If you want to stay in a breathtakingly beautiful place in New York's Southern Tier come stay here. We have 70 acres on a hilltop, down gravel roads in one of the most beautiful parts of the East. You cannot see another house from the property - just lovely views into the valley and across onto other hilltops. The quiet is a presence that you can feel and gives you a deep sense of relaxation. The seventy acres is a combination of woods, hay fields, yard, and meadows with a spring fed pond that is wonderful to sit by and offers fantastic views across the valley. There is a dock for swimming, fish/aquatic fowl to watch, and a mini-wetlands at one end with cattails and lilies. You frequently see groundhogs, deer, hawks, and occasionally, hear coyotes in the distance.

The farm house is from the 1870s with two living rooms, tile kitchen with a modern antique gas stove, rear facing entry room with picture window for wildlife observation, enclosed front sunroom, bath, and 4 bedrooms on the second floor. It has a southern exposure for great light, plenty of tall windows to catch the breezes, and the cool hill top to keep you comfortable all through the summer. At night the stars are glorious and you rarely see a man made light.

I'm retired working 25 hours a week at a fitness center which is a surprise as I started my career at one also. I spent 25 years in department and specialty store retailing as a merchant.

I have two lovely daughters who at 36 and 33 still love the farm.

I live in Philadelphia and only wish Greenwood could be as isolated as it is but less than 300 miles away.

But I am very happy that 8 years ago I realized the farm was too special and beautiful not to share with others so my too infrequent trips could be balanced with others pleasure.

I do hope that you will try it also.

Why Mike Elliot chose Greenwood

I wanted a place that was not now, and would not any time soon, become a vacation mecca. With Pittsburgh at 250 miles, Cleveland 275, and DC, Philadelphia, and NYC at 300 Greenwood was perfect. But what struck me was the ad description--organic garden, fruit trees, spring fed pond, updated 1870's farm house, and 70 acres of fields and woods.

Another important reason was my Dad (99 now) grew up in the depression and remembers how people in the country in Minnesota got by a bit easier than those in the cities. He wanted a country farm so together we bought one.

But those are all secondary to my first visit. I drove down lovely gravel roads (who knew New York State even had any) wondering if I was in the right place. After two miles and no houses for what seemed like forever, I came upon this vision of country loveliness at the farm. The owner had not arrived yet so I sat down at the picnic table. There was beauty all around me and deep peace. The sound was so profound that I could hear it! Well after that I had to buy it--it took almost a year to convince everyone but when my wife say a bear run across the road on her first visit she turned to me and said 'we have to buy this place'--so that was that.

What makes this house unique

Interesting instructions/advice from HomeAway on what to say --'the little touches that made me choose this property'. There are so many--the grassy path through wild flowers leading to the pond--the rolls of hay in the fields from the harvest, the fact that there was a seasonal road coming up the hill with a beautiful curve, the 1920s combination wood and gas stove, the swing on the old apple tree (Northern Spy--good for pies and native to the region). The sun porch, the barn with its huge hand hewn beams and granary, and the fruit trees in the yard. The laundry line from the door to the top of the tree and the woodshed cobbled together with old windows and logs with their bark still on.

Well what do you want to do? The farm itself offers wonderful relaxation if you just want to read, relax, write, and talk. Walking around the property or venturing further along the dirt roads gives plenty of exercise and scenic views of farms, nature, and neighbors (it takes some walking to reach them). It is a great place for bike riding with your choice of flat or steep and there are plenty of spots for canoeing in the region. Within 10 miles the Amish have developed a thriving community and you have an opportunity to visit 6 wood shops to buy furniture, numerous sawmills (if you do your own projects), a quilt maker, a cheese dairy, or to shop in one of their farm stores and buy handmade home accessories and baked goods among other things.

Peacefull Retreat

We loved this house and property. The house has everything you could want or need. It's filled w/books, games, kites, snow toys and fishing equipment. Lots of little extras I didnt expect. The views are stunning. We saw lots of wildlife. If you want to slow down, enjoy nature, get back to peace and quite---this is the place. The pond has lots of fish in it. There are miles and miles of awesome places to walk. The kitchen is stocked w/lots of spices and many other extras. The house itself is very comfortable. The bedrooms are simple w/nice bedding and good matresses. Our small dog thought she had died and gone to heaven! It was such a pleasure to be able to take her w/us and watch her get to run free. We highly recommend it.

A Wonderful Relaxing Time

We had an excellent time. We could live in a place like that. So much of it reminded us of our grandparents' places when we were kids. It is so quiet-no industrial noise at all. We loved the quiet time at the pond. Fishing was pretty good. Caught and released about a dozen bass. Diane fished about 10 minutes and caught the biggest one!
Yes, we visited wineries around Keuka and Seneca Lakes, and brought home reminders! All was well, Tom was helpful and fun. Theresa was very nice to Diane when she had questions. In all, we loved it! We took pictures of the machine up by the pond. One of Diane's friends thought it was a pea picker. The stove was so much like her mother's on the dairy farm where Diane grew up. And we enjoyed seeing skunk birds (bob o links).

All was well, we had a wonderful relaxing time.

We had the most Wonderful Holiday!

The kids came in from all directions and the visit kicked off with a winter wonderland. It's been quite a while since we have been able to enjoy the beauty of Upstate New York in the snow. Well for sure we got a full dose of spectacular winter scenery. When the kids were here we spent most of the time cooking and of course decompressing. Once they headed back, it was just the two of us with several days of being "snowed in".I loved it! For many of us in Dallas the destinations are places in Colorado or Wyoming. But for me--my heart is in New York. The lovely farm house on Dryden Hill Road certainly filled my heart. I hope to see the other three seasons here. Warmest Regards

Beautiful Place! We enjoyed the rainbows, birds, bird nests, deer, bunnies, groundhogs, chipmunks, red squirrels, butterflies, and frogs. The pond, the creek along Murray Hill Road, the storms, the sunshine, BBQ, lawn chairs, Franklin Stove, and more.
