Step 1: Phone Call Give us a call regarding the house. We will check availability, answer any questions you might have, and make sure the house is a good fit for your needs. To hold the reservation, we will need a security deposit.
Step 2: Lease We will send you 2 copies of the lease and tenant information. You will return one copy with a security deposit, and first rental deposit. Once received, we will send you a reservation confirmation letter.
Step 3: Final Confirmation Three weeks before your arrival, your final rental deposit is due. Once received, we will send you a final confirmation letter including a map with directions to the house and key location.
Step 4: Security Deposit Return Within two weeks following the end of your rental, we will send you your security deposit (minus any charges for damage, outstanding bills, excessive cleaning) and a quality survey form.

From our lease:
Should the Lessee be unable to occupy the premises for any reason, except closure of the property by the Lessor, the Lessor will keep all payments and the Lessee will be liable for the rent. If the Lessor is able to rent the premises for the same period of time covered by the lease to another tenant, Lessee with be refunded payments less a 15% of rental cost booking fee.
