light bulbs making rooms dark. We replaced the burned out bulbs out of own pocket.
The bedroom downstairs has a separate auxiliary AC placed on the floor next to the bed. It is very loud if you are trying to sleep.
Day 1 - The former linen company came by and stripped the beds of pillowcases / sheets, and other items that they claimed were their property. We were left without pillowcases and top sheets for many of the beds.
Day 2 - Awoke to outside pressure washing started at 7AM.
Day 3 -Gulf Power told us they were disconnecting the power if the owners didn't switch the property into their names by that afternoon. We contacted the owners and they immediately took care of that issue.
Day 3.5 - Painters began on exterior of the condo. We were asked to not use the garage due to painting. No garage meant no shade for the cars and coolers. This required us to bring in our beach chairs, coolers, etc. everyday.
Day 4 - Painters continued to paint. The back balcony was unavailable to use. The owners called the head of the Homeowners Association and requested the painting to stop immediately. The painters stopped within an hour or two.
Day 5 - Painters showed up again.
The most frustrating thing about the rental was that the various maintenance crews interrupted our privacy every single day of our visit.Some workers could see us through the skylights on the roof, others could watch us work in both living areas. They used our exterior wall for their ladders to get up to roof for the entire section of townhomes. We heard banging 5 out of 7 daysTo be fair to the owners, they tried to fix things when they could. While this is a nice property, things just seemed to be amiss. Considering this was a rental between the 4th of July and the Blue Angels’ weekend, I would have expected far more attention to detail. Our entire group was disappointed with the overall experience of this rental.
Beautiful home, clean and spacious with a beautiful, peaceful view. There is room to sleep 6 comfortably ...not counting the sofa sleeper. The home was accurately depicted in description and pictures. The owners were easy to work wtih and made all the plans easy. This townhome is close to everything. We loved our stay with the bay only a few feet outside the door and the beach just across the street. A free trolly will take you to restaurants (Flounders is good.) and the main beach and pier (which are actully only a short walk away.).There is a 1.00 toll every time you come on the island, but there are fast food restaurants and Walmart within 10 minutes or so. We stayed here while visiting my son who is in the naval A school. He loved relaxing here with us. It was about a 20 minute drive in traffic to the base. There are some limited groceries on the island at the K. I recommend the dolphin cruise, also Gulf Shore National Seashore is just a short distance away and they have ranger programs. Call them to see what is happening while you are here. They have snorkling on Wednesdays and other programs during the week. We were here July 4th and we took lawnchairs on the deck and in the yard and had a great view of two different firework displays. I highly recommend this home for July 4th. There are also free band concerts on Tuesdays. Naval museum and lighthouse are also attractions. However, just staying at the house and viewing the bay and playing in the ocean were awesome. Other things to do were parasail, wave runners, paddle board, kyak, and more. This was a wonderful place to stay. I highly recommend it.
First off, let me say the process of reserving, booking, and staying at this property was tremendously easy. The property owners promptly answered my questions and entertained my requests. In my view, this is a very important part of the vacation process. When you go on vacation, you want to worry about applying sunblock, not about the logistics of your stay.
The property was exactly as advertised. Clean, plenty of room to comfortably sleep 6, and ample common areas to enjoy your company. The Gulf is right across the street and really easy to get to across a marked cross walk. I would stay here again in a heartbeat.
Just a quick tip - I would suggest stocking up on supplies before moving in since the nearest grocery store is across the intercoastal and the toll bridge coming across can be congested at times.
All in all, a wonderful stay at a top-notch place.
We spent a week in this condo and we were extremely satisfied. We use VRBO condos several times a year for vacation and travels and this condo rates as "great". The one thing we insist on is clean and comfortable and this represents both. On the water, great views, across street from beach with easy access, close to anything you need on vacation. The owners were easy and great to work with and we will use this condo for future visits to Pensacola Beach.
