This lovely home is an easy care, beautifully decorated and furnished ranch, in a private, landscaped setting. An open floor plan, a newly renovated state of the art kitchen, 2 full bathrooms, , 2 large bedrooms, dining area, a sun room with sleeping area, skylights and floor to ceiling windows, air conditioning, and gas fireplace provide indoor comfort.

The outdoors features beautifully landscaped grounds, a large, heated pool, gardens, and outdoor furniture for relaxing and dining.

A large furnished deck, a gas barbecue grill, an outdoor shower with hot and cold water, and a heated pool surrounded by flowering bushes and a curvaceous patio with dining furniture, expansive lawn, a peaceful Zen garden, and gardens make outdoor living easy.

The saltwater pool is heated by a new modern system saving you both time and money.

The house is conveniently located near bay and ocean beaches and is five minutes from the main shopping area of East Hampton.

No children under 12, pets permitted under certain conditions.

This is a highly desirable house in a very pretty area near Three Mile Harbor. Tenants often comment that the house and gardens are prettier than the pictures show. Most people who stay here ask to return.

Not a good experience

Rented the full month of July 2014 with my wife and 6-year old daughter. The owner insisted on very early deposits and full payment which was ok, but a bit off-putting and in retrospect a sign of what was to come. She is a "know it all" type of person that oddly insists on the last word in any exchange.

The house is ok...it's in the springs and you get what you pay for there. Being a small house quite a distance from town, the big draw for us was the heated pool, which we intended to use everyday. On day 1 we came to find the heater was not working and the pool was frigid day and night. While the owner was responsive, we endured countless repair people in our yard often..invading our privacy and making it difficult to have company over.

In the end we essentially were not able to use the pool for the entire month, as the issue only got rectified with 4 days left in the month. This ruined the experience for us, and put a great damper on our 6 years olds summer, and the owner was not close to being genuinely apologetic.

While that month was lost forever, out of principle I simply asked for some form of reparation for all we endured and the lack of the main amenity of the house being missing. The owner was very stand-offish...she would not even consider my offer to give us an extra week at a future (even off-peak) time to be mutually agreed upon...and only offered an insulting tiny amount of money back.

She only refunded a more reasonable amount of money after I retained a lawyer who informed her we would file an action if necessary...but of course this was little consolation as we will never get that month of time back.

I'm quite certain she will properly pre-check her heater in future summers, as she should have done last summer. So aside from that issue I offer the pros and cons of the house as follows:

Pros: Nice size backyard with ample size pool (usable when heater is functioning). Nice flat screen smart TV's in two rooms. Pleasant sun room to hang out, have morning coffee, etc. Just off 3 mile harbor road.

Cons: Very small house, tiny kitchen. Beds are rock hard (try them first - wish I had). See the house in full bloom before committing, as the lawns are very patchy rather than lush. She has a dog, so some pet smell lingers even after cleaning. Next door neighbors dog barks non-stop. Be wary of owners reaction if a major issue occurs.

Owner's Response: I am sorry Mr. Anonymous was not happy. It is impossible to make everyone happy although I truly try. As a homeowner and landlord it is always my priority to make my tenants happy. However, it was impossible to make this tenant happy. During the negotiations Mr. Anonymous offered much less than the asking price for a summer month's rental for a house with a pool but I agreed to his price when he brought his charming wife and daughter to see it. He said he wanted my house because he had seen others and they were not nearly as well kept as mine with landscaped property. He refused to put down the standard rental deposit to cover potential damages and his costs. The pool heater malfunctioning was an unfortunate issue over which I had no personal control. When he informed me it was malfunctioning, I immediately called the pool company who came numerous times to fix it. The pool company and I were extremely responsive and did everything we could. Every time the pool company came to the house they reported to me that the pool temperature was 80 degrees or more and that there were toys in the pool. They and I were as frustrated with the situation as he was. Ultimately the manufacturer replaced the pool heater. I sincerely did all I could to resolve the situation. I offered my apologies and monetary compensation which was considered to be fair by the real estate agents I spoke to. While i was more than willing to work out a settlement with Mr. Anonymous he unnecessarily escalated it and I received a letter from an attorney, someone who worked in his office. As I am an honorable person, I offered to give him back 20% of the rental price which was a higher percentage than the brokers suggested. I was hopeful that this brought the matter to a close. Regarding the Cons listed above Although I do have a small dog, there is not and has never has been a pet smell in the house nor is excrement left outside. I am fastidious about the cleanliness of the house and grounds. Mattresses (and furniture) is new. Neighbor's dog moved although I never heard barking. Size of kitchen has never been an issue. There is also a large deck with a gas grill and table. You are welcome to speak with other tenants so you know the truth. You can also come visit the house and see for yourself. Over the years I have had many happy contented renters. I guess a sour one comes along once in a while. That's life!
