-Sat July 6th - Sat July 13th $2065 for this week
-Sun July 21st - Sat July 27th $1770/these 6 nights
-Sat July 27 - Sat Aug 3rd $2065 for this week
Add $70 cleaning & 14.5% tax.
ABOUT OUR CONDO - Our condo has ALL THE COMFORTS OF HOME and is THE PERFECT PLACE for that SPECIAL BEACH VACATION! Edgewater Condominiums is a peaceful gated community located directly on the beach of South Padre Island, Texas. The beach in front of our building is large, clean & rarely crowded. Our condo is ideal for a 2 person couple or a small family of 4 people or less. For a 2 person couple stay we generally lock off the 2nd bedroom so we can offer a better rate. It is the perfect place to spend a honeymoon, anniversary, birthday or special occasion! This condo is our 2nd home so you will find it to be beautiful, comfortable and sparkling clean. MAXIMUM OCCUPANCY IS 4 PEOPLE - Our condo is not suitable for large groups or family reunions.
The master bedroom has a KS bed, the 2nd bedroom has a QS bed and ottoman bed, best for a child or small adult, that can be easily folded out if a separate sleeping arrangement is needed. Our large deck has a fantastic view of the ocean, comfortable furniture & a gas grill for your personal use. The pool & jacuzzi are located beach side so you can easily take a stroll down to the beach. There is very easy access to and from the beach which is great if you have kids or if you like to walk the beach everyday.
We provide some special amenities that we believe make our condo special and will make your stay more enjoyable:

10. A well stocked kitchen w/ plenty of silverware, plates, cooking gear, wine & margarita glasses.
11. Beautiful remodeled Master Bath shower. See the ocean from your morning shower if you wish!
12. Beautiful saltillo colored tile through-out. You'll find no carpet here, just some pretty rugs, which helps us keep things super clean at the beach!

This condo is our well-loved second home and maintained with care. We consistently and frequently spend time at our condo and as a result we are able to keep it in top notch condition for our treasured guests as well as ourselves. Our guests often comment on how clean our condo is and how comfortable they feel there.

ADDITIONAL RENTAL INFORMATION:
-Maximum occupancy is 4 people (children 18 months & older are considered a person).
-Our condo is not suitable for large groups, large gatherings or family reunions. Gatherings, family reunions, parties beyond the specific people listed on the rental agreement are not allowed in our condo. We typically do not rent to groups renting more than one condo at the Edgewater complex.
-Our Complex does not rent to College Spring Breakers or groups under the age of 25 years.
-No Smoking in unit
-NO Pets allowed (HOA rule)
-Check in 3PM, Check out 10AM
-ABOUT AVAILABILITY:
Minimum stay requirements vary depending on the time of year and are subject to change. We offer mostly stays of 7 nights or more. Our weekly rates are the best value. DURING LOW SEASON (Oct-May excluding holidays & spring break) we do not book stays of less than 4 nights unless a shorter stay is available & fills a gap in the calendar. DURING HIGH SEASON (June-September) WE OFFER WEEKLY SAT-SAT OR SUN-SUN STAYS ONLY - sometimes a shorter stay becomes available if someone books more than 7 nights. Please email with any questions regarding the nights you are wanting and I can let you know what is possible.
-OUR PAYMENT/DEPOSIT/CANCELLATION POLICY:
A 25% deposit will be charged (payment is by credit card only (mc, visa, discover, amex) upon receipt of the signed rental agreement. The balance is charged to your card on file 3 business days before your scheduled arrival. If your reservation is cancelled 90 or more days prior to your scheduled arrival date, your deposit minus a $75 admin fee will be refunded. Cancellations between 89 and 28 days prior to arrival lead to forfeiture of your complete deposit. Reservations cancelled 27 days or less prior to arrival, and no shows, incur a 100% cancellation penalty (all room nights charged including tax). Our cancellation policy is strict so we highly recommend you get travel insurance to protect you in case it becomes necessary for you to cancel at the last minute.
-OUR HURRICANE POLICY:
No refunds shall be given unless the Mayor of South Padre Island issues a voluntary or mandatory evacuaction. We do want our guests to be safe by leaving the condo and the island in the event of a hurricane. Should such an order be issued any unused portion of rent will be refunded in addition to the deposit
